Help! Need to buy house in nice area

Hello
We desperately need to find a 3 bed house for max 475k in London or near London (commutable as well), tell me what towns/areas you live in or know of which has a ‘buzz’ not too ‘retired’ we can afford for this budget, love to hear your stories if you moved into these areas how you find it, love it or have any regrets!

I'd also look at commuting costs as a season ticket can really increase your overall monthly outgoings on top of a mortgage.

Bishops Stortford is a nice area and on fast train line to Liverpool Street, good schools and nice restaurants / cafes /green spaces and in that budget.

Hertford is lovely and might just be possible on that budget but pushing the budget. Ware is similar but less frequent trains.

I think further out you go the nicer the places you can get but you have to balance that against commuting costs and time.

Hitchin is nice and buzzier than Letchworth (where I am), and you can get to Kings Cross pretty quickly. You can definitely get a three-bed house for that much.

Maidenhead will be half an hour to oxford circus on crossrail.

This search has made me realise that there is a strangely high level of black tiled bathrooms in maidenhead.

Thank you everyone, work is near Oxford Circus, so very central London. Don’t mind if commute is tube or train no more that 1hr 15 mins tops. *@Lightsabre* thank you. is Eltham nice?

Eltham/New Eltham/Sidcup (SE9/DA14/DA15) are adjacent to Greenwich Borough. They are pleasant suburbs- safe, excellent schools (Grammars on the Bexley side) and fast overground train links into LB, Waterloo and Charing X. Zone 4 (Sidcup Zone 5). Green and easy to get to the countryside/seaside/channel ports. You won't get the vibrant buzz of Greenwich say but there are high streets, coffee shops, leisure centres, libraries with all of the activities. Plumstead Common (SE18) is still up and coming but prices have risen fast and it's a bus ride to Woolwich. Shooters Hill is lovely but again, a bus ride to the station.

There are flats closer to the 'buzzy' areas of London within your budget but these will be mostly leasehold/communal garden etc. Look at Hither Green (SE13)maybe for flats - it has a nice vibe and is very well connected transport wise.

You should look in Reading. It’s 30 minutes on the train to Paddington and you can get a 3-bed semi in the area.

Totally worth looking at Hitchin and other towns on that line - very quick easy commute and 475k will get you a lot. My DH does hitchin to his office in Central London in 45/50mins door to door. Plus good schools and lovely area for families. Good luck!

If you are outside of London the train prices can be astronomical. S London is usually cheaper, don't discount whole boroughs because a bit is rough, your budget goes further there
