We seem to have lost a bit of momentum here, our solicitor is out of the office and a locum is covering. We haven’t heard anything back from our buyers since we responded to the enquiries on Monday last week - well the solicitors might have done but not updated us. Our purchase seems fine except our vendor wants us to top up our deposit to 10% even though we are in a chain and have 6% we can give them from our buyer. We don’t have the extra £30k we would need so it can’t happen unless they accept less - why wouldn’t they?! It’s all a bit depressing.

Adding that I appreciate it’s a small thing in the grand scheme of things so not going to stress about it. Just find it annoying they keep expecting us to drop everything (DDad was in hospital yesterday and DH had to rush from him to home to print contract and then back to the solicitor before closing) and then suddenly decide there’s no rush when we’re waiting on them.

@islandtime can you try and find out from the EA what the motivation is for them to have you up the deposit? Might be worth understanding why so you can try to counter any concerns.

Just had an email from solicitor and unsurprisingly our vendors have come back to us saying that they are not ready to exchange yet as they still have outstanding matters on their related purchase. This is the related purchase that apparently would not be related, they could proceed independently Hmm. Completely as I had predicted but frustrating none the less. It feels we are dancing to the tune of our vendors all the way.

We’ve finally got a completion date of 30th October because apparently the mortgage needs 10 working days so it’s 2 week today but no idea when we will exchange ....

@Bumpandus think it'll need to be today then. I don't know how you can know a completion date til you have an exchange date. hope for your sake that it is today and they're just being slow.

@AmandaHugenkiss congrats. it's been a long while coming!!

Our lawyer has massively slowed down. I've sent him two chasers this week but no reply. I am good friends with the owner of the firm so may speak to him if no reply next week as we are meant to be exchanging on October 27th and i don't know where things stand.

They were so quick and impressive at the start no idea what is happening now. bloody conveyancers

Well, 37 weeks after our flat went on Rightmove and 14 weeks after our chain was complete (for the second time) - we have finally exchanged. I don’t know whether to laugh or cry 😆

Feeling a little deflated today. Turns out the new buyers have not yet applied for searches, but that seems to be due to our solicitor not sending in the contract pack to them. Firstly I hadn't known solicitor had not done so but no reply to email about it and secondly, can't they just apply for searches without it or is there something that means they can't? Also buyers now DO want a survey, so there I was thinking potentially last time I have to have someone round about the house but now will have to prepare it again Sad. This now pushes us back 2/3 weeks vs where I thought we were at.

Thanks for everyone on the advice on changing providers/early redemption penalities on mortgages. We had been dealing with a broker and he's submitted our paperwork today after being able to get an instant AIP. He's said we're looking at a two week turnaround but I'm not sure whether he means until they book a valuation survey or for it to all be agreed. The EA for the house we're buying won't mark the house as SSTC until we have our mortgage valuation booked and I'm terrified about getting gazumped in the meantime!

@Wherewhatwhy We have a similar problem only it’s our solicitors waiting for the contract pack from our vendor before we can instruct searches. We’ve paid for them but apparently we can’t buy them until the contract is received. And our searches take 6-8 weeks at the moment. @Jujuball is this right? Smile

No progress for us today as nobody returns our calls on a Friday inc Estate Agents (we want a 2nd viewing) Sad

@Badgerbadger88 correct Smile if you're particularly keen your solicitor could ask the other solicitor to at least send a plan over so you can order searches if the contract pack isn't ready yet. 6-8 weeks for searches is looooong though! Must be some serious delays in your area Shock

6-8 weeks is awful isn’t it. It used to be a 7 day turnaround before they furloughed everyone.

I asked my estate agent and I was so shocked that I emailed the local authority search team myself and they confirmed it! Shock hopefully they’re all fibbing! How else can we find out?

There’s a house opposite that completed remarkably quickly considering searches are taking so long.

Thing is - I just want to crack on with the enquiries because I know there’ll be lots of section 108s, road adoption and god knows what else popping up.

@Jujuball sorry to tag you (especially on a Friday night) but our buyers are saying their solicitors now need to request something for their help to buy ISA (I think it is their bonus?) - does the solicitor need to have it back before we exchange or can we exchange as long as they know they’ll have it before completion?

I hope that makes sense because I have no idea what she means or the timescales involved 😂

For HTB ISAs the solicitor needs the buyer's closing statement for the account (from the bank) an a signed declaration from the buyer. They use those to request the bonus to be paid to them and pick the date it's sent to them. They're pretty quick at releasing bonuses, I requested one at about half 4 today and it's been approved for release to me on Tuesday Smile personally I get the bonuses in before exchange but some solicitors might work differently.

We did not end up exchanging today in the end, now looking at Monday by the sounds of things.

We’re off to see the house we’re buying tomorrow though so feeling rather excited and hoping to get a better steer on timeframes etc from the sellers.

We are in! Just lying here next to DD in her bed too tired to go to our bed. I can hear DH opening and closing a whole bunch of drawers in the other room. The first drawer I opened in the kitchen the whole front came off. The kitchen is rather more tired than I remember it to be. The line is torn, water damage to the doors where they have expanded. The sticky muck in the cupboards. The handles definitely need changing as the stickiness cant be removed. I need a new kitchen. We managed to get the heating working so at least we are warm.
