Are we allowed to post links for houses? I've got a feeling things could have changed recently...

Anyway, if we are, could you give me opinions on this please, selling it and had no enquiries/viewings at all.

I would:

  1. Take out the kids bedroom photos.
  2. Take out the sheds photo (the old one is coming down this weekend)

Any other comments?

Or do you think people could be waiting to see what happens with the stamp duty holiday?

The downstairs looks nice but the upstairs is a bit disappointing for me, definitely the weakest link in the property. The photos of the bedrooms aren't great. They all look quite cramped and lacking in storage but it's hard to tell how big they are from the photos.
I'd move that fold-up bed and the cardboard boxes in the corner of the bedroom with the cabin bed. Is that a double matress in the blue/green bedroom? If so, I'd make it obvious it is by putting 2 pillows side by side on it. What's the wooden frame round the wall in that room? Tidy the stuff that's hanging out of the drawers but I wouldn't remove the photos of the bedrooms completely as people will wonder what you're hiding.
Also the floorplan doesn't have any room dimensions on it.

emma thanks, I hadn't noticed that on the floor plan! the dimensions are in the description but so much easier if they're on the actual plan.

I said exactly the same re the bedrooms, in the green bedroom that brown stuff on the wall is from where there was a built in bed and in the red bedroom that bed is suspended from the ceiling 🙄

I think the downstairs ones are good but the upstairs ones are basically rubbish...

It's a lovely house. The living room needs jazzing up, it looks a bit cold and soulless. Why is there a bike in the kitchen? Suggests no space/nowhere else to put one? Why are there so many stools in the kitchen, there's loads! What's that wooden frame over one of the beds? What's the parking like? It looks like it comes very close to the road as you look at the house on the right side.

None of these are deal-breakers at all, but just things that I might tweak a bit if I could.

Lovely house but it needs a bit of styling. Look on Instagram and Pinterest, that house could easily look amazing bit at the moment it just looks a bit sparse.

I think it looks great.The exterior has kerb appeal. The lounge isn't cramped. All fairly neutral. No clutter. Clean. Lovely bright kitchen.
I don't know the area. Is it a high asking price for 3 bedrooms?
Agree that the bedrooms aren't showhouse ready, but it's easy to see beyond that.

Hi OP, I'm originally from not too far away from Liss, lovely place! We're looking to move house at the moment (not near you I'm afraid!) but it means I spend most of my spare time looking through Rightmove listings. I think your downstairs photos are great, looks like a lovely home. Just my tuppence, others might not agree at all as we all look for different things in a house-

  1. I like seeing dimensions on floorplans including overall sqm so that I can compare it in my head to what we have now. I wonder if your floorplan makes the house look smaller than it is?

  2. Something I'm desperate to escape from in our current house is a narrow garden that gets completely shaded by walls and trees, so I have to confess seeing that huge wall in your garden photo made me instantly wonder how much sun your garden gets throughout the day. The colouring on the garden pics look like they've been enhanced quite a bit which would further fuel my niggles about it being a dark garden. (Sorry!)

  3. Your asking price is our budget that we're currently searching with and I have to say that for the price the downstairs space looks a little small for me, but I also know that you're probably priced appropriately for Liss.

I'd also add that we've definitely noticed that the market is much slower now than it was when we first went on the market back in June last year, so part of the lack of interest could be general could be conditions?

The kitchen is lovely, and it looks great at the front - I like the gray door! It looks a bit 'bachelor pad' and needs softening a bit.

Can you tell I love these threads? I did one for my own house a few years ago and got 4 offers in 4 days after making the changes, so helpful!

Lovely looking house.
I would:

  • make the front more appealing. Add a few hanging baskets, Pot plants etc
  • set up a seating area in the back on the decking. Again add some colourful flowers.
  • remove the net and basketball.
  • declutter the bedrooms.
Is that a bike in the kitchen?

