Staring a new thread!

Come and say hi 👋

OP posts:

Thanks very much, good luck with yours. How is it going? I'm so glad we've already moved, this must be a super stressful day for our buyers but its their buyers that have delayed this an extra month.

Just cancelled our council tax and water bills. So full on today, got an ASD child to home ed as well though only 1 lesson left for him.

propertyhell · 05/02/2021 15:11

Ahh congratulations @Silkiechickscat
I'v still being stalking this thread waiting for you to exchange/complete!

Roselilly36 · 05/02/2021 16:46

@Silkiechickscat great news, many congrats.

Silkiechickscat · 05/02/2021 16:58

Thanks very much - just completed and just phoned in bank details. Hope the others due today also managed to get there.

BrieAndChilli · 05/02/2021 17:23

So we exchanged AND completed this morning!! I was working until 3 so we all went up to the house together then.
We are having a takeaway pizza on the floor tonight but won’t be properly moving in for a couple of weeks so we can paint , new floor etc.
Hope everyone else who was due to compete today has? I expect it might be a while for updates if everyone is running around unpacking!!

MotherofHeathens · 05/02/2021 17:27

We’ve heard nothing from the buyer. She’d originally said on Tuesday she would let us know by the end of the week, and EA said no, Thursday 9am but obviously she decided to stick with her own timescale (not like we’ve got other things we’d like to concentrate on all week or anything Hmm)!). Slightly annoyed that EA hasn’t even given us any update - even if it’s a ‘no news yet’ - but I’ve been juggling work/kids all day so hardly had chance to go to the loo never mind chase them!

Winterwaves · 05/02/2021 17:28

Oh fantastic news!! What a sweet relief it must be! We were meant to exchange today but there's been radio silence all week and nothing has happened. We phone our solicitor and estate agent every day, is there anything more we can be doing?

MotherofHeathens · 05/02/2021 17:28

@BrieAndChilli excellent news! Congratulations!

Silkiechickscat · 05/02/2021 17:31

Ours was about 4.30pm I think which must have been great for our buyers - being pushed to the wire by their buyers again. Glad yours is over too. I just want to sleep now. Get the money on Monday. It said to phone in bank details and DH just scrawled his on a piece of paper and said for me to phone with his and mine - I pointed out now wasn't the time to have unclear hand writing, they said he had to phone with his and me with mine. That's done now and we are in time just to claim second stamp duty back on here as we moved here before selling.

ldnirish · 05/02/2021 17:35

Congrats to everyone who exchanged and completed today. I am slightly jealous!

Didn't happen for us. Boiler seems to be a sticking point. We are happy to do it but the buyer has had since October to request this! Seems like delaying tactics to me.

And we can't start moving into storage until we have exchanged, so that'll be an awful rush job!

Silkiechickscat · 05/02/2021 17:46

Winterwaves We had the same and in the end got in touch with our buyers directly which helped. Good luck Mothers

Winterwaves · 05/02/2021 17:53

@silkiechickscat how did you find their details and did they mind you contact g them?

Silkiechickscat · 05/02/2021 18:02

We asked estate agent initially who ignored then we wrote to them using address on memo of sale.

They didn't seem to mind though put some things via their solicitors though it wasn't them causing issues it was the buyers-buyers so maybe different if its buyers causing issues. I always kept it nice and polite if firm at times. And I added in things to help them like details of local services etc. Our solicitor said being nice is the key thing.

austenwildfell · 05/02/2021 18:04

Thought I would check in here, We gave the go ahead to our EA today for our sale.
This will be quite easy compared to previous experience. and compared to some of you who are moving with children and in Lockdown.

We are selling a place that is let until the Summer, a fixed end date agreed at the beginning. Might be a prob with temp Covid laws.
Two years ago we sold two houses and bought another one all to live in not let out.
I aged 5 years extra.
If anyone wants to know about how 'open days' go wrong I will explain later..

JustCheesz · 05/02/2021 18:05

The date for the searches to be back on our house has been moved from 10th June to 6th May. By then our mortgage offer will have expired and the stamp duty holiday will be over.

I really am done.

Autumnchill · 05/02/2021 18:32

We're exchanging Monday and moving Tuesday 😀

Weekend of final packing! So excited!

4 in the chain and 3 of us using same solicitors who have been brilliant. 🤞

daffodilsrhere · 05/02/2021 22:54

Does anyone know please about someone coming to quote for outside property work/changes, with buyer, prior to exchange/signed contracts. I'm not sure if this is normal, too soon, any legalities, what I should be asking. My buyer is so nice and genuine but I dont know who the person is and am worried about covid and everything really. The agent had felt this could just go ahead. If anyone has any thoughts much appreciated.

misscodswallop · 05/02/2021 23:59

I hope someone comes along to assist with your query more knowledgeable than me

misscodswallop · 06/02/2021 00:10

what I do think is that anyone undertaking quotes should be qualified and know just what they are to do, where they can go and limit touching. Very difficult when you want to oblige and stay safe at the same time. I am not sure this is appropriate before sale anyway.

Silkiechickscat · 06/02/2021 00:11

Yes that can just go ahead as long as everyone distances etc as related to house move. We have had people in and we just kept distance and cleaned what they touched after and tried to set things up so no contact needed for them or us.

ldnirish · 06/02/2021 07:48

@JustCheesz I am so sorry to hear that.

@daffodilsrhere I personally would insist on exchanging contracts before this happens

Fleurchamp · 06/02/2021 08:02

Congratulations to all those who exchanged and completed - what sweet relief!

No further update here. Trying to get removals quotes - one company has never got back to me, another wants to do a video tour of my house and another will only quote an hourly rate (which I am not too keen on as I have no idea how long it will take!). We are on the outskirts of London - moving from a 3 bed house a few miles closer in to London (I know, I think we are the only people doing this 😂). How much are you all paying?

We also want to get some measurements for a fridge freezer as ours is integrated so staying and the sellers are taking their huge American fridge freezer so we will need to order one to be delivered on completion/ the day after- should we just ask the seller to measure? I would like to see the house just before exchange anyway, did any of you do a last inspection?

MotherofHeathens · 06/02/2021 09:14

@daffodilsrhere our buyer has come with a builder, i cleared out with the kids so there was more space to distance and everyone wore masks (DH was home and EA was there too). Wiped down door handles before and after but I don’t think they actually touched anything. It was inconvenient more than stressful.

@Fleurchamp we’re E. Sussex currently in a smaller 3 bed and staying in the same village: quotes of £1700-£1600 x3 and £1000 x1 with a combination of video and in person quotes. We were shocked at the quotes but I suppose before we’ve had no big appliances but this time we have fridge/freezer, washer, tumble dryer and dishwasher.

Fleurchamp · 06/02/2021 09:39

@MotherofHeathens thank you! Yes, it has been a while since we moved too and when we came here I think we had a sofa bed and a few boxes 😂 I dread to think how many boxes we will need this time.
Was this for self packing? I think with DC home (please open schools on 8th March 🙏) we might need some help packing everything.

MotherofHeathens · 06/02/2021 10:05

@Fleurchamp that’s with self packing (I tried to persuade DH otherwise but he doesn’t like the idea of people touching his stuff - not because of COVID, just doesn’t like the idea). We’ve tentatively started already, sorting through the garage and loft, getting rid of stuff we’ve not used in the 6 years we’ve been here, the kids old toys and grown out of clothes... This is stuff we need to do anyway, we’ve put off packing anything else yet given our buyer is currently messing us around.
