Need to build extension that will most likely cover at least half the patio

I've been reading about the "half the land around the original house". We live in an end of terrace with a tiny patio (3x5m) and need to build some sort of extension that will create a 4th bedroom. Is this impossible?

Actually it is hard to understand as nobody is actually telling me why it wouldn't get planning permission. Just that it wouldn't.

And thanks @Bluntness100 it seems that electricity would potentially be the main issue, although easily solved with rechargable stuff / heavy duty power banks.

Buildings regs is not just about the unit itself. Something for occasional use may not be appropriate as a permanent habitable room. Windows may overlook or be overlooked. It may take up too much of the garden.

Could you link to that? Because I can’t see anything that says that.

Op, a glamping pod in rhe gsrden with power packs is a very different animal to an extension and micro flat. Are you sure your son wants to sleep in one of these in the gsrden?

Yes but building regs and planning permission are separate things. We're discussing this with our DSS if he wants french doors/ skylights etc.. we'd like to get his spec first and then go to the glamping pod people, then go to to the council.

I wish we knew about glamping pods not needing pp when we were trying to work out a business for my fil to run from home (well, us run, he just gets all the benefits). Thanks for the link @Bluntness100

I think ultimately he'll get more space and it will be fully independent (he'll have access through the back door) so he's very happy in that's way. We had a quick chat with him today and he thinks it's "cool" or whatever word the youth uses these days.

Personally I’d do it the opposite way, I’d call them and ask what you are permitted then work with your son on the spec. I mean you’re not putting a sky light in a glamping pod or shed.

You could build a extension for 25k if you do some of the work yourselves .

He's 13. The main reason is that most likely we would have to end up sleeping in the dining room there's 4 DC only one lives here FT. Three bedrooms, one a boxroom. We think it's worse for him to sleep in the living room/dining room than to have his own "pod".

I would tread carefully here op

You started with an extension and micro flat, even moved to patio doors and sky lights, and now it’s looking like a small shed in the back garden sith an outside toilet which Will be freezing.

I would certainly not consider having a thirteen year old sleeping outside in this unsecure manner, and I don’t understand why if only one of the four kids lives with you, why he’s the one who has to sleep on the gsrden?

Personally I’d get a sofa bed, and have him in the house. I’d not remotely consider sending my thirteen year old out to sleep in a shed in the garden.

And if he has access to the house, why do you need an outside loo? This indicates he would be locked out.

Yes there must be a better way to do this, than what this has now been reduced to.

If he was seventeen or eighteen, sure, but you can’t be shoving your 13 year old out to sleep in a shed.

Permitted development is for outbuildings or extensions less than 2.5m tall and covering less than half of the original area around the house. Sleeping accommodation is excluded from that. If someone sleeps in the room you need planning permission.

You’re correct in saying that you don’t need permission for a temporary structure, but if you kept it there on a permanent basis the council will class it as permanent. Our usual guideline would be if it’s there more than 28 days per year we’d class it as permanent, even if it was a tent.

I think you’d be unlikely to get permission for reasons of invading neighbours privacy, possibly blocking light, disruption with people constantly going in and out, and concerns about noise because a glamping pod won’t have the same sound insulation as a brick house.

There's 2 girls (8 and 10) the 13yo and a 13mo. Only the latter lives with us FT. It's a 3 bed. Two very decent size bedrooms and one boxroom.
