@stickygotstuck that is usual. We were meant to exchange on a Thursday. Attempts were made every day until it happened on the Tuesday the week after.

That's amazing, notangelinajolie. We have our first viewing of a great flurry of them across the week and I have butterflies! About to do a bit more of a blitz. House hadn't been this clean and tidy since the moment before we moved in!

The entire industry is stuck in the dark ages and ripe for disruption. Solicitors seem to be overworked with high case loads which utilmatly means a low quality of service for the customer. I would say that people would be prepared to pay more of a higher level of service. Perhaps a tired approach, where buy the more you pay the more time your solicitor has time to keep on top of your case.

We're all ready to go but still waiting for our sellers to give us a date, our offer was accepted 17 weeks ago. Apparently the sellers are waiting for one more search to come back 🙄
Their solicitor is so slow it's painful.

We've got rid of most of our rubbish but not really started packing yet because I feel like I'm tempting fate if I start now.

Our mortgage company have finally sent over our mortgage to the solicitors hooray, we might actually get a date for moving this week.

How often do you all contact your Solicitor to check progress?

How often do you update the EA of the house you are buying?

Just want to check we are contacting them enough to keep things moving forwards smoothly.

We are waiting for conveyancing basically. Buying a probate property, which is empty.

@IamtheonewithSocks as a solicitor myself, I'd say weekly is about normal for updates, unless something's happened sooner that I'd let the client know about (like a mortgage offer's arrived or something). Or if e.g. I say "your searches are the last thing outstanding and they're due in on the 25th, I'll contact you when they arrive", I wouldn't expect to give updates or be asked for them in the meantime IYSWIM.

Our sellers handed their paperwork in to their solicitor today and say they and their seller would like to complete either first week of December or first week of January. Not keen to let it drag on til January so hoping I can shove things along so that we can get it done in December.

@IamtheonewithSocks oh yes definitely do that, it really helps! I try and tell clients a sort of "you're here at the moment, next step is X, after that average timescale to completion would be about Y weeks". I think it helps people know what to expect as it's such a confusing process that you don't have much control over! Hopefully you're chugging along nicely Smile

Nice to hear @Jujuball response to @IamtheonewithSocks. I’m currently speaking to my solicitor weekly. I email her the day before and arrange a convenient time to talk. When I was choosing a solicitor, it’s one of the questions I asked, “will I be able to speak directly to you” (within reason of course). It’s difficult when you organise every other aspect to feel a lack of autonomy on such an important thing as selling and purchasing a house!

Progress here. We have one contract ready to sign on the house we’re buying. Our buyers solicitor has asked us to purchase indemnity insurance for a restrictive covenant. We’ve said no (we’ve never had one on this property and wasn’t raised by our solicitor 10 years ago when we bought our house). Hoping this doesn't slow things down. There’s also a restrictive covenant on the house we’re buying and the sellers won’t pay for one at their end for us. Really hoping we can exchange and complete ASAP.

@Zebrahooves you really wouldn't be asking too much by asking for updates like that, honest! We actually send a little info sheet out with our "opening pack" that runs through the stages of the process so people know what to expect too.

Yet another drama update on my purchase. After being asked in AUGUST for an indemnity, it was applied for TWO WEEKS AGO yet it is not ready yet because "usually indemnities are fir something you own" so this is having to be a bespoke one. Hmmmmm this smells funny to me.......

Have been looking and found another "possible" house. Also already have rental in place and priced up how much it would be to put our stuff into storage.... contingency plan all set

Had the feedback from Saturday viewings - garden too small, a couple of bedrooms too small, wrong area. Why on earth don't people check these things out before putting us to all the trouble of preparing for viewings ?

Things seem to be moving forward our end now. Our sellers had an offer accepted at the weekend and the seller of that house has said that whilst they’d love to link the purchase they’re happy to go into rented so as not to hold up the chain. We should have the memorandum of sale today and solicitor is primed to begin searches as soon as it comes in.

We’ve also finally come to an agreement with our buyers. We should be exchanging on Friday now and then move in early next month. We’ve come to accept we’re going to have to go into rented in the meantime, just waiting to hear timeframes from our seller so we can get an idea of just how long we’ll need to rent for. I’d love to think we could be in by the end of the year but fear that might be a tad optimistic Grin

@SirCloudesley I hate feedback like that, we also had a couple of "bedrooms too small" type of feedback and one that said they didn't want a house with a partially converted garage like ours...it was all on the floor plan so I do know it feels like a massive waste of time. We did eventually get our buyer though who loved it on first sight so there's always a potential buyer for you out there.
