Nice, safe and very friendly neighbourhoods in london zone 2 (maybe 3)

Following on for my other “where on earth to live?!” posts, I thought I’d ask where you think the friendliest, safest, nicest area in London zone 2 (preferably, but 3 also good!) is?

Herne Hill for me. Very family friendly, and a great sense of community. We've been very happy there!

I used to live Between the Commons (Wandsworth and Clapham in SW11). It feels nice as it’s between the said commons with upmarket shops along the Northcote Rd in the middle. In zone 3, I like Wimbledon Village (upmarket and lots of greenery). Barnes is really lovely with greenery and the river but only works if you can live with a lot of plane noise.

I'm in Hackney Village and it's gorgeous, I love it. Very independent high street/'village square', good schools. Victoria Park right on our door step.

I'm with JoJo on this - around Clapham Common, either off NOrthcote Rd or a bit further out in Abbeyville viullage (a bit less pricey).

N.London - Highgate, Muswell Hill.

Stoke Newington is nice / bit boho, but I wouldn't call it 'the safest'.

Clapham is a very large area so not right to generalise, it's very safe and upmarket around Northcote / between the Commons and sligltly more down-toearth but also more community spiried in the Abbeyville village.
The less safe area (but not bad as such) is the bit towards Wandsworth Rd / possibly towards Stockwell. But there is quite a difference between them in 'feel' so we 've all recommended specific parts.

I did say Clapham towards Stockwell (so Old Town which is nice but then slowly deteriorates), not S itself Grin, but you'd be surprised at Stockewll now having some expensive streets.

(I wouldn't live in Stockwell having stayed there for a week a while ago, nor have I recommended it to OP - I was talking about the nice Northcote Rd). But some people obvs spend a lot of money on a house in the better Stockwell streets - well there is a quick tube connection to centre..

I would add Catford and Crofton Park. There's loads of lovely places SE London. You're spoilt for choice really in that part of the world.
