We've exchanged on our purchase. Hurrah!!!! we don't have completion til January but on the upside being able to order stuff in the Christmas sales. Yay.

Still waiting on the searches for my sale but hopefully we can get that done and complete before completing on the purchase (otherwise my in laws were gonna lend us the money to tie us over).

But hurrah! done insurance. not sure what else to do now!

We are in!!! Currently curled up on my new sofa with the fire on and wondering what takeaway to get for tea.

Can’t quite believe we got here - there were so many times it felt so out of reach, especially after first viewing this house in January. I feel very grateful.

I know you will all get there eventually and it will be so worth it Wine

We’ve made good progress on our purchase this week and are good to go at that end. The sale is taking longer and a pre-Christmas move is looking uncertain 😕 I wish I could relax but I need to sort DDs school place and I really wanted her to start the new school for the new term.

Had a viewing this afternoon which seemed to go well.

The agent acting for the builder we hope to buy from called yesterday to say that whilst they couldn’t part exchange on ours as it’s too near in value they would on someone with a lower priced property that wished to buy ours. I’m just not sure how to even communicate that to our agent!

Hope everyone relaxes over the weekend & is able to park the stress and uncertainty.

I’ve been told today that our searches aren’t due back for around 3 more weeks and even then things are getting delayed!!

Been quiet on here lately as we unfortunately had a family bereavement. Just catching up and a huge congratulations to those who have exchanged and completed! So great to see Smile

We've decided to break our (already small!) chain given all the uncertainty in the world, and since our sellers' purchase isn't ready yet. We're ready on our purchase but I doubt my sellers will be until after Christmas. So we've agreed to complete on the 16th Nov on our sale and move into temp accommodation. Will be a huge relief when the sale is through!

Now to spend the weekend frantically packing!!

What kind of accommodation are you moving into? Rented? I never know how to tie up rented with exchange and so I’m reluctant to do it (but it makes sense for us to do it!)

@5minutespeaceplease welcome! Where are you at in the process at the moment?

We're very lucky that our friend has a house that's already been empty for a few months that she was thinking of renting out, so we're just staying there for however long is needed Smile we couldn't have found a "proper" rental on a short enough term I don't think. Especially with our dog! It's pretty inconvenient for us to move twice but I really think it'll help my mental state to not be worrying about the sale any more.

I had a 2nd agent round today. Same valuation figure. He seemed more proactive than the first agent.

So. Do I put on market now or wait until the new year?

I wish I had a partner I was making this move with. I would feel more certain then.

@jujuball we have a buyer but our onward purchases keep falling through due to flakey vendors Sad

Buyers are quite far along and we haven’t started yet (I could cry!)

You’re super lucky to have a friend with an empty rental :)

Hello again - remember I was upset earlier this week as our buyer pulled out due to Covid. Well we're still in the same situation but the good news is that our dream house that we just missed out on is back on the market for the same reason. AND they've reduced to 7.5k cheaper than the vendor we're supposed to be buying from.

I'm not sure how kind it would be to our vendor to change at this point - however they did put their house straight back on the market when we told them our news.

Potential new vendor has said they won't do any viewings until next weekend, so if by a miracle we sell before then, she will accept our offer of the asking price.

We have two viewings tomorrow and one on Monday... have everything crossed and at least there are two houses we like on the market now (old vendor and potential vendor), even if it takes us a little while, perhaps one of them will still be left.

Btw our solicitor told us there was some new 'fast track' to searches they could do now that they found out about last week. As we've had to stop our sale I'm not sure how true that is, but it sounded interesting. We were going to pay an extra £50 for it.

We knew ours was going too smoothly. Buyer had valuation survey beginning of October. We were about 2 or 3 weeks from exchange and completion. Today at 5.50 we get a call from the agents saying buyer has been persuaded by friends to get a house buyers survey and they can't do the survey till the 24th November. Fuming and gutted is an understatement.

Removals are all getting booked up so it is unlikely we will be able to move before Christmas. We have a deadline of 14th Jan for school application dates.

Had this happened to anyone else? Buyer is international and very naive according to the agent but she had signed her contract and other than the lease extension to be signed off by her solicitor (we are the sole freeholders to the building so have extended the lease as part of the sale) we were all there. Its a short chain of her, us and our onward purchase which is empty and chain free.

@Jujuball so sorry for your loss. We moved into temporary accommodation yesterday so that we could complete on the sale of our house. Still hoping to be in the new house next month, although the mortgage company now wants to do a physical valuation and the earliest they can do is December 2nd so might delay us slightly. Broker is reassuring that we should have the offer early December but I’m less convinced with all the delays right now.

Mortgage offer finally came!

Everything is now hanging in there drainage report coming back.

Can't decide whether to pack more stuff or not??

The house I'm buying is in brilliant condition, completely renovated but due to its age (pre 1930s) I think I should get a homebuyer survey done. My uncle who is a qualified building surveyor (but not working as one currently) has offered to do it for free, which is incredibly kind.

But I just worry the vendor and estate agent won't take kindly to the fact a family member of mine is doing it. Just putting myself in their shoes in my head I wouldn't be happy as I would see it as a possible tactic to get the price down on the house. But that's not the case at all I am just fortunate that he happens to be able to do it free of charge for me!

What do you think? Should I just get a company to do it?

When out buyer booked the survey at the 11th hour yesterday I spoke to our agent about possibly relisting to get some leads he said there is no point. The market is dead round here and with lockdown it would be pointless. Houses are OK but we are selling a flat and he said he has pulled 4 flats off the market till January now due to lockdown and Xmas. We just have to hope our buyer doesn't pull out.
