Which Plot help!

we are buying a bee build and are deciding on a plot it’s between 2. (See pic) not sure which side to go for the garden is north facing if that helps! It’s from plot 67 or 66. X

67- 66 will have more car noise (doors slamming etc) from the houses there.

The white bit is a farmers field. And there’s are the 2 options we have. As much as I would like a south facing garden we can’t have it all.

I think i'd go with 66 on the basis that it has the bigger garden.

If it's north facing garden, it doesn't matter what's behind in terms of blocking sun. It will be your own house blocking the sun iyswim.

If that's a path to the left of house 67, I'd pick 66. But tbh, it completely depends on lots of things. You only have to have one dick neighbour on the right and they will wind you up. But equally, if that path ends up being used a lot or even used by teens as it's quiet, it could be an issue.

Sorry. That's not helpful. You could argue 66 has a bigger garden?

Being next to the footpath could be a nightmare. I'd choose 67.

67 as you should get more evening light as the row of houses is further away on the west side. Makes a big difference not being blocked to the west. Also fewer houses on the other side.

I’d be inclined to go with 67 because as others have said, with 66 you only need one nobber in those houses to the right and it becomes a pain. But I’d worry about security if the footpath is narrow, poorly lit, easily accessed from a poorly lit and quiet area at the back of the houses. The car parking on the street opposite could be useful but on the other hand it could attract people from other houses who want to park their extra cars, work vans etc there which could be annoying if you’re sat looking at them all the time. So ... I dunno tbh. Swings and roundabouts.

Yes it looks like parking spaces to me it’s a path on the left road to a dead end on the right.

there will be some sun in summer despite the north facing - as long as the farmer's field doesn't get built on...

I also agree, plot 67. Beat them down as far as you can as there is a risk that new builds lose value.

We literally have as much information as the picture as it’s a field at the moment I don’t know if the path will be lit. Back of the property is a farmers field.

Murblurb, there could be a block of flats behind and it wouldn't block the sun. The sun is coming from the other direction. I have a north west facing garden and it my house that blocks the sun. Sun is at the end of the garden all year.

And the livingroom faces out the garden if that makes any difference

Thanks I’m currently in a front south west facing house. Front garden gets so much sun in the summer and the back garden gets it at the back. I’m terraced at the moment

I would go for 67. Lots of car noise and more neighbours at 66.

I'd go with 67 as you won't be as overlooked by houses 212-215 then.

67 definitely. I wouldn't want to be in the garden with all those neighbours to the side overlooking.

I agree with going for 67. The garden at 66 will have more noise and car fumes.

  1. Won't be overlooked / cars on driveways and in and out alongside your garden. Most cut through footpaths where I am are not well used, people jump in their cars to go most places!
