I am feeling incredibly down today. Everything on our side is completed but we are waiting for our vendors to repair a fence before we exchange and complete. The fence does not belong to the vendors but the landlord of the neighbouring house is being silly. The current structure that is in place is dangerous so it must be fixed. Our vendor is really good but our conveyancer and our conveyancer are slow and beyond frustrating. Throw in the landlord and the whole situation feels terribly depressing.

Our vendor wants to just get on and fix that wall and make it safe but I don’t think they can just do it without that neighbour who’s initial response was that the wall is not his when it clearly is.

I feel so low and dread this week dragging on with no positive move forward.

Good luck too @PointyMcguire! I am unfortunately at work since it's so hideously busy 😬 so DH is dealing with it alone and I'll rock up at 5.30pm when hopefully the worst of it is done Grin

I'm gonna be sat here at work anxiously waiting for my boss to tell me we've completed all morning 😂

My vendor wants to exchange before Xmas and complete just after, as do I desperately! Still waiting on my buyers mortgage to come through which I've just explained to the vendors estate agent as they chased me up on what is happening.

It's so frustrating just each day going by and nothing moving forward - no clear idea of when they will get their mortgage offer. Could be tomorrow, could be in 10 weeks. Who knows?? I'm sure my buyers are just as frustrated and anxious.

Now I'm just panicking about everything - what if my vendor isn't happy now and pulls out, what if the buyers don't get their mortgage offer at all? I can't cope with the stress on top of being 33 weeks pregnant 😭😭

Phew, solicitor has received the paperwork from the vendors so has ordered the searches. Should take 10-14 workings days but Xmas is slap bang on the middle of that so am assuming council will shut down for 2 weeks!

I'm in absolute shock, our buyers solicitor was still claiming not to have received the searches back. I contacted the council who confirmed they were sent back the day they were ordered back in November. Confronted with this, the solicitor has now acknowledged they do have the searches back. They were clearly trying to stall until after Christmas at our expense.

After all the problems we had getting a valuation, our full survey has been cancelled. We were given a different date to the surveyor and it turns out it should have been today. The surveyor has said the new date is no good for him so god knows what will happen now we're almost at Xmas.
We've also just found out that the house has previously flooded so now we don't know whether to even continue. We needed the stamp duty holiday so no chance of finding anywhere else similar quickly.

Exchanged on our sale. Now homeless in January unless we find a rental. Offered on one today. Hoping more nice options to buy appear in the new year...at least step 1 is done

@jujuball yes we are in! Log burner on although we seem to have lost the kettle so it was a glass of fizz instead. Just climbed into bed, feels very odd, not bad just new.

Just a big hug to everyone on here, I'm feeling really stressed. I'm trying to buy a bungalow, and eight weeks on don't even know if my vendor's solicitor has sent the draft contracts yet. So difficult it's all out of our control, plus the additional delays caused by the pandemic. Friends are saying pester pester pester - but both the estate agent and solicitor have their answering machines on!

The contracts were hand delivered to our solicitor yesterday, transferred the deposit today so fingers crossed for exchange Friday. Our agent is on annual leave this week and our solicitor has just told us he's going on paternity leave today. Thankfully not overly stressed as using a family members regular solicitor firm and he's taken over from him.

Only thing is as far as I'm aware we haven't heard from buyers solicitor... as they've been stalling throughout this whole process really hoping everything goes smoothly Friday.

Solicitor thinks end of Jan too tight to get searches back and contracts sorted etc so am crossing fingers for some time in Feb. Just want a date now so can plan everything.

It's completion day for us tomorrow. Does anyone know what time that usually takes place? Our solicitor said it very much depends. Our movers came today and have taken nearly everything except our beds before they come back in the morning. I can't believe it's finally happening!

Went to measure up yesterday at the new place now that we've exchanged, it was a bit strange meeting the vendors as we had no direct contact throughout the process and it definitely felt like it was their house (because it still is Grin) so it was strange trying to imagine ourselves in it. Nice though to put faces to names and be able to say hello.

Helllooooo I have been quiet as patiently waiting for our valuation. Which was done today! Santander have given the go ahead and said we’ll get the Mortgage Offer in a few days.

Searches are due back on the 1st Jan (via private search agent!)

Not sure what else we’re waiting for Grin

I wanna move in January! Smile

Wales going into full lockdown from 28th with no end date. No idea what this means for moving. My stress levels are beyond I just can't stop crying about it.

@Salome61 plan was to exchange before Xmas and complete first week of jan. My buyer still awaiting mortgage offer which has everything on hold currently.

@lollypop345 fingers crossed your solicitor can get it over the line this week or early next, depending on the mortgage offer. If you get your completion date at the same time at least you can book your removals so it will be classed as essential and will go ahead.

In hoping that because we rent and are buying an empty house (vendors already moved out) that we can complete during lockdown anyway. Everyone is local so hopefully things like getting contracts signed etc won’t be too hard to do.
We will be hiring a van and moving ourselves as will be doing it over a period of a couple of weeks as will purposely have a months overlap with the 2 houses so we can paint etc.
We won’t be putting anyone at risk as will be going back and forth from our current house to an empty house.
