House A or House B?

We have been looking for a house since Oct and not 2 possibilities have come up and we cant decide what to do.

House A

3 bed detached, nice area, about 200m from motorway, all modern and freshly done to a high standard. Ready to move straight into. Available pretty quickly.

House B

4 bed detached on the estate I have always loved, houses rarely come up for sale on here. It is only 10 minutes walk from House A but semi rural and lovely views. About 10k more than A but needs updating, liveable but quite dated decor, slightly bigger than A. Not going to be available until vendor can move abroad so not sure when that will be.

Any thoughts?

How much of a rush are you in to move?

PersonaNonGarter · 26/03/2021 21:53

B obviously

how close are each of them to school / work / shops? your daily commute really matters, and if your kids can walk to school and you can walk to buy a pint of milk or a coffee, that massively improves quality of life.

Ladyof · 26/03/2021 21:55

Ideally would like to make some stamp duty saving and would like to get things moving soon ish but no major rush.

200m from a motorway? Wouldn't the noise and pollution be a dealbreaker for you?

Saltyslug · 26/03/2021 21:55

B

Cornishmumofone · 26/03/2021 21:56

B

OppsUpsSide · 26/03/2021 21:56

B, it’s a no brainer!

Sprig1 · 26/03/2021 21:57

B. No contest.

Awrite · 26/03/2021 22:00

Definitely B.

NoGoodPunsLeft · 26/03/2021 22:03

We're close to a motorway, no idea how far but it's not miles, no noticeable pollution & I can hear some traffic noise but because it's continuous it's hardly noticeable. Also depends on wind direction.

I'd definitely be considering commute to work/walk to shop when you run out of milk/walking to school etc, for me personally location is more important than an extra bedroom (unless

NoGoodPunsLeft · 26/03/2021 22:03

... you have 3 kids

MeanMrMustardSeed · 26/03/2021 22:05

B. Not even close run

Ladyof · 26/03/2021 22:06

Motorway does concern me TBH

A has an amazing newly landscaped south facing garden.

B has an ok sized north facing garden.

Both ideal for work and school, local shop etc.

You can check the air quality of A here if you put postcode in (DD2 is on the verge of looking seriously, and some of her potential areas are close to main roads, so she’s checking them all the time to get an idea of which streets are ok).
Ellmau · 26/03/2021 22:31

B if you can hold out and the vendor will definitely go eventually.

Ladyof · 26/03/2021 22:32

@Giantkitten thank you for that link. Both postcodes show as area 1

Who on earth wants to live near a motorway?

Ladyof · 26/03/2021 22:38

It is only a small motorway with 2 junctions and is not that busy to be fair

Evecob · 26/03/2021 23:52

Can house A be extended into a 4 bed? Does it have good parking? If so, with the larger south facing garden i would say go for A.

EmmaC78 · 26/03/2021 23:56

I would choose house B although you sound like you prefer A.

friendlycat · 27/03/2021 00:00

200m from a motorway is very near and will generate a lot of noise especially in the garden in the Summer. Even in Winter when the trees drop their leaves the sound will travel more.

Theworldisfullofgs · 27/03/2021 00:04

B.

North facing garden is lovely in the summer. You just have to plant appropriately for winter.

UnconsideredTrifles · 27/03/2021 09:47

I think the bands on the postcode checker are very broad - I've checked our old postcode (200m from main junction on large motorway) and my in laws' on a remote island with no cars and both are 1!

I would go with house 2, it sounds lovely.

BIoodyStupidJohnson · 27/03/2021 09:50

I’d choose B. I grew up in a house close to a motorway, it was hellish.
