So we should be able to exchange early next week but our vendor doesn't have anywhere to move to, their alternative accommodation has fallen through.
As long as we exchange I don't really care when we complete, just what some certainty.

@Badgerbadger22 I hope it goes through quickly for you. It's so disheartening isn't it knowing it will be weeks and weeks. I'm so scared that our buyers buyer will pull out as it's an investor and there's been no word from them at all so far.
We've lost at least £10k already selling cheap as no one in their right mind would want a neighbour like mine. Can see us having to lose tens of thousands selling to one of those 'we buy any house' type places.

We were meant to exchange this week. It’s not happening. I feel like I’ve been banging my head against a brick wall all week and I’ve cried every day! I’m on the verge of pulling out, I know everyone in the chain will hate us for it but I need to put our kids first and the uncertainty isn’t fair on them. I’m so disappointed.

Buyers mortgage survey is tomorrow... terrified now it'll be valued lower, even though agreed price is £20k under what I had it valued at by 2 agents, a third valued it at 10k under the agreed sale price but he was judging it on getting a quick sale. It's just a difficult house to price in my opinion as there is just nothing to compare it to in the local market. It's a new build and there's only a handful in this style ever built and I'm the first owner to sell one haha. Any tips? Going to have a good clean tonight. Most rooms are empty!

@lollypop345 we didn't have an in person mortgage valuation (which surprised us) but we had a survey and weren't sure if they had paid for a valuation as part of that. We prepared the property in the same way we did for viewings, clean and tidy. I bet they'll be in the property for all of 5 mins!

Our buyer's surveyor called to arrange a visit today, which prompted me to arrange ours. There was a huge variation in price, so I'm glad I got a few quotes. I ended up going with Countrywide, who had slots available from end of next week onwards. We've now shelled out £££s so if this all falls through I'll be utterly despondent!

Has anyone's buyer NOT done a survey?

I'm dreading ours - the house is a 50s very average build. It has UPVC windows that are nearing the end of their life. We've never had the boiler or electrics checked (don't ask why - actually I think we did early on but I can't remember when). The guttering is falling apart... I think the price reflected the condition, but the buyer will probably push for more off. She already tried after a second viewing.

In contrast, we are not getting a survey on the place we're buying - hear me out! I am friends with the previous owner, who only sold it four years ago. I'm also good friends with the lady who lived in an identical house next door. These houses are only 20 years old and no one seems to have any issues. So think I will save the money incase we end up completing in April...

I think we're going to be exchanging next week! Preliminary moving date the 11th! Sat here listening to my neighbours thinking I can't wait to be in a detached house!

@Rubyredroo we are in a similar situation. I dislike my neighbours so much - they stink and they’re noisy.

Arghhhhhhhhhbbhh my lawyer emailed to say he's chasing the other solicitor but still not heard back as to whether the searches were back. Arrrrrrrrrrrrrrrgh

@RAINSh0wers we were also due to exchange this week but waiting for one more form. Someone up chain has also threatened to pull out.

I am telling myself they won't as it has taken so long to get this far. Reading your post now I am not so sure! Would you really want to start again from square 1 when you are so close to exchange?

I've exchanged! Talking to a few removal companies. Complete on 11th (one can do it, but not pack the day before - which just feels too risky). I have insurance, just need to work out what else I need to arrange.

@Talia78 rationally when I calm down and look at the situation no I don’t think so. But we’ve been doing this since June, we’re on our second buyer and I’m just exhausted. I also can’t confirm my daughters school place without exchanging contracts and she’s starting to get nervous about it as we can’t tell her when/where it’ll be happening. When I look at her little face I start to wonder if it’s all worth it...

But if it’s any reassurance, everyone I’ve vented to in real life has said ‘just threaten to pull out’ so I do think most people see it as a threat to make things happen. It shouldn’t be that way, but I think the whole process is so rubbish for everyone involved it seems to get thrown around lot.

It’s the lack of information driving me mad. If they turned around and said ‘we’re not ready to exchange, we need to do x, y, and z, let’s aim for Wednesday’ I’d be fine with that. But we’re getting days of silence, followed by a casual ‘oh we’ve tried to get an update but can’t,’ so we have no idea if they’re talking days or weeks until they’re ready.

My buyer won’t budge from completion on 8th, but our vendor can’t find anywhere to move to. I think I am going to offer them an extra week and we will go into an Airbnb until she is ready, hopefully agree that as the 16th. Can’t let it fall apart now. This is our third buyer and fifth house.

One thing that I am learning through this process is don't trust your solicitor. If she says there is a query with a mortgage or anything else, chase it up yourself. Having just spoken to our mortgage company apparently the query is the other way round and it's been sitting on our solicitors desk since 17th November even though the only update we have gotten from her for the last two weeks is that we are waiting for a query to be responded to from the lender! There goes 10 wasted days. I'm so angry.

@MollyButton congrats. great news.

So my solicitor finally got an update from the other side today saying that apparently the search company weren't happy with the original property plan and requested a new one to ensure they were searching for the right property and apparently that's caused this six week delay.

I only bought the flat four years ago and all the searches were included in the pack so don't know how it can go wrong. But she refuses to raise enqueries until the searches are back and no idea how long that will take.

We threatened to pull out during ours. We absolutely meant it. But our old house was lovely just on a busy road. We didn't need to move. Our mortgage offer was due to run out and we weren't willing to reapply as rates had gone up and it wasn't us being difficult.
We offered money for our vendor to go into rented, which is what happened.

Everything was worth it for us. That last month was vile and I feel that in some of your posts. If you have a decent solicitor and a decent estate agent, they will get it through. It's a horrible process but the minute you exchange you will feel better!
