@Rubyredroo We shared parts of our survey with the seller. Yours should really do the same. And the actual quotes if they want a reduction!

@Fern204 we did the same as SerialRelocator I think it was about £3 extra for them to get what they needed to submit the searches without draft contracts. It was worth it for us as ours took 7 weeks to come back. If we’d have waited it would have slowed us down.

Has anyone been able to get removal quotes? I spoke to our local company ( they were the cheapest quote last time we moved but unable to do the date) and they said they aren’t coming round until you have a date, ideally once you’ve exchanged. Is that normal? I don’t want to risk leaving it that late but I really wanted to use them this time. It just seems a gamble!

We have called a couple of removals today (even though we have no date yet) to get quotes. They are both booked up for the whole of November which is worrying.

Smile we even got as far as getting an immediate memorandum because the vendor knew who he wanted to do conveyancing - I like him already!

What issues did it pick up Ruby? What a pain. People seem to think houses should be sold as perfect as new builds! My first house was on a lean (very old) with ancient electrics, boiler, plumbing and so on. We didn’t even try to renegotiate as knew looking at it that it needed work.

I've been told to expect exchange on 27th November and completion the week after. I'm so worried about me and dp will have to move our stuff ourselves. We're not using a removal company and if we're in lockdown still none of our friends and family will be able to help us.

If you are struggling to find removal firms it is worth pushing for a mid-week completion as more removals will have capacity mid week compared to Friday.

We are pushing for a Thursday. I dont want to complete on a Friday as if it goes pear shaped you have to wait till the Monday for solicitors to be back in. At least you have the Friday this way!

@iheartniles things such as no roof felt, old windows etc. We've reluctantly said fine as we want our new house so much, although we have said go any lower and its going straight back on the market.
It leaves no funds for our new house at all. I'm so disappointed at not having the backbone to say no as houses on our street going for that price need gutting but don't want to risk our onward purchase.

@Rubyredroo I'm buying a house and got the survey results. No felt in roof, old boiler, electrics, even dodgy stuff like possible asbestos above the boiler (in outside building). Yet it was clear from viewing that it needed LOTS of work so we aren't thinking of trying to negotiate.

I think you're being very fair to your vendors.

I am still here although have been lurking. One week it seems we are really close to exchange and then things go quiet for two weeks. It is an extraordinary and mysterious process, we still don’t really know what is happening. I know that our buyer has one concern something that is out of our control - ie not on our property so hoping that is not a deal breaker: we are about 12 weeks in now with our sale and I just been to know what is happening!

That’s really unfair and the windows would have been visible when they first viewed. I’m sorry this has happened to you.

We accepted an offer 9 days ago, appointed solicitors and checks done on buyer, memo of sale by Tues night but nothing happened since. I chased EA yesterday and they said our solicitor should have sent us fixtures and fittings form and property questionnaire but nothing through and been a week. I e-mailed our solicitors and they will send it through but EA said its holding up vendors applying for searches as they want it before they apply rather than applying now and searches have 5 week delays according to EA.

I found form online and also it asks for gas and electricity checks so we have scheduled those, been clearing furniture and cleaning and clearing there.

I'm currently wide awake feeling so annoyed about it all... one things for sure I won't be doing this again, the only think keeping me in this is the thought that our next house will be our forever home.

@Rubyredroo snap! All the excitement seems to have gone away and the lack of updates is so painful. I get a small panic every time I get an email notification but it’s never from the solicitors. I am fully expecting bad news now, I am convinced that our buyer has pulled out at the last minute and that is why we haven’t had any news for a week when I thought we were nearly ready to exchange - although it could just be that everyone is really busy!

Would it be reasonable for me to ask my solictior if there is any idea of an exchange date in mjnd/where we are at currently? I just don't get any updates and I feel like I'm really annoying but I hardly ask them anything. It's been 4 weeks since memo of sales on both properties done, I know that sellers enquiries were responded to last week but no idea of where we are with the purchase. My buyer is really set on completion first week of September. And id imagine my vendor wants to be moved before xmas too :S I want to be in tomorrow haha!

@lollypop345 I've generally emailed about once a week to ten days. I don't think you'll complete by September though - a bit late. Even December (which i assume you mean) may be a bit tight esp if there are mortgages involved

In all honesty it's pointless. We were supposed to exchange last week and we still haven't. Our chain completed in July!!

We finally received contracts yesterday afternoon and have ordered searches. Our buyer was due to have another viewing yesterday, arranged for 5.20. It was changed to 6pm and then 6.30. She arrived at 7.45! I said no, our son was in the bath, and I had just made dinner.
Hopefully all ok, but don’t need the stress.

@bells3032 I have lots of patience, this is our third set of buyers and fifth house we have tried to buy. Process started May 2019, and we have paid out over £6000 in surveys, searches and legal fees.
We are due to complete by Christmas, and if we do it will be a miracle.
