Why isn’t my house selling?

Please can you help?

We have been on since I think October, had only 2 viewings and one offer of £317k which was withdrawn as it was the top end of their budget - we wouldn’t have accepted anyway.

Most other houses locally seem to be moving really fast. Would appreciate guidance.

Illuminating yellow + golden/honey oak cabinets = too much yellow.
I'd paint those white to really freshen it up. True though- and it maybe best to leave them as a blank canvas.

The buyers weren’t proceedable and were at the top of their price bracket so I think would have pulled out if it went past March.

Yeh I get the doors would look better white/ off white or the worktops a different colour. You can get a wrap to go on the worktops. But she has 2 small kids and as she balked at painting the units, I presume worktop covering probably also a no go. Getting a reputable decorator will take time. It’s all about quick fixes, minimal effort.

But I thought agents were not allowing viewings unless people were proceedable?

Havering - it used to have an old rug under the table - this one was moved from the lounge to the kitchen for photos. I do have offspring - and animals - but always rugs. Cosy!

OP, it sounds silly but think about what you like best about each room/garden and try and incorporate a bit of that into the photos.

You've got a great sized family house - with lots of room to wfh too.

@HaveringWavering is what we were told. Apparently they couldn’t get a mortgage for the £320k which is what we went back with so it left us all a bit worried about £317k!

Ridiculously late to this as normally don't look in the property section but have read all your posts if not the full thread and would say the absolute priority should be the living room, the carpet looks very cheap, like a rental house, and the wallpaper and pine furniture are very dated. Those pictures would stop me looking any further. Think you are already looking into rugs but a large modern rug, get rid of that table/stick it in the garage and replace with something attractive. Maybe look at show homes on line for inspiration. Maybe paint the yellow and lilac rooms but I wouldn't worry about moving beds so much. Also not worried about lights all being on, they generally are in estate agent pics.
Looks like a nice road to live in, you just need to get the viewers in and sell the dream!

Dont put up wallpaper - just paint a neutral shade that everyone could live with. Add colour and patterns with curtains, cushions and throws.

Can you not paint the yellow walls the same grey as the other walls in the ‘yellow’ room? If you can’t find the same colour, maybe white, to tone them down from yellow.

And yes, why do you want to put more wallpaper in the living room?

Don’t put up anymore wall paper!! It wouldn’t be a deal breaker for me but would make me sigh at the prospect of having to remove it.

People who like wallpaper aren’t going to dismiss a house without it but people who aren’t fans might mentally see it as another job to sort.

We were looking for a house just like this a few weeks ago. 4 bed detached, fairly modern but different area, budget between £300 and £330k, no more than £350k. We viewed one incredibly similar also at £330k also on the market since October and our thought process was:

Before viewing: nice, needs updating in bathroom and kitchen, probably get it for £310k max £315k

At viewing: yes needs more updating and maintenance. Would offer max £315k.

We started at £300k and were immediately told the vendor would only accept £328k. That must be the sole reason it’s still on the market now as everything else is flying off rightmove. We didn’t increase. I would say it’s almost always price, people will still view based on a few dodgy photos.

Also presuming you have children is the house well maintained? We don’t have small kids and have noticed that houses where people do sometimes have a lot of wear and tear. I would be thinking that house needs recarpeting also.

It’s already wallpapered

I don’t mind papering something more modern or neutral but the reason we papered to begin with is because we couldn’t get the paper underneath off and it was a horrible shiny textured paper so couldn’t paint over it easily.

I think the house is well maintained.

Paint is all the wipeable kind.

We had the hall stairs and landing repainted and refloored before going on the market. The carpet in living room does need replacing but for the sake of £750 I think it’s less hassle for a new owner to do that in terms of moving furniture as well.

Windows and external doors were all done 12 months ago, boiler is 5 years old and serviced annually, gutters done twice a year.

Im sure I’ve missed something!

I do struggle with this as so much of it seems to be preference. I hate carpet. I’d buy a house with it though. Same for wallpaper.
