House A or House B?

We have been looking for a house since Oct and not 2 possibilities have come up and we cant decide what to do.

House A

3 bed detached, nice area, about 200m from motorway, all modern and freshly done to a high standard. Ready to move straight into. Available pretty quickly.

House B

4 bed detached on the estate I have always loved, houses rarely come up for sale on here. It is only 10 minutes walk from House A but semi rural and lovely views. About 10k more than A but needs updating, liveable but quite dated decor, slightly bigger than A. Not going to be available until vendor can move abroad so not sure when that will be.

Any thoughts?

I would have said B but then you said it had a north facing garden.
If it doesn't get sun that would be a dealbreaker for me.,

Have you asked the vendor if he can give you any idea when the move will take place.? If it is soon as it is possible then that is probably okay but not if you get the impression that there are no concrete plans.

What is your own position? Are you FTB or do you already have something to sell?

B Can you wait until it is available, afford the extra upfront and live with the current condition til you can afford to update it?

A has been prepared ready to move in to tempt someone who needs to move fast and is therefore prepared to overlook the disadvantage of location.

B will most likely be better value in the longer term if you can afford to wait etc.

I think the bands on the postcode checker are very broad - I've checked our old postcode (200m from main junction on large motorway) and my in laws' on a remote island with no cars and both are 1!

I would go with house 2, it sounds lovely.

Full 6-7 character postcodes are actually very specific - just one house sometimes. I checked the measurement for these houses (red marker), which are immediately below an elevated 2-lane section of the M66 into Manchester. They get a 4. (This doesn’t measure noise or dust of course). Kingfisher Drive, a very short distance to the W, is a 1. (The highest numbers will be on city roads with stop-start traffic.)

Have you visited house A when the wind is blowing from the direction of the motorway? I live about 200m from a dual carriageway. When the wind is blowing in a favourable direction, you'd never know it was there as you can't hear it at all. However, when the wind is blowing from across the A road towards our house, it can be so loud it might as well be next door.
