We have sold our house SSTC but there is absolutely nothing on the market. Lost out on the one we wanted yesterday. Anyway I was just having a nose about the internet to see if it's likely the gov will extend the stamp duty holiday and noticed there's a petition.
Apparently there is a national backlog of 420k buyers wanting to complete Shock

Our buyer pulled out today. Our sales progressor had told us they were the perfect buyer, totally patient as we found somewhere to buy - now I wonder if they were delaying us. Apparently they still want the house but their job is at risk and they won't know more until the end of Nov. Well, our vendor wants to move at Christmas.

Result is, we've gone back on the market at 15k lower, (same price as our neighbour) but only chance to save the chain is sell this weekend really.

If we sell after that we will lose our vendor and there is nothing on the market, so what's the point.

I'm heartbroken. This was our chance to have a decent house. I know it's a first-world problem, but I also knew it just wouldn't work out for us. We are never lucky in that way.

Finally got forms to complete from our solicitor, 10 forms so will keep me busy Shock Really hope our buyer doesn't pull out as we have to pay fees to solicitor anyway but need to try. Only time sold before took over a year so nervous and two attempts and 8 months to sell. This time was 5 weeks to sell so a lot quicker but this bit seems very slow.

@InescapableDeath I'm so sorry to hear that, that is so stressful.
@Bells3032 that sounds very complicated and stressful to have so much going on! Glad we only have one clear purchase and sale now!!
Regarding indemnity policies. we have two which we bough on purchase which are in perpetuity. So I'm guessing the one they want us to buy would also be in perpetuity. We are waiting to see what they say to our refusal. Solicitor has said though that she has asked both buyers and vendor for any outstand requests and/or paperwork and then apart from anything that brings up we are ready to discuss dates and prepare contracts. I don't want to curse it but it feels like a step in the right direction. I even ordered bubble wrap today... Still, baby steps.

@InescapableDeath I'm sorry, it is really shitty when that happens. We first put our house on the market in Jan 2019 and that move ended up falling through when our buyer pulled out right before exchange, I was absolutely devastated. Long story short we stayed put but we're trying again and if all goes through this time we're buying a much better house than the one we lost. Sometimes things work out in the long run but it's absolutely awful when you're in the midst of it.

I had a helpful chat with our agent yesterday and she reassured me that the delays are not because the buyer is having second thoughts, it’s just that everything is taking a long time at the moment and the solicitors are super busy. I know anything could still happen but it made me feel better!

We seem to have made progress this week. Our solicitor is sending out the final report and I think we may be ready to exchange next week! Now I really need to start packing!!!!!

Sorry to be the bearer of bad news @lollypop345 ours took 7 weeks! I think we’re in a particularly slow area though. The place we’re moving from is 4 weeks at the moment.

We were told in our area searches take 5 weeks to come back. We've just heard buyer has their mortgage offer which was very fast, 1.5 weeks in. We only got our forms to fill in yesterday evening.

Just checked my diary and it took 6 weeks from us requesting searches to getting the report back about them from our solicitor.

How do you find out how long searches take in your area? My buyers came back for them in about 2 weeks 😓

Called for an update re my mortgage, nationwide said just waiting on the valuation and that it hasn't been booked yet according to their system... but it most definitely happened 2 days ago according to my vendor and the EA! Hoping there hasn't been a big error somewhere by nationwide.

We just went for a walk from the new house down to the park and local school where our kids will go. I just so can't wait to be in there now, I love the area so much.

@Baxdream congrats.

For our sale still waiting on exchange here. Giving the sellers seller til the end of the day to come back with a more reasonable timeline but she just won't budge from January 6th. So may have to wait til then. I don't get why she can't at least agree Dec 21st or something as nothing will get done between those two dates and at least we all have the Christmas holidays to settle in - our seller is a teacher and my husband is a solicitor whose firm is closed over Christmas anyway.

The sale of my flat is ticking along...still waiting on the searches but at least everyone seems motivated now. The upside of all this may mean my flat is sold before the house is bought so we won't have to pay the stamp duty and claim it back
