New thread. Hopefully the last one for us!!

OP posts:
Badgerbadger22 · 28/10/2020 17:10

Obviously I meant compromises!

Pepperwand · 28/10/2020 17:22

Good luck @Badgerbadger22 and you never know! Our current house I initially refused to even view it but when I did I was pleasantly surprised and the house we're hopefully buying I initially said no after first viewing but then it was the one I found myself still thinking about months later. Sometimes something doesn't seem right and then suddenly you find that it is.

Chronicallymothering · 28/10/2020 18:10

A whole year since I waltzed into a house viewing without a house on the market.

Dream house, we sold ours in 3 weeks. Offer accepted. January rolls around and the survey is pretty damning. We walked away. The buyer of ours told us they would be happy to hold on as long as it takes.

End of lockdown we saw 2 houses, offered on the first one who were unrealistic about price- we bought the second one. It's a good option, not nearly as exciting but a lot more practical and cheaper! Plus no building works needed.

We exchanged yesterday Wine

We move in on a Tuesday. Both stressed to the eyeballs and excited in equal measure- and it's half term here.

So this is us over and out for the sellers roll call. Hold faith: the much better house may be just around the corner. And don't delay on starting searches- 8 whole weeks!!

Jedstre · 28/10/2020 18:14

Last thread for me. We accepted offer on ours in July and found our house in August. Exchanged on Monday! Really happy and completion in a couple of weeks. I have booked removals today and organised redirection of our post.

organisedmother · 28/10/2020 18:18

Waiting for exchange seems like forever of back and forth emails 🙄 was hoping to complete 31st October will more likely be end of November now!!

InescapableDeath · 28/10/2020 19:08

Our buyer has been patient for weeks while we've found somewhere to buy. This week, we've finally got stuff going and have booked a survey etc on the place we're buying, have a mortgage appt set up. Our sales progressor has tried to get in touch with the buyer but they've missed messages and have just texted her to say they're away this week.

That's totally reasonable, right? It's half term, after all. Or would you worry that maybe they've got cold feet because how hard is it to answer a Q as to whether they're going to set up a survey?

Yep, I like worrying...

sparklesandmoresparkles · 28/10/2020 19:08

Good luck Badger!

We’ve had some good progress in that our building surveyor is booked for Friday, and the mortgage valuation for the 5th November. Dreading both as we’ve already knocked our buyers down a chunk, due to a huge amount of work that we know needs doing. If we have to go back and try to knock them down because of anything structural, I’m not sure how much luck we’ll have Sad I think we’ll hold off on any negotiations until both are back though, just in case.

Badgerbadger22 · 28/10/2020 19:33

We liked the house. It is small but nice :) if we make an offer we’re going from a short chain to a long chain

FTB - us - vendor - their vendors - their vendors - end of chain

It’s putting me off :(

PointyMcguire · 28/10/2020 20:11

So we’ve managed to book our survey for November 9th. Equal parts nervous and excited. We’re fairly confident there’s nothing to worry about, the whole place (including acres of land) has been kept immaculately, but I’m a worrier so wanted a survey just in case we’ve missed anything. We offered asking price as it was everything we were looking for and more so hoping there’ll be wiggle room from the sellers if needed, but we’ll see.

InescapableDeath · 28/10/2020 20:12

I don’t think that’s too bad. I thought my chain wasn’t too long and it’s only one more than you.

My buyer - me - our vendor - their vendor

Also congrats on potentially finding somewhere!

sparklesandmoresparkles · 28/10/2020 20:22

That’s good then Badger Chains can be a pain, depending on how far in the process they all are.

Ours is pretty short as there is (I think) FTB-our buyer-us-vendor so the upside down version of yours, Death.

Hope it goes well!

Jujuball · 28/10/2020 20:33

Ooh exciting @Badgerbadger22 that's not the worst chain I've ever seen, probably round about normal I'd say. Good luck, keep us posted on what you decide to do!

