Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Have not read the whole thread OP, but for what its worth: the house looks really nice from the outside, and inside too but for it being rather sterile looiking as though it is not actually a home. Could you put a low vase of flowers on the coffee table, to bring life into the living room? Maybe a small oicture to break upthat long wall with the stripes? It just looks rather dead. The kitchen is nice. Another thing would be to have some more sensual textures - easy to do with cushions on the sofas, and possibly a soft textured or fluffy throw.

OP, Rightmove chucked me this house as a ‘similar’ house nearby (which has sold): www.rightmove.co.uk/properties/85013848#/

It’s not as nice as yours internally, however, it has a much more private garden. It also is £35k cheaper, so (theoretically, I’m skint!) I can see how I can afford to renovate the interior within my overall budget better with this house. The areas are quite similar in terms of distance from town etc.

I’m so sorry, but apart from the photos which you already know are abysmal and doing your lovely home a disservice, it really is over priced.

I would definitely switch to a normal high street estate agent with local knowledge - our buyers sold through Purplebricks and it nearly caused whole sale to fall though as they did no checks on their buyer who hid an extra transaction.

Lovely photo of front of house and interior looks fairly standard to me - I would think kitchen looks dated and might price that in and I don't like the first room photographed, think its the striped wallpaper / too grey but rest looks fine and most buyers will look past that.

The other house that sold is a lot bigger 200 sq metres compared to your 130 sq metres so would expect it to be quite a bit more. If still doesn't shift will be price.

In fairness to OP, I'm a few miles further north and have a house with massive windows, but on a dark day it still needs the lights on.

I’m not sure this is true. I’m house hunting at the moment (different area) and am looking right across town, at a wide range of styles, ages, street types etc. The estate houses are your competition.

To be fair although I think the OP’s house falls into old new build the issue with comparing brand bee build is how they are built and the layout of the estate. Our house is similar age to OP’s and we started looking at the new builds half a mile away last year with a view to buying but honestly couldn’t stomach the narrow roads, shit parking situation and houses with barely any frontage right on the pavement.

There will be people that value plot and location over shiney and new.

Agree with others. My immediate reaction is that the photos are too dark and some are wonky. They ideally need to be retaken on a brighter day.

Your house may well be 30 years old OP, but it looks like it's 10 years old maximum. It looks like all of the other new builds that are up for sale on rightmove in the area. Because it doesn't look that different, people are thinking they can get similar for less money.

Ok I would just never live on an new estate, I would t be able to cope with the smallness of the roads. This is significantly different to those linked elsewhere in Middlewich in that sense

I don't know of it's the quality of the video tour or reality but the paintwork looks really dull and chipped . The radiator in your little loo looks yellow?! If it's reality then glossing would cost next to nothing and make such a difference. Add some plants and our flowers, it just looks a bit uninspiring and lifeless.
Turn off lights, tone down lilac room, bathroom pic is awful sorry and that solo hand towel looks v sad! Dress the living room window, a bay window would appeal to me so make it appealing, the bowl on coffee table looks sad. Is there a catflap on one of your internal doors?! Sorry but that would put me off.

People really think the average house buyer is too limited to see past cosmetic defect suck as poor light and wrong carpet colour? As it may have been said across the 7 pages, it’s the price, obviously. I ve seen house nearby where ceiling had a hole big enough for an adult to fall in, and more crap from the 70s than anyone can imagine, yet the house sold in a month or so for 1.4m which is about 100k less than a similar one in a good state. If fact most houses are not ready to move in, it s a case what else is on offer as buyer will always only buy the best house available at a given time.

Add measurements to the floorplans and in ft and inchrs as well as meters.

I get that it’s different, but if someone is looking for a four bed house in your area, the new builds come up. Just because you wouldn’t choose one, doesn’t mean other people won’t. They are your competition so you need to try to ‘beat’ them, either in price or aspirations.