I would definitely not remove photos - we are only supposed to be viewing houses we’re very keen on due to COVID and how are people supposed to tell if they can’t see two of the rooms? Take the football goal out of the garden as it’s huge and makes the garden look small, and can you get rid of the tarp over the shed? Rearrange the furniture in the kids’ rooms and tuck in the clothes sticking out of the drawers. In bedroom one move the fold-up bed out of the room. Agree to needing dimensions on the floor plan.
I think the agents have done a crap job on the photos, myself - I’d insist they’re redone. No idea if the price is too high as I don’t know the area, but the decor looks quite plain/newish/inoffensive so don’t think it can be that putting people off.

It's a lovely house and the decor is nice and neutral. The garden looks a bit scruffy but I don't know what you could do about that at this time of year!

Pic 1 can you cut back any of the vegetation on the fence on the right side of the picture or paint / stain the fence? It looks a bit tatty and doesn't set a good first impression. Good parking.

Do you think pic 2 really makes the most of the room? Could you move the sofa? Does it show the size well, and does having the shutters open make it look bigger and that you're not hiding anything?

I think you could dress that room and the other ones better as well. Get the remote off the table and replace it with some flowers or a bowl of fruit or something? Same for the dining room Some ideas here www.rightmove.co.uk/properties/100677245#/

Kitchen is lovely and the light looks great. It looks clean and fresh. Put everything but the kettle and toaster in a cupboard especially that box of football junk - it looks like you have no storage.

Bedrooms look a bit uninspiring even though they're a good size. This is what I might try to jazz up a bit eg borrow some bedside tables and a pair of matching lamps? Move that fold up bed. Bedroom 2 looks quite tatty, I don't know what the green blobs are on the wall. Bedroom 3 I think looks OK but get the junk off the desk and out of the corner.

Loo. Remove all bottles, scales, toilet reading etc.

I can see behind houses not being a show home, particularly kids bedrooms but it's good to be able to see what size of bed you can fit in, if there's space for bedside tables, drawers and if there's fitted or free standing wardrobes.
The bike in the kitchen doesn't upset me as I'd have one set up in mine at the moment if i had the space! I think with people working from home and gyms being closed that's quite normal right now.

I don’t agree that the downstairs photos are okay - there’s no proper pulled-back shot of the kitchen, just corners - and presumably it’s quite a big room! Get another photo with the doors open to the garden too.

Dress the bed properly in bedroom1. Bedrooms look so much better with nicely made up beds.

Why is the bike being stored indoors ? I would assume if you do have outdoor storage , then perhaps there has been burglaries in the area and safer to store in the property.

For me, downstairs looks fine, kitchen is great, don't mind the bike particularly.

Upstairs,

  • First bedroom, I'd remove the folding bed on left hand side.
  • Middle bedroom lets things down - if you can't get rid of that wooden frame maybe paint it white to blend in... didn't really like the climbing all stuff, and that chest of drawers makes room look cluttered.
  • Third bedroom looked fine, as did bathroom.

Garden would look better if photo didn't have the basketball hoop and the football goal.

And yes, assuming your house isn't dramatically more expensive than other 3 bed semi's in Liss, I suspect many people are waiting to see if stamp duty holiday gets extended.

I don't know the area but this sold for 25k more & I think it's looks worth more than that.

can eat in the kitchen at a table
upstairs looks fresher
better garden.

I find the other house on the side of the garden very off putting but that's just me.

I agree that dimensions on the floorplan would be helpful. In terms of the bedroom photos, by all means redo them but definitely don't just remove those photos and not show those rooms at all. I always assume the worst when rooms aren't shown!

It's a lovely house, I hope you have some interest soon.

Absolutely nothing wrong with it, lovely house but if I’m honest, it just doesn’t leap off the page at me. I appreciate you’ve probably de cluttered and de personalised it to offer more of a blank canvas but a couple of the rooms look a bit beige & characterless (sorry OP!). I absolutely don’t hate it on paper..but I’m not thinking ‘wow’ either.