Ooh my survey is also on the 9th @PointyMcguire, sending good survey vibes to the universe for us Grin I have no idea how long it'll take to get the report when it's done mind. The mortgage valuation and homebuyers survey are being done in 1 go so I've had no correspondence from them at all about their timescales.

Badgerbadger22 · 28/10/2020 20:36

Thanks everyone! That makes me feel better. I have never been in a chain before!! I’m very nervous Smile

I’d rather pay more and not be in a chain! Grin

PointyMcguire · 28/10/2020 21:43

@Jujuball oooh I’ll keep fingers crossed for us both 🤞🏻 Santander apparently don’t allow upgrades to a homebuyers report so we’ve had to do them separately. Surveyors have said we should have the report on the 10th, but no idea when the mortgage valuation will come in. We’ve been given a ballpark timeframe of mid-November so really hoping we can exchange by the end of November and still be in before Christmas.

Jujuball · 28/10/2020 21:49

Ooo hope it works out for you @PointyMcguire! Our vendors' purchase is a bit behind ours (annoyingly!), but they've said they want to complete either 1st week of December or 1st week of Jan, so I'm really hoping we can make it for December. Our mortgage lender has been so slow, I'm really hoping they get the offer to us quickly after the survey 🤞🏻

ScottishDream · 28/10/2020 22:22

We’ve sold our house, to a couple who have sold their flat to a landlord. Offered on a lovely big house, end of chain, currently empty. Ticks nearly all the boxes but needs a hell of a lot of work.
Best and final over gone in, just slightly over asking price. I think we probably won’t get it as there’s been a lot of interest.

PointyMcguire · 28/10/2020 22:45

@Jujuball ah that’s annoying! Our vendors took a while to find somewhere they liked and our buyers were impatient so we’ve ended up having to move into a rental in the meantime, but at least it means we’ll be chain free soon.

I just find it so hard not knowing how quickly everything else will move, but here’s hoping we’ll both be settling into our new houses come Christmas Grin

checkedcloth · 29/10/2020 06:08

Checking in. We are week four following an offers accepted on both our sale and purchase.

We still have no confirmation of the chain above us, we know of two houses above our purchase but not sure when it ends.

Has anyone had this before?

Rubyredroo · 29/10/2020 06:59

@checkedcloth unfortunately I've been in that position before... never did find out either.

Maybenexttime08 · 29/10/2020 07:19

We've hit a new conundrum - not sure if anybody can help? We have ported our mortgage with a gap between selling and completion of our purchase which TSB is fine with. We had to pay our early redemption charge with the idea that it would be refunded once we complete. However, our broker and solicitor disagree on whose job it is to make sure we get our early redemption back! We've hit stalemate.

Any ideas??

Roselilly36 · 29/10/2020 07:39

Congrats to all that have exchanged & awaiting completion 🍾🥂

We are SSTC, but now searching for our next home, which is not as easy as we hoped, we are relocating so lots of motorway miles for us, more viewings booked for this weekend, wish us luck

AmmoniteMum · 29/10/2020 07:59

Joining in as we accepted an offer on our house but are struggling to find something we like, also relocating like roselilly.

Our buyers are waiting for mortgage approval. The mortgage survey was done last week so unsure how long these things take.

Congrats to all those who have exchanged!

Baxdream · 29/10/2020 08:43

We have all agreed a completion date. My solicitor has notified either side we're ready. Does this mean we could exchange today 🤞🤞🤞

PointyMcguire · 29/10/2020 08:45

@Roselilly36 @AmmoniteMum We’re also relocating so I feel you on the motorway miles. In the end we took a week off work so we didn’t have to cram so many viewings into the weekend, and fortunately found somewhere that ticked all the boxes.

Good luck for your weekend viewings!

fourmonthstogo · 29/10/2020 08:59

@Maybenexttime08 I'd say definitely not a Solicitor's job. It's not part of the conveyancing as such. If your broker won't help can't you contact TSB directly about it?
