@lolabears sounds like my buyers solicitors. Twice she's said searches are back and then changed her mind. Supposed to be back tomorrow. She seems rude and unresponsive.

I don't know how you're gonna get the boiler done. Most places are only doing emergencies now and not services. Given CV i think you can reasonably argue against that

Absolutely no progress here! My solicitor seems to have had a personality switch - so much so I don’t actually think it’s her behind her emails Confused (I do really love my solicitor though! She is amazing!)

The stress is making me extremely ill.

Literally just want searches ordered (!), valuation booked and the mortgage offer.

2 out of those 3 may be sorted by midday tomorrow but I doubt it Sad

Meanwhile we have a construction site beginning next door. 8am - 5pm of extreme noise and vibration!

Feeling a bit more positive today. All being well all of our buyers outstanding documents should be back by 1st Dec, and fingers crossed we
might exchange on 2nd Dec.

These shoulds and mights are driving me doolally.

I've been too down to post here after losing all the houses we've made offers on (some accepted!). Our buyer's bank's surveyor (that's a mouthful) rang today to arrange a survey, but that actually made me nervous because we still haven't found anywhere!

Rang our EA in a panic and she has a new house coming to market in a week or so that might be suitable. Just this glimmer of hope has made me excited again! It's well within budget and chain-free - I just don't know how many people she is talking to about it! Hopefully we will get to see it before it goes on the market.

@InescapableDeath blimey you sound exactly like us! And in the end our perfect house was found via an estate agent who phoned us before the house had even made it on to Rightmove.

In fact it went on Rightmove as SSTC!

Saying that - I’ve also run out of hope. I’m so poorly and stressed. Nothings happening and it’s all stagnant.

Two days now till we're meant to complete. Email from solicitor saying she is very busy and will get us the contract when she can... I'm not sure at what stage we actually become a priority!!

@Maybenexttime08 I think that’s disgraceful of her. Sad can you ring up and ask to speak to her senior / manager & explain her lack of professionalism. (Considering you’re supposed to be completing!)

@Badgerbadger22 I'm still full of fear that the EA will have a few people like us ready to buy it. But she knows we tried to buy one the same size in the next road over, so it really would be ideal! Argh it's just stress at every stage, isn't it? Hope yours starts speeding up again soon.

Biting my nails. Hoping to exchange this Friday or Monday. Our vendor was moving in with friends but that has now fallen through, so she needs to find somewhere until her house is ready. She is also struggling to find a removal company.
We have been this close twice this year before the chain collapsed each time. Our buyer is living with her mum and desperate to complete asap, that’s what we want too, but looks like patience is needed....

Hmmm having expected to exchange two weeks ago, it seems there are quite a few things that need dealing with before anything can proceed on both sides of our tiny chain. Apparently there's an ID issue with our buyer's deposit giver that needs sorting and our solicitor is still waiting for responses to some enquiries. Can't book movers till we have a definite date which means are now creeping into December and getting closer and closer to Xmas. I'd also packed lots of stuff, assuming we were pretty much ready to go, that I'm now having to unpack! Stress all round

I phoned the search office myself and they will be sending the searches back tomorrow. Hurrah! I asked the solicitor what the timescale is now and they refused to give me any indication. Why not? It’s very frustrating! We are waiting on nothing else. Solicitor now has all the paperwork and the searches are back tomorrow.

So the solicitor said our contract will arrive tomorrow, and has sent 115 (yes, 115) accompanying documents! Is that a record?

@Rubyredroo but why isn’t it possible to tell me if it’s a week, 2 weeks, 5 weeks, 3 months.....? I only want a rough guide as to when they’ll next be in touch with me (so I can stop pestering them with emails!).

@Tomatoandbasil I completely agree. When I last asked I was told we are no where near that point yet. I've got a feeling it will just be sprung on us. I think they don't give an estimated date in case it gets to that point and it doesn't go ahead - thats only a guess though.

Have finally found a house we love. Put an offer on today, really hoping they get back to us quickly. The vendors are planning to move in with family so no onward chain as well!

We have a new possible completion date, even closer to Christmas. I haven't even told my DD yet. I'm just waiting for exchange.

Moving day for me tomorrow, I'm extremely nervous and excited. I've got lots of last minute bits to do today to keep me busy and stop me worrying about everything going wrong. Good luck to everyone else.

@Tomatoandbasil were those personal searches or official ones? Ours are currently a huge hold up we’ve been waiting 5 weeks, they are personal searches, asked solicitor if she can speed them along but she said if she speaks to her agent to speed them up then they will put us to the bottom of the list? It’s getting very close to the whole sale collapsing if we don’t get them back ASAP. Stressed is an understatement!

@Oranges555 that’s a long wait for personal searches!! What’s the point in personal searches if they take that long? May as well just get the standard Local Authority searches....

Literally do not see the point in them if they take so long (our solicitor has ordered personal searches too!!)

And to stick you at the bottom of the list for chasing them up? Shock

Searches as local authority by us are taking twice as long as those for official searches. There’s a huge backlog we’re in one of the worst areas

So 5 weeks is quick compared to your Local Authority turnaround time?

Our LA search turnaround went from 10 weeks (mid October) down to 4 weeks (beginning November) quite quickly - maybe give them a call to double check the times? Flowers

@Badgerbadger22 Yep. Just how long it is around here. I’ve doubled checked every week, local authority are taking a lot longer. This is a fact around here, our EA who we know well confirmed this too. I emailed local authority 7 weeks ago to query searches times and haven’t had an email back yet so guess they aren’t lying Smile
