Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Estate agents photos are dire, yours are much better!

Also I'd be making sure you can see the pillows in the lilac bedroom as I debated from their pic if it was a double bed or another single.

People really think the average house buyer is too limited to see past cosmetic defect such as poor light and wrong carpet colour?

I suppose it's similar to a job application, which is all about getting an interview. If your application form is poorly laid out, full of spelling errors and printed in a tiny font it doesn't matter how good you could be at the job - you're not going to get an interview. A listing on Rightmove is about getting viewers. If that listing contains poor photos which don't show the house to its full potential, or even all the rooms, then you're not going to get the viewing which would let potential buyers see the house properly.

A couple of years ago I was looking for a flat to buy in another county. I arranged a second viewing on a flat I was interested in, but cancelled the viewing on the day as looking at the building again I could see that it was a money pit. As I was in the town with time to spare, I looked in estate agents windows and noticed a flat that I remembered scrolling past several times on Rightmove. The photos were poor and uninspiring, and didn't show the bathroom or hall. Long story short - I was able to get a viewing within 30 minutes, and the flat was lovely! Much bigger and brighter than the photos suggested. It had been on the market for two years, so I was able to buy it under valuation. If it had been better presented from the start I am sure it would have sold quickly and for a higher price.

Don't under-estimate the importance of presentation. You're never going to sell if you're not attracting viewers.

Am I the only one who thinks it's in great condition?
When I buy I ignore decor as I would re do any house I buy.
Yes the pictures and floor plans could be redone but the house itself is fine.

Another question - there is no obvious place to hang coats, put schoolbags, footwear. Where do you put all of that?

You should wait .Its the price in competition to the prices of the property nearby which are selling .The 360 degree views gives all the information and I think it might just be the location ( since its far from the station ) that must be putting some people off .

It’s definitely the photos. Just weird angles, was the photographer drunk?
The purple bedroom is fine, but the bed could do with spinning around.
It would’ve been better to have a head on shot of the house so people can see the drive.
Maybe some plants or flowers or candles.

What is that opposite your house? Abbey gardens? Is it somewhere that does functions/ is open to the public?

We are Middlewich not winsford and there is no station in Middlewich. Massive bone of contention!

Abbey gardens is the name of the mansion behind. The drive is to the left of that bit of grass

Also instead of just dealing with one estate agent , I would advise go with 2 others as well . Also put in up on another websites like on the market and zoopla .Is it there ?

No idea on the artex it predates us and we have been here 9 years. We have taken it out of most rooms.

I live in Northwich and 330k seems quite high for Middlewich and your house doesn't seem very big for the money or particularly polished I would expect something bigger for that.

Now you’ve pointed that out @SoosanCarter I’m really annoyed as I corrected all that along with words like ‘storage closets’. I also added in description of the bbq area in garden and fully boarded loft.

It must have reverted when they dropped the price or something.

Very frustrating.

I think your photos are much better. The estate agents photos make it look a bit like a care home. Back and front are lovely.
