I'm still here, banging my head against a brick wall while we wait on our buyers-from-hell.

Apparently we MIGHT exchange next week, although they are still refusing to give dates. The people we are buying from want to kill us, and I'm not surprised. The chain above us has already collapsed once.

We started this whole process before Covid and since then it's been a complete nightmare.

Can anyone remember what happened when you had a buyer for your house - but you weren’t allowed to view properties due to lockdown? Leaving no onward purchase....

House came up today that we love - but I doubt we’ll be allowed to view it for a whole month. Online is fine but I think it has low ceilings and I’m claustrophobic so I wanted to see “in person”.

@MollyButton yes really hope so! A lot of vendors have taken their houses off the market today because they knew lockdown was coming.

What are the rules for house viewings from Thursday? Viewing a house can't really count as mixing indoors can it, if vendors aren't home and viewer socially distances from the agent showing them around?

YAY! So now we have to tell our buyer we are chain free but we have to start the house buying transaction from scratch during lockdown BlushWine

The surveyor is my only worry!!

My job is in conveyancing, The advice we will be giving to clients will be the same as last time which is we can exchange and complete on transactions (to be safe it should be on the same day) but it is up to the client to make sure they are able to move by booking removals etc. At the beginning of the last lockdown people are still able to move but in April time most of the removal companies stopped taking on new bookings (at least in our area) so it meant people couldn’t move house, this wasn’t an issue if you could sort out your own removals or didn’t have to physically move on the day i.e living in rented. The advice the government gave at that time was only move if the house you were buying was empty so like a new build or an estate sale; basically a house with no chain. The difficulty was people buying and selling on the same day; these were the conveyancing transactions that were delayed during the last lockdown. Let me know if you want any advice; happy to help

Thanks @FlowerOfEvil. We have already exchanged and have a completion date week after next. Removal company is booked. We’re not moving to a new build nor is it empty. We are buying and selling. Should it all go ahead as planned, based on your experience of lockdown last time?

This lockdown seems much more slack than the last one!

In my last post I said I was chain free - I meant to say that the vendor is chain free! Smile

Gosh I hope it all works out. Woo hoo!!

Also the greedy pig vendor for another property did a U turn on an offer we made last week Shock we had great joy in telling him “no thanks”

@Jedstre - it will be fine. At some point next week just ensure your removal company is still on board (no reason why it won’t be as booked and paid for) your solicitors (whether it not working remotely) will have gone through all this last lockdown, so they will have measures already in place to make sure completion runs smoothly. Conveyancing transactions that have already exchanged contracts (as long as no one gets sick and they can physically move on completion) are not likely to be an issue because you have signed legal contracts and booked removals, it is the ones that haven’t exchanged contracts that will have to consider whether to wait until the lockdown is over if they struggle to book removals etc.

Thanks @FlowerOfEvil. That’s what I thought. My solicitor has been working remotely throughout and she’s been great. We do have a covid clause should anyone be ill. I’m pretty sure removals will be ok but I’ll give the guy a call tomorrow. Thanks Flowers

Can I join you? Accepted an offer on mine (large family home) on Friday. Short chain as buyers buyer is in rental. Have been tossing up between three that I looked at a few weeks ago - the favourite is over priced and won't drop it as he's moving into more expensive.... so having tried a lower offer I'm going in at the lower end of the asking price.

Did my sums over the weekend and it still leaves me with enough to make the changes I want.

Eek. At least I should have missed lockdown if only starting the legal stuff now!

I've been in this house over 30yrs - so very strange to be moving.

We are in limbo waiting to see if our offer is accepted. We went to 1% over asking price - it’s a fixer upper and is already more expensive than next door which sold last year/fully done up.
Apparently we’ll know on Wednesday. There’s nothing else on the market we like.

Joining as my house is on the market and I'm struggling with the anxiety, so in need of moral support. It went on the market a week and a half ago and I've had about 8 viewings so far. It's not a 'normal' kind of house so I'm not holding out much hope for offers any time soon, and I'm utterly terrified of getting one because that means a survey will have to be done and I don't think I can deal with all that.

This is the end of a journey for me as I'm selling because DH died 18 months ago. It's taken me this long to get it on the market as his ex-wife tried to sue the estate so everything got frozen. In the 18 months that's passed I haven't been able to keep things as well maintained as I'd like, and it' been an exhausting process.

On the plus side, this is a big property with several acres, and I'm REALLY hoping that someone from London sick of working from home decides this is a lovely country pile for them with a better quality of life, and looks past all the crap. Fingers crossed.

So exciting for everyone who has moved since I last posted.

We had a bit of a worrying weekend as nationwide said they couldn't offer us what we had requested for our mortgage as something had cropped up on our credit file, couldn't tell us what so it was either stop the application to investigate it or continue with a lower amount which we decided to do. Have no idea what is on our credit file though as we have disclosed everything...

We also had our survey back which threw up some issues, a few rotten leaking windows, water marks on the boards in the loft, potentially dodgy electrics etc. @planplan how did you go about renegotiating your price as not to scare the selling? We've decided we're definitely buying the house either way but would like to have the price reduced a little to do the jobs needed...

The latest lockdown news had made me quite anxious about where we are in our sale as we still don't seem to be nearer to exchanging. I really hope we get a step closer to that actually happening this week. I guess a move in November is looking less likely. We'll be putting the Xmas tree in the removals van at this rate!

@GreyPaw you’ve done amazingly getting through all these hurdles so far. Flowers someone will fall in love with the house I am sure of it. There’s definitely a market for people leaving the big city for a property like yours.

Well. everything feels like stalemate now.

FYI we did end up with the messy / disgusting house in the end. So I’m assuming he’ll be equally lazy with the paperwork...

@GreyPaw what a traumatic time you’ve had. We are moving as DH is terminally ill so I feel a little of how hard this must be emotionally for you. Massive hug your way. Your house sounds like something plenty of city dwellers looking for a different pace of life would like. Fingers crossed for a quick sale.

I just don’t know what to do. This is such a heart over head move it’s making me slightly bonkers! I’ve looked into selling it quicker to one if the property buying companies. We have no mortgage & it would mean we could move ASAP & settle DH. On the other hand I know we will lose out massively & that doesn’t sit right either. I just really want to do this with DH. He’s much more realistic about the financial implications than I am. Maybe a four week lockdown will give us time to think.
