How many viewings before your house sold?

We are thinking about selling our home and moving but are concerned about the disruption of viewings etc when we are both working from
home.

Realistically, how many viewings will we have before we get an offer (I know it’s a bit how long is a piece of string but interested in experiences!!)

We had 9, no offers for 5 months then two buyers got into a bidding war 3 weeks ago and we ended up with £12k more than we anticipated.

Around 10 in 3 months. Most of our viewers opted for weekend slots so it was fine

9 on the first day which translated into two offers.

About 20. 4 lots of second viewings. 1 offer (accepted)

I actually found the viewings more manageable when working from home, you can have a quick whizz round, and not dependent on doing everything in the evening

We were in a very desirable area so had around 40 viewings over 2 weekends. Just booked one after the other from around 10-4. We just left the house and came back after they’d all gone. Couple of second viewings the second weekend then one extra on a weekday for the eventual buyer. We had about 11 offers too so really relied on the estate agent to slim them down into proceedable and best people to go with.

About 8 I think.
We had to go out (COVID protocol) - that was the worst.
Then second viewing, and then the surveys.

But we were selling in the Stamp Duty Rush, so people who wanted to buy were getting on with it.

I think things will slow down a bit now.

Yes it’s the needing to go out and juggle a very demanding job that’s stressing me.

You’re right re stamp duty, maybe we should wait until there is clarity there before we list

You can specify weekend or evening viewings or whatever.

I had to fit viewings of my purchase and my second viewing around the vendors working from home - everyone understands what's going on.

There really doesn’t seem to be much on in my area that’s comparable and I can’t work out if that’s a good thing or a bad thing!!

We had about 20 in the end. No second viewings or offers for ages then 2 offers at once and got asking price. I think the estate agents weren't very good at making sure they only sent serious buyers, it got pretty annoying after a while and especially when people cancelled at the last minute! It was a faff having to clear out when we're both working at home etc.

Just tell your agents that you will only accept viewings on a Saturday. They can book them in for slots or do an open viewing and you can go out for the day. (Appreciate you can't go anywhere/do anything exciting though!)

I think I had about 12 viewings but three came twice so 9 sets. The actual buyers came once and offered that day. It took a while - three and a half months, but we had November lockdown and Christmas then third lockdown...

Not my house but my neighbours sold theirs recently in under 24 hours. Cash buyer (landlord). They moved out less than 2 weeks later. Still waiting to clap eyes on new owner.

Yep- we're in quite a desirable area of Hertfordshire. All 9 viewings were from procedable people too. We were lucky!

7 viewers, accepted offer Oct, exchanged & completed early Feb. Good luck OP, don’t underestimate how stressful the whole process is. We had a short chain, but unfortunately our buyers solicitor was absolutely terrible, had no manners whatsoever and made the process much more difficult than it should have been. I was getting to the stage of pulling out, I seriously was. But we got there in the end. Not sure I would fancy moving again anytime soon.

A year ago, we had five viewings in the first five days and the fifth viewer offered full asking price. Covid struck and we completed ten months later.

Family house, good area, good order, sold it to the don of the first estate agent to vale it. I wondered why he’d hot footed it round within about 30 minutes of ringing him. He knew the houses and his son had been waiting for one to come up.

Think it was 12 first viewings and one price cut, after price cut was 2nd viewer. No second viewings. Some of the first viewings were non-proceedable and some only brought as another house interested in locally. Our house was empty.

6 viewers, 2 came back for second viewings. Both made offers. Sold in about 2 weeks.

We went for the back to back approach one Saturday, we loitered around the park for the day (nowhere else to go) whilst the EA did about 8 viewings, 2 offers by the Monday. The selling was the easy part , just wish I could say the same for the rest of it, 3 months and no progress on the onward purchase as vendors can’t find anything and there is nothing at all coming up either for them or as an alternative for us. Whether or not our lovely buyers keep hanging on remains to be seen. Rishi just needs to announce his intentions one way or another now to get things moving again as market ground to a halt now around here.

I viewed 14 places before buying, so if each buyer views a similar number that would be 14 viewings per sale.
