New thread. Hopefully the last one for us!!

OP posts:
Silenteyes · 30/10/2020 15:41

Congrats @DareDevil223 and anyone else nearly there!
Our buyers have now had their mortgage offer so hopefully things will get moving now. If I look forward to January then if it happens earlier it will be a nice surprise 😃

Badgerbadger22 · 30/10/2020 17:43

We loved the house we viewed earlier! It was perfect.

Made an offer but we expect it’ll be rejected.

Have decided to look into renting - no idea how we’ll afford it and hope it doesn’t eat into our equity but needs must.

So - can anyone advise me how to tie in starting a tenancy agreement with exchanging as I don’t want to be responsible for both properties if it all went wrong.

Blush

So our buyer has ordered searches, survey done, offer received and just doing enquiries now! Smile

Badgerbadger22 · 30/10/2020 17:45

It’s not easy finding a rental here as landlords choose professional couples over families - but we can only try.

Nervous about that too now Sad

Baxdream · 30/10/2020 17:50

No exchange here. Very frustrating!

Bells3032 · 30/10/2020 18:18

@StormyLovesOdd Did you get the keys?

OP posts:
StormyLovesOdd · 30/10/2020 18:28

Bells - Our seller eventually agreed to let us have his spare set of keys at 6pm and has promised to push the other set through the letter box when hes finished moving his stuff. So we do have some keys at least.

Turns out he hired a "man with a van" until 5pm today Hmm so has been loading his car up to move everything ever since. Recons it's going to take him most of the night.

How can you think you can empty a 3 bedroom flat in a few hours Angry

Simonsaysitschristmas · 30/10/2020 18:52

@StormyLovesOdd I would be absolutely fuming in your shoes. He sounds absolutely infuriating.

InescapableDeath · 30/10/2020 20:30

We have decided we won't move into rental - too much disruption for kids and also it's really expensive here! More than our most stretched mortgage would be.

So made an idiot of ourselves today - conveyancer got in touch to say the buyer would start their searches now, so we asked what about ours on the property we're buying. Well, we'd forgotten to tell them we were buying somewhere, hadn't we? We'd told the estate agents but not them - DOH! We had the offer accepted last week so we've possibly lost a week of searches time. Privately blaming (I shouldn't) my husband as he originally had the purchase form but we only filled in the sales form initially because it took us so long to find somewhere.

DareDevil223 · 30/10/2020 21:47

Thanks for the good wishes everyone, we love the house and we moved quite a lot of stuff in today - we're knackered Smile

I shall keep checking in to see how you are are all doing.

Tomatoandbasil · 30/10/2020 22:53

Another lockdown is looming according to the Times and Mail. I really hope house moves aren’t put on hold again!

Badgerbadger22 · 31/10/2020 07:16

Gosh yes it is looming Sad

Maybenexttime08 · 31/10/2020 07:22

What were the rules last time? Were some moves allowed to happen?

Badgerbadger22 · 31/10/2020 08:33

Yes so if the house you were moving into was empty - you could move.

Removal companies were very strict though.

And exchange & completion had to be on the same day.

(Unfortunately we last moved during lockdown!! Sad shame circumstances have since changed so much that we have to move again)

Baxdream · 31/10/2020 08:44

So what happens if you exchange prior to lockdown with a completion during lockdown?

IheartNiles · 31/10/2020 08:46

How would a house NOT be empty??
SilkieRabbits · 31/10/2020 08:48

Ours that we are selling is empty but our buyers are selling theirs which they live in though as very early in process maybe OK.

Wherewhatwhy · 31/10/2020 08:49

A further lockdown is just another chapter in my 2.5 year moving saga to date. I'm owed a lot of good luck to balance this out!

There is zero chance I can move without a removal company, which I fear will start charging silly money for removals when they are allowed to operate Sad

Badgerbadger22 · 31/10/2020 08:59

@IheartNiles The one we bought was empty due to it being an ex rental. Our buyer was chain free and stayed in her rented accommodation for 48 after completion - just in case. (She was a Doctor)

If a family moved into another families home that was vacated on the same day - then I don’t know.

I think those kinds of moves were put on hold until the tightest restrictions were eased but I’m no expert & I think the decision was made jointly with everyone in the chain.

Many moves were put on hold simply because there were no removal men working.

We had a man and van (and everything else in storage!).

@Baxdream if you exchanged prior to lockdown then I think Mr Gove suggested to delay the completion date - but every chain is different. @Jujuball will know x

I think as long as removal men are still working then it’ll be ok. Keep checking www.bar.co.uk for updates

And as long as everyone up and down the chain are happy to proceed then it’ll be ok Smile

What. A. Year Sad

Badgerbadger22 · 31/10/2020 09:02

The latest BAR update was this

“ Latest Government guidelines confirm that you can still move home if you’re in a very high alert level area. Estate and letting agents and removals companies can continue to work, and people looking to move home can continue to undertake viewings. For more information, follow the national guidance on moving home safely, which includes advice on social distancing and wearing a face covering”

ramblingsonthego · 31/10/2020 09:08

We are going to call our solicitor on Monday to see what lockdown will do to our move. We were about 3 ish weeks from exchange according to our solicitor yesterday. We haven't booked removals yet as waiting for a more confirmed moving date. And I am panicking. I do not want to do another lockdown with no garden and outside space. I just want our new house. Our new property is empty as an ex rental and our buyers are FTB so fingers crossed we can still all move.

Badgerbadger22 · 31/10/2020 09:10

@ramblingsonthego that sounds identical to what we were during first lockdown - so yours should go ahead. Try not to worry. X

Badgerbadger22 · 31/10/2020 09:13

TBH - boris will need to ensure parts of the economy is still active - so home moving should be top of his list considering they’re the ones who boosted the sector with the stamp duty holiday.

But then again- I am no expert Sad

Baxdream · 31/10/2020 09:23

I've just seen this in Wales. This makes me stop worrying.
They can't stop the economy, particularly when they are promoting house moves.

Thankfully we have enough friends/access to vans to manage without removals

Thank you! I hope so. We need to be in by 14th January due to school application dates. We are pushing for before Christmas and it was all looking great and OK. Now this lockdown could throw a spanner in the works.

InescapableDeath · 31/10/2020 10:19

Really hope surveys can still happen or my chain will be a bit screwed. Our vendors need it all to go through pretty quick. At least we're passed the viewings stage. If this doesn't work out I think we will just give up until next year.
