Help! Need to buy house in nice area

Hello
We desperately need to find a 3 bed house for max 475k in London or near London (commutable as well), tell me what towns/areas you live in or know of which has a ‘buzz’ not too ‘retired’ we can afford for this budget, love to hear your stories if you moved into these areas how you find it, love it or have any regrets!

Anyway, you.migbt find a 3 bed house for 475k OP but jt won't be a nice area. My 2 bed flat in a nice area was 450k, the 3 bed flat in my building is on for 525k.

Cheam/ Sutton maybe? Bits of Croydon/ Morden maybe? Not sure about north and east so much on areas in the possible price bracket.

Where will you be working in London? There's no point someone suggesting SW London if you are commuting to NE London. London is large.

are you commuting into central london? look at the trainline nearest your work and then look for places along that train line so that you don't have an impossible commute.

there is a great website called commutefrom.com (or something like that) where you enter your budget & where you are commuting to, and it will give you an idea of what places you can afford.

I don't find them rude at all. Nobody is demanding anything from you.

OP, seems common for people to suggest further out SE, like Bromley etc as you can get more for your money there and the schools are meant to be good. Otherwise, as I said, in my area of Forest Hill, your budget would get a nice 2 bed flat (but on of the bedrooms would be a shoebox...).

SEast if the commute is good - 14 minute train from New Eltham to LB for example. Lots of nice houses in that budget. It hasn't got a 'buzz' but is close to Greenwich and Blackheath.

South East London is probably your best bet. You won't be near a tube station, though overground train stations are dotted about the place.

Bexleyheath options. Suburbia rather than a 'buzz' but plenty of shops
(mostly chains ), restaurants, nice park, leisure centre.

Thank you everyone, work is near Oxford Circus, so very central London. Don’t mind if commute is tube or train no more that 1hr 15 mins tops.

Have a look at Crossrail stations. So think about places you could, say, get to Woolwich from.

Cheaper areas on Crossrail will improve when fast transport to central London is available.

Apologies OP I was in a bad mood and threw my rage your way. Not fair or called for - I'm sorry!

We have friends in Eltham actually and they really like it. DP visited them at some point and came back saying how green and nice it was. It feels quite far away for me but I think the trains links are super fast. Another pal moved to abbeywood and got a place v cheap there. Kibda of fringes of London but maybe worth a look.

You’ll be able to find something within budget in Bexleyheath/Barnehurst area which have direct trains to Charing Cross ,Victoria and Cannon Street. Good primary schools if that’s a consideration but secondary schools are tricky as it’s a grammar area.

@Mollyeyes I'd look at the tube and rail map to see your options.

If you live in a Trainline into Euston (Milton Keynes, Leighton Buzzard) you then get the Victoria line two stops.

You could do Essex on a Trainline into Stratford then central line into Oxford Circus.

Or a train from SE London into Elephant and Castle then bakerloo line.
These aren't the only options obviously but they mean it should be train plus one tube line which makes it less complicated.
The commutefrom website is really good as PP said.

Eltham, Lee, Orpington, Croydon, Wallington, Mitcham. I live in Mitcham near the tooting border and I like it. There are houses on sale near me for around your budget
