Our local authority (and the one we’re moving to) have their search times on their websites. For us it was spot on. Our buyers haven’t had theirs back but they’re due next week (I hope!)

@RAINSh0wers ah thanks - just checked the local authority website and it says the current volume of requests is so high they can't give turnaround times at present 🤯🤯🤯 oh well nothing I can do about that!!

Thanks everyone, it's taken us 15 weeks to exchange, so 16 weeks to completion.
It's not been a fun journey and we nearly lost our lovely new house but we persevered.
I have learnt the following:

Have a proper estate agent- purple bricks are absolutely useless when you're trying to get stuff done, such as chasing clients, getting to completion etc. They literally sit back and do nothing. If you're willing to risk your purchase, use them. But everyone in your chain will hate you for it.

Have a proper solicitor, ideally local- call centre solicitors are useless. They're a bunch of admin with one solicitor signing off at the end. Please just accept that moving house costs money, don't cut corners! Our solicitor has been phenomenal!

Try and avoid houses that the owners don't want to sell - I mean divorcees really. As sad as it is, they really don't want to go and this means they won't be in a rush. It's sad for them of course but it's frustrating.

I'm now on week 14 and still no sign off exchanging contracts. The first person in our chain was supposedly a cash buyer and is now applying for a buy to let mortgage instead of paying cash AngryI have no idea how much longer this is going to take but I have a very bad feeling that it's all going to fall through and I'm going to cry.

I don't know if any of you remember but week before last I found out my 'chain free buyer' actually was selling a house.

This morning I found out actually they are selling two houses to fund buying mine.

The only reaction I have left is to laugh.

Apparently both completing soon - I just don't think they understand what chain free is and they think it means they don't still have to find a buyer? Can't get my head around it. No point arguing or causing agro with them, I should have asked more questions at the point the offer was made but you live and learn.

@lollypop345 euch i feel you. That is so fustrating for you. So many people lie in this process and i don't get it. The other person will find out eventually.

So seems like the cow aka our sellers seller will get her way. she's refusing to budge from the 6th of January as a completion date. Said its redic and she may as well go mid december cos nothing will get done in that period. Doesn't matter it screws up everyones leave year and my medical appts. So we have to agree. So planning to exchange tomorrow. it's really taken the excitment and the wind out our sails for the exchange

Feeling totally miserable. I was meant to have my sisters kids for their anniversary in december as well so their anniversary is now ruined as well :(

Congratulations @Baxdream!

I had a bit of a wobble this week wondering if I’m making the right decision but my head is back in place and we are getting close now. Aiming to exchange either end of next week or early the week after that but in the meantime having to answer loads of queries from buyers solicitor. One of these is for us to provide a form for some insulation work that was carried out well before we bought our property and I’m not sure we have it. Does anyone know what happens if we can’t find anything? Is this where an indemnity policy is needed?

Also we are only able to move midweek due to childcare (and hell no can I move without sending my DC to childcare) so am hoping this doesn’t cause issues with agreement for completion dates.

Joining! Just about to put my house on the market. Not the time of year I'd go for really but 1 beds arent selling so I figure getting on the market sooner is better. Had 1 valuation. Getting another tomorrow. Then need to decide what to do.

Hi @Dazedandconfused10 my biggest bit of advice is don't dismiss the lower valuation. I really believe if I'd have gone with the lower valuations I'd have probably sold for more than I have currently, as put it on for the highest and then dropped twice as there was little interest. Then accepted an offer say under asking as had seen something we liked. If we'd have put it on for lower it probably would have generated more interest in the first place.

To be honest I only bought the place 2 years ago with my ex and I couldn't remortgage in my own hence the need to sell (since had a promotion and could keep it, but mind is made up now) I think I'm going to stick it in for what I bought it for (paid asking price) first agent agreed with me on that which was refreshing. i might have to accept a loss but the market is what it is. Ftbs need a 15% deposit and landlords are leaving the market so I need to be realistic. Plus the less I get the less ex gets and I'm bitter and petty like that. Ha.

Hi hoping to exchange anytime now.
Surveys came back fine, so did searches. Solicitor had enquiries of the people I'm buying from, and their solicitor was slow to pass them on. I'm vaguely concerned that that end don't know the rush the people behind me have to get going.

Good news: you can stay away from home if house moving, some catteries are remaining open. I haven't enquired about removals yet as I don't have a date. But I guess that will be made phoning once I know.
Fortunately I have a flexible job and can take time off, or even just shift my hours if I want/need to (and its 100% from home). Just I do need to make sure I have as seamless as possible broadband usage.

We have finally been told that our mortgage application has been accepted and we will have the offer documentation on Monday. After 11 long weeks waiting for it and a lot of stress. So relieved this one part of the process is over at least.

Just had my mortgage offer!! Applied 7 working days ago, super speedy. Although I am porting and borrowing less so I imagine that makes it a lot easier for them to process.

@Badgerbadger22 applied Wednesday 28th, valuation was Tuesday 3rd and offer today on the 6th. All during the lockdown here in Wales too xx
