Jumping on this thread.

FTBs - offer accepted start of October. Mortgage offer last week and Survey on Friday.

Otherwise we know nothing, currently week 8 and not a single correspondence from solicitor despite many emails and calls. No idea what our chain is or how it’s going.

EA rang a few weeks ago and asked if we’d hold off moving for 5 months as Vendors house won’t be ready until then, we said no as need to move. But that’s about as much as we know.

Offer we put in yesterday was declined but they came back with a counter offer which we agreed to! So hopefully we will be moving next year and if all goes well we might just make it before the stamp duty holiday ends!

Totally jinxing myself by posting this but I think we’re getting somewhere! Our solicitor has finally received our mortgage offer after much chasing by the broker, title plan has been sent back to them and we have the mortgage deeds to sign. Minor issue in that they’ve spelt my middle name wrong, but hoping that won’t be too tricky to fix 😬

The only thing we’re waiting on is the LA search, we’d been warned we might not have this until next week but I managed to track down someone at the council who has been able to speed things up a bit so we should hopefully be able to exchange by the end of the week or possibly early next week 🤞🏻Trying not to get too excited just yet, but after all the stress I really can’t wait to finally move in.

Do you all think things have quietened down now after the summer rush?
We had offer accepted on house last Monday, submitted mortgage app on Tuesday night through broker. Had call today to say had passed credit check, affordability and ID check. From the news and peoples experience I was expecting it to be weeks before our application was even looked at!

House we are buying is empty as vendor moved out and we are FTB so I suppose we will be able to choose completion date to suit us etc as soon as mortgage offer and solicitor searches are done?

@BrieAndChilli Congrats on your offer. I could be wrong but I think the credit/ID check is akin to the checks they do for your AIP. We also had ours in a matter of days but it still took a further 3-4 weeks to get our formal mortgage offer.

Our next step is waiting for the valuation to be booked in.

I just have a “bad feeling” about every single step that we face!

@Badgerbadger22 our broker said that’s the next step for us too.

Some of our deposit is coming from inheritance , probate was granted in the summer and the 6 month probate waiting period end middle of Jan when funds will be released so I’m hoping everything ties together for an end of Jan completion date but not sure if that’s being optimistic!

@BrieAndChilli what is the 6 month waiting period? Once probate has been granted surely the estate can be distributed without waiting 6 months?

As for the acceptance in August we had our "accepted subject to valuation" in about 24 hours of sending all our documents in. Then the valuation was about three weeks later and we were given the formal sign off the day after (we were, however, putting down a significant deposit, not borrowing near our max and both in secure jobs/jobs where our income is likely to increase substantially over the next few years).

As for our sale we are still waiting for the searches to come back. According to the solicitor she sent them off October 15th - twice she has said they are back and then changed her mind. she said the council said they'd be back on the 25th but still haven't heard. This purchase is now on week 22 we had the mortgage and survey done by week 9 and have been waiting 13 weeks now for the solicitor to get going (they moved solicitors at week 10). It is just beyond a joke how useless these buyers are.

Assuming it is after lockdown ends in December and we all wear masks/socially distance as much as possible?

I saw two houses yesterday as mentioned above. Both four bed detached, one at 510, one at 450. Naturally my husband liked the 510 on a nicer road with a chain. I liked the cheaper one with no chain. We offered 510, only for it to turn out that the vendor hasn't actually chosen our agent yet and the other agents actually gave bigger valuations (never mind the house next door sold for 475 in August). So they said they'd accept if we offered 515. So we did! And they haven't bloody responded!

This limbo is what I hate the most. We jump through every hoop the vendors give us, yet it's never enough (we have been through this with multiple houses now). But when we sold, we give a big discount and answers straight away!

I'd rather get the cheaper house which will leave us with enough to pay stamp duty if it's slow, but has no chain so will probably go through anyway. But my husband thinks it's not a forever house, just because it's closer to the kids primary than their likely secondary.

ARGH. The more expensive house IS nicer, which is why I've gone along with it, but it would be better for my mental health to take away a lot of the uncertainty.

So all named gifts from the will have been paid out but the rest is going into a family trust thing (some inheritance tax reason) and the solicitor waits until the 6 month period after probate that any debtors/interested parties have to make a claim on the estate.
I’m pretty sure if MIL asked the solicitor to release a portion of the funds early they would (as I think it would be apparent by now if DH nan owed a huge debt the size of her estate! MIL is then gifting us more money towards the deposit.

I'm at my wits end with my current neighbours now and just can't wait to move. This morning we heard that our buyer's mortgage has been agreed and she's going to arrange a survey. So a little good news at least. Haven't heard anything about our own mortgage yet.
I can't take another 2-3 months of my twat of a neighbour. She's purposely winding us up as she knows we can't risk losing our sale by reporting her.

Our buyers are ready to exchange!! We’re waiting for our mortgage offer and personal regulated searches and we’re weeks away from receiving either of those!

Ahhhhh stressssssssss and then there’s Covid and Christmas on top of it all! Sad

Offer finally accepted on the pricier house! I can breathe for one day!

EA also said vendor is looking at a chain free house today, but they've also promised to go into rented/family if we are ready to exchange in march and they're not.

Phew!

I don't believe it will go well as it has all failed before, but am excited!
