Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

I know the area well and you are definitely on the right side of town as far as desirability goes. But you are the wrong side for the motorway therefore the prices tend to even out. It's a lovely house but the photos don't show this to its full advantage and maybe an update in the lounge? I'm sure it will sell very soon.

Lovely neutral and clean house.. for someone with imagination it's easy to move straight in.

From a selling point of view, buy lots of house plants, flowers, full fruit bowl, some dressing is needed to make it feel more like a home.

@slithytoveisascientist If you can find a Robinson Jackson photographer then grab him :) .They click awesome pics of even the shittiest houses on the market .Also you must not been disheartened,its a very good house and will definitely sell .

It's a lovely house but expensive. I am local and there are nicer houses in the area. A friend has been to look at this one a few miles away (which is in a nicer area).

I love that Davenham house, it’s just not comparative though the area is priced so differently plus it’s a 3 bed semi.

@Monkey500 true but not sixth form College as our end is better for John Deanes

Have they offered I was going to view that one Grin it is a semi though and 3 bed hence the cheaper price for the area.
I'd say OP I think the market value of yours is approx 315k

Yes, it's lovely but it's cheap because it's on quite a busy main road & it's a semi detached.

I know the agent and he's probably priced it to get a bidding war, storeys love a good bidding war.

I agree with others it looks dark and the pictures have been taken poorly, did a dwarf take them? They’re all low down?

The purple or pink room is a bit oppressive, the colour is hideous so it’s a big no straight off.

The yellow room is another big no.

Lots of cheap laminate flooring which makes me instantly think it needs gutting. I think dogs when I see it and I don’t know why?

Utterly Hideous curtains (sorry). Those stumpy dark things do nothing for your windows. Windows are also very small too.

Living room carpet looks like an office in a portacabin, again makes me think dogs! Same with the mismatched sofa cushions.

OP I hate to say this but it’s a life lesson for those who buy new builds- small cramped rooms with poor natural light and neighbours literally on top of you even as a ‘detached’.

Hopefully someone takes it on as a doer upper

The tall radiators up the wall would put me off.
Take the lounge curtains down, they’re too short too dark & not wide enough.
Remove the curtains dividing the lounge/dining room.

Very attractive but kitchen sink is style over substance. Even with a dishwasher, there is stuff that needs hand washing. Where does that go to dry? (andthat's not even a nitpick because it's such a daily reality thing)

Pepper no they haven't put an offer in as they have not sold theirs yet (well they had and buyer pulled out).

My point of showing that house was that this is the sort of house that is selling. The OPs house is over priced, not in the best catchment area for schools (and SIr John Deanes changed their entry requirements this year so are taking a lot less kids from the catchment area so I wouldn't count on that!).

Better photos will help but people are not as wealthy as they were a year ago.

Sorry!!! You did ask though and im giving you my immediate opinion which if you have a fussy viewer it’s what they see straight off. Sort the angles out on the images and repaint those coloured rooms to a neutral and it’ll sell very quick.
