...and our boiler has just broken. I literally can't believe it. It's old, but we had it serviced just two/three weeks ago to prove it was perfectly good for sale. Then tonight, bam. FGS Angry

Thank you everyone for being so lovely when when I know you are all going through your own house selling stess.
We got up early this morning and did a final blitz of the whole house ready for our viewings. We had 16 - each one was for 15 mins.
We've had 1 one offer for 10k over the asking price and one person wants to come back for a second viewing. Not sure why anyone would offer more than the asking price as an opening bid but heyho I'm not complaining Grin
Our estate agent has recommended we wait until all the viewings have taken place until we accept any offers. The people that made the offer are not in a position to buy because they haven't sold theirs yet so we aren't accepting it at this stage. There are 6 tomorrow - it's an early start so I really should try and get some sleep but I just can't. I hate this bit more than exchange and completion - show home living is definitely not for me.
Very relieved that somebody wants my house - it would have been pretty bad to have had all 16 not liking it. Slightly confused though as to why the agents are showing people round who are not in a position to buy because what's the point? But I guess they know what they are doing.

And a special mention to my poor cat who looked shell shocked this afternoon when we pulled up on the drive. We left her with nothing but non smelly dried food (which she detests) - goodness knows what she thought of all those random people wandering round her house.

What is the general mumsnet opinion on bungalows?
We drove past one for sale today - it has a huge private garden, is in a good location and DH and me really liked it. We would not in a million years have imagined ourselves living in one if we hadn't spotted this. My middle DD thinks it's hilarious and has been calling me Hyacinth all evening Confused

Bungalows are always highly rated on property tv shows. Usually a larger plot than comparable houses, and room for extension up and/or out.

We would not in a million years have imagined ourselves living in one if we hadn't spotted this. My middle DD thinks it's hilarious and has been calling me Hyacinth all evening Confused
Almost every house we looked at (apart from the one we actually have bought) was a bungalow! The plots are often great, and the rooms are usually really easy to rearrange if you don't like the layout. You can easily add extensions and sometimes go into the roof.... I love bungalows!

Well here we are, week 16. We are all geared up for exchange, but the seller's solicitor has said she needs more time. Haven't heard anything from her since last week.

How's everyone else faring?

@kerrymucklowe2020 how's things with you? Have you got any further forward with the indemnity?

Oh no!! That's such rotten luck. Is it one you're taking with you? They certainly seem to know the most inconvenient time to go bang! Thankfully boiler seems okay this morning, so now we are just hoping it was a random blip. The age old trick of off and on again seemed to do the job so hoping it doesn't pull it again. As we had it serviced so recently I'd like to think they'd have picked up on anything majorly wrong.
Going to be contacting solicitors today to see where we are with searches and see if we can finally get an answer about the 10% deposit (or lack of it). Each time we pester we are told they are waiting on a response from the vendors solicitors! We kind of need to know. My darling parents have said in a pinch they may be able to help with a short term loan but they'll need to know in advance because it will need to come out of investments etc. But I really don't want to go down that route if I can help it!

Also on week 16 as you know and literally waiting for a date emailed my solicitors this morning but no reply yet :(

@Bumpandus we were all agreed on a date but then the sellers solicitor said she needed more time and hasn't responded to anyone since then.

So we have no idea. Everything is done on our side.

We'll just have to wait and twiddle our thumbs until she decides she is ready Confused

Yikes we've sold! 6 offers have come in this morning and there are some second viewings happening today and tomorrow. We are now going to full and final offers by 12pm on Thursday. We've not even had the energy certificate done yet.

@Lurchermom & @Schmoody I've just found out the bungalow option has sold. So back to the drawing board. There is a really beautiful cottage we love but it is really tiny and I've slowly talked myself out of it. Going to see a doer upper tomorrow - apart from that I can't find anything else.

We are buying one. Like what others have said, we plan to extend it sideways, to the back and into the loft. We plan to have a master suite downstairs for DH and I and the DCs will have the loft bedrooms.

We've instructed a solicitor, I already feel anxious about the whole thing and know that really we're only at the begining of the process. How do you manage to keep a lid on your nerves?!

Solicitors all seemed ridiculously busy when I asked for quotes, a couple came back and said they weren't taking on any more new work and the one we went with isn't supposed to but because we worked with them in the past she's squeezed us in.

The chase begins with our how soon we can get to complete on our purchase. We are currently in a hotel so the urgency can be felt in our emails to our solicitor.

We had been waiting for a mortgage offer for weeks and when it finally arrived on Wednesday last week, it had the wrong address. Whilst the bank were ok with us putting the right address in pen on the signed declaration, our solicitor requested a revised deed as she doubted it would be accepted by land registry. And now we wait. Our bank sent the revised copy on Thursday but our solicitor had not received it on Friday or even this morning. We have called our bank and pleaded with them to fax a copy to our solicitor. Bank say they will fax by COP today. Then hopefully our solicitor will let us know to sign the deed and agree completion. Everyday we don't move forward is another day in a hotel.

The waiting is awful and being in a hotel any longer than we had initially planned isn't great with a toddler. Our desire to complete this Friday is out the window at the moment as solicitor requires 5 days to request funds from the bank. Now to see if completion can be achieved for Monday.

It looks like things are moving along. I think our solicitor has now received the corrected offer documents and is going to try for Friday completion. But now our vendors were planning on having a boiler service on Friday so there is no come back if we exchange before Friday and the boiler is found to have several issues. We have decided to take the gamble and not have the boiler service if completion can be achieved for Friday. Either way we move into the house and deal with the boiler faults if there is any or we carry on staying in a hotel and pay for the accommodation. It will cost us either way.

Why isn't anything straight forward!

Frustrating yes! Thank you for the sympathy. Hopefully things can move along now that our solicitor is communicating with our vendors' solicitor as of in the last 30 minutes.

@kerrymucklowe2020 How are you getting on? What have you decided to do with regards to the indemnity? Your suspicions that they might be hiding something else bare any truth to it?

I hope you don't mind me gatecrashing, but I have an urgen question!

Can someone tell me asap how usual our situation is, please?

We were due to exchange and complete last Friday. We found out on Wednesday that completion would not happen on Friday due to unreasonable vendor behaviour (I've got a thread about this). Eventually, it was agreed with vendor that exchange would happen on Friday, completion in a few days. Only to be told by our solicitor when I called at 4.30pm on Friday that he couldn't get hold of the seller's solicitor before 5pm so it wouldn't happen until today (Monday). I couldn't quite believe that and fuming does not begin to describe it.

Roll on to today - it's 3pm and no news. Have emailed and called solicitors. Secretary said they've had no news from vendor's solicitor. I called direct mobile, got the answerphone, left a message to call me back urgently.

Is this normal?? I am sick to the teeth of having to chase our solicitor. How can you "not have time" to speak to the other solicitor on the date of exchange, twice? Yes, there is a backlog, blah, blah, blah, covid, blah, blah. But surely, today (and last bloody Friday!) is the day we are a top priority.

Is anything untoward happening here?
