How many viewings before your house sold?

We are thinking about selling our home and moving but are concerned about the disruption of viewings etc when we are both working from
home.

Realistically, how many viewings will we have before we get an offer (I know it’s a bit how long is a piece of string but interested in experiences!!)

About 15 viewings in 9 days. Accepted an offer of full asking on 9th day and stopped taking viewings as the lad was lovely. Did have a few requests for 2nd viewings but didn't want to disappoint anyone so was honest with them about offer but if any changes will let them know.
We lived in a popular area and put the house on as soon as lockdown lifted so not many available in the area.

We can afford to be a little flexible on what we sell for (although within reason of course) and the thought of being on the market for months and months and having to live with the disruption of viewings is what puts me off the most.

I guess pricing and presentation key to getting it sold within first 4 weeks....hmmmm or maybe area and agent!

One viewing, less than 24 hours after EA came round. House hadn't even made it onto the market. Offer accepted.

I think be realistic about your house. What condition is it is, is the area perennially popular, are there some biggish compromises, how quick do you want to sell...then price accordingly.

Our last house was in a street near a popular primary school and the house had scope to extend. However it hadn't been well maintained and needed a re-model upstairs and downstairs, re-wire, replumb, floors replacing, damp sorting, new windows, new kitchen, new bathroom. It had been in the market 18months before we looked and even we walked away after the first viewing, but came back 3 months later because we knew it could be a lovely house.

In contrast, we did lots of work to it and sold 10 years later for asking price 2 days after putting it in the market.

...and bought another non-selling revolting home. And we never wanted to renovate properties, we just can't resist a bargain!

My sister is selling her house it's in a popular area and she is hosting an open day next weekend so everyone is coming at 30 minute intervals to view it and the estate agents will be there on hand too - that could be an option
Others in her street seem to sell really quickly and so she is hoping hers will go next weekend

First house didn't sell after around 40 viewings. Agent was useless; lesson learned.
Second house sold after a back to back of around 6 viewings.

First House I sold we had about 20 viewings over 2 days and multiple offers.
Second time 1 viewing and last time 8 viewings. It is all dependent on so many factors.
The thing I found was useful was to give the estate agents time slots when you would be available so one evening and two slots on a weekend then it's not so disruptive to your life.

The first people who saw our flat put an offer in that we ended up accepting (after proceeding with a few more viewing requests). Much quicker than I'd expected, even allowing for the fact that it is in a decent London zone 3 location and was priced reasonably. Unfortunately the sales process has now dragged on for over 12 months, so after a speedy start we still don't have money in the bank. You never know with property sales.

I know that it took the sellers of our current house about 3 years before we came along and bought it, but it is a bit of a quirky house that may put some people off. They also weren't in a huge rush, so wouldn't have accepted a silly offer.

The first people who walked through the door put in an offer higher than asking price. Four months later we are sat in our new home. We were very lucky. It's a strange market at the moment.

Two different estate agents I used (came off with one as sale fell through and went back on with another) both said a rule of thumb is one offer per six first viewings. That's for places that are priced well and aren't too quirky / don't have any major compromises.

Five viewings here in the first day before it was even on Rightmove, sold over asking that same day. Must say I was relieved not to have to constantly tidy!

2 for the first and 3 for the second.

For the first house the viewer had a message from god on her way back to her car and came back and offered on the doorstep.

We are in North Staffs. There is a real shortage of large family homes about at the moment and anything similar is selling in a few days.

Two down my new street sold in a few days this past week.

Hairy- We are North Staffs (Newcastle).
My DD had given up even looking for a 4 bedroom house around here, everything last year sold immediately.
By chance I looked on rightmove at the end of Jan and a house with a perfect layout went on the day before. I persuaded them to go and see it, there were 10 viewings over that weekend but DD was the only one to offer, they should complete Mid March 🙂
It was ‘offers over’ but she got it for £8k under. The only thing it doesn’t have ( that was a must-have for her 🙄) is a utility room, however it has a built on garage , which more than makes up for it.
Literally nothing else has come up for sale since in the Bradwell/May Bank/Porthill/Basford area.

Thank you! I think we are going to bite the bullet and get estate agents round next week. We can’t view anything until we are on the market so it’s a first step!

I had 15 for the last house with 1 offer. 5 for the house before with 3 offers. With the second house I significantly dropped the price even though it was in a great area and a lovely house.

We had two viewings within half an hr of each other and they both offered on it. I decorated the house to sell it and it sold to our first viewers.
