4 bed detached - 3rd bedroom smaller than I want for our son. 4th also small.
Small livingroom
Lovely large kitchen diner
Kids playroom
Garage, external infront of kids playroom window
Unsure of parking, maps looks like only 1 parking space
Small square 8m x 8m garden, north east facing
Less than 10m walk to parks, tesco and primary school
Nice location

House 2

310k
3 bedroom detached - bigger 3rd but no office upstairs
Bigger livingroom
Beautiful kitchen diner with island
Bigger Playroom/office/partial garage conversion. Small garage store
Garden 15.5m x 12m - far bigger and south facing
Good offroad parking for 2+ cars
Room to extend over garage conversion
10m walk to park
16 min walk to primary school
Nice village location

Ideally we wanted a detached, separate work area for me, playroom, garage (storage), bigger room for our son, bigger better positioned garden than what we currently have (6.5m x 8.5m east facing) and a good location.
We would have compromises with either.. not sure which seems best value for money though. Thoughts?

I think house 2 sounds like the better option as you can extend in time to resolve the 3 bed compromise. The compromises with house 1 you'd be stuck with.

2 sounds better with more potential. You could either extend or convert the loft. We have a big house with a smaller garden (was a compromise) and I really dislike not having the space we had in our old garden.

  1. If the bedrooms were ideal in 1 and perhaps a slightly less bleak orientation to the garden then I’d say that. But since it has neither of those things then 2. Our garden is south facing and as much as I moan about how HOT it gets, I’d moan far more about a north east facing one being freezing.

From how you’ve described them, I’m not sure what you like about House 1 - yes it’s £15k less and has an extra bedroom but you don’t like the size of the bedroom and it sounds like it has no potential to correct any issues you’d have.
