Hello all, how long roughly after your mortgage survey was done did you get a mortgage offer? I'm so inpatient it's unreal.

We have been quoted 3k for removals which is more than I expected. £400 of that is for packing. Eek. Does that sound reasonable?
We are moving next week (well, if we ever exchange contracts that is..) and it's way less than that! 950 including packing to move a three bed terrace to a four bed detatched three storey house. It is only half a mile away though so distance may make a difference but the cost you have been quoted is enormous!

@Lithoblos who is your mortgage with out of interest? That is a long old time!

Our vendor has been in touch to say their mortgage is already sorted. No idea how! We couldn’t get an appt to apply until this Thursday. Bit nervous also as haven’t got any evidence yet that our buyer is doing anything at all!

Waiting on:

  • our homebuyers survey
  • survey of our drainage system
  • our mortgage application

Seller refused to pay for indemnity insurance so we're paying it to keep things moving. I'm pretty tired of being repeatedly asked for an update on the mortgage application although simultaneously pleased that everyone's working so hard to keep in top of things.

Overall it's going ok I guess, just tired of waiting for the tedious paperwork, and my poor little cats are stressed out by the half-packed mess and the noisy drainage work and all the roadworks outside!

Well still no exchange! It's getting frustrating now, I just want to know it's definitely happening.
Apparently it'll happen tomorrow. This is why you don't use purple bricks as no one has an estate agent except us!

Our offer has been accepted on a new build. The builder wants to exchange in 28 days. Is that even possible?

It's our dream house but I am terrified we have for it all wrong - we weren't even looking for a new build !

We are in the same boat - exchange in 28 days but the house isn't even finished yet! DH wants to then complete in a week.

Luckily it's a small chain - our buyers are in rental - but even so I don't see it happening so fast

We viewed a new build on the 3rd of October and moved in on the 30th October. I can't quite believe it happened that quickly. We had legal questions too (factoring, roads) but the builders solicitor was on the ball and so was ours. I think it came down to the end to the Help to Buy scheme in Scotland so lots of people had completed the week before and things being online due to COVID. I'm so happy.

@JustAnotherQueston We reserved a new build in July with a 28 day exchange. Meant to move in end of November. We still haven't exchanged for one reason or another, and everyone is fine with that (apart from me!)

@Techno56 Thanks for that information. We are moving to another town 60 miles away, but I am definitely going to try and get a few more quotes. They also seem to say it will take 3 days to move everything. I don't even think we've got that much stuff! We are leaving most appliances, cupboards are built in etc.,

We are hoping to exchange and complete this Friday, but are waiting on buyers solicitor now. They’ve paid deposit and we are on standby just waiting now. A straight forward probate sell has now been going on 16 weeks plus.

Good luck everyone, wish we had a quicker system here in England.

@Mindymomo we are selling a probate property (my grandfather). Our first buyer pulled out as was taking so long, we are hoping to get it through before our second buyer completes the process. We are five months and counting on it.

We have been stalled by an indemnity policy. Buyers solicitor has asked for us to pay for an indemnity we (and our solicitor) think isn't necessary so we have said it is in them to buy it. So now we will have to wait and see. We've already got two indemnity policies we have paid for, this last one is ridiculous.

Just want a rant really, our vendor accepted our offer on Saturday two weeks ago. Only got her paperwork into solicitor last Wednesday and we STILL dont have contracts. Means we cant order searches which are taking longer than usual, and feels like we are being stalled.
Our seller has everything in hand, our survey was done last Wednesday and our mortgage offer will be issued this week. SO frustrating. My last round of chasing her estate agent yesterday was met with silence, so dont know whats going on.

@lollypop345 we got ours the next day but we were putting down a 45% deposit so think they felt safe.

@Fern204 ah you're gonna get very frustrated with this process. two weeks isn't that long.

@Lurchermom what indeminity is it? Surely the buyer should be getting policies - i thought policies were only valid in your own name??

We are now 3 and a bit months in our purchase. Waiting to see the outcome of a battle of wills between the two owners of the house above the one we are purchasing. The wife has decided at last minute (literally were meant to exchange last thurs) to add a house to the top of the chain and has been purposely delaying without telling anyone why. We could have been done over a month ago but for her being difficult.

We are also now 19 weeks since we agreed the sale of my (the tenanted flat) and still waiting for searches to come back. This is why

  • 8 weeks after agreed as tenants in situ the seller realised they can't do this on the mortgage
  • put the flat back on the market but after zero interest reagreed as vacant possession and served my tenants notice
  • buyers decided to change lawyers as blamed the previous lawyer for previous issues (yeah right).
  • took a further 4 weeks to instruct solicitors
  • My solicitor was getting no response from their solicitor for contracts so posted them which they received on October 12th. The reason is the email given to my solicitor for the buyers solicitor was incorrect.
  • Three weeks later and waiting for searches to come back
  • my tenants are moving out on Sunday (hopefully).

I've given them a firm deadline for exchange by Nov 20th.
Thankfully not relying on the sale for the purchase of our house as we can borrow the additional funds needed for the excess stamp duty and we are currently living in a property owned by my in laws.

@Fern204 You don't need a draft contract to order searches. We ordered ours the day after our offer was accepted, just costs a few pounds for solicitor to download title documents first. We are still waiting for our vendors' documentation & draft contracts (for reasons we were aware of) but searches for are already being returned.

So frustrated and genuinely don't know what to do. Our buyer has decided to offer us £7000 less in light of survey issues which I think are commonplace in a 90 year old house. Haven't got a clue what we do from here as have stretched ourselves for the house we are buying.

Your buyers are probably reading Mumsnet @Rubyredroo
The view here seems to be that the offer is a starting position and you can renegotiate after the survey. In real life, I don't think that works as condition is factored into the price. If it were in tip top condition it would have been more expensive to start with.

@NewHouseNewMe I don't think they would be. I think I'm even more frustrated because we dropped the house price by £13000 in the first place. When we finally get to speak to the agents will try and negotiate some more. Its just annoyed because our mortgage application will have to be altered now too.

@Rubyredroo our survey highlighted issues and even downvalued the house (not mortgage valuation). We had quotes for the work and deemed a lot of it reasonable and asked the sellers to pay for one thing before we proceeded. We didn’t drop the price. Have your buyers for any quotes for the issues?

@Tomatoandbasil they have said they've had quotes for £13000-£15000 however no one has been to the house to give them quotes so it looks like this number has been plucked out of thin air... I'm trying to find out what it has been valued at.
