Help tomorrow is d day and I'm flipping
House a 30min walk to city, 15 min walk to beach
Huge garden, 4 sheds
6 bedrooms, 5 ensuites
Needs new kitchen and bathrooms,
Utility room is outside
Needs some building work in kitchen to remove huge cooker thingy
Expensive
House B
5 min walk to beach, 10 to city
Turnkey Condition, all new kitchen etc
4 bedroom, office and 5th bedroom could be hobby room
Large kitchen dining living, 2nd living very small
No ensuite upstairs
Very small garden, very nicely done but no room to play
Area doesn't look as pretty
Cheaper by 87k not including building costs on A
Husband wants house A, I like location of B and fact it's done but afraid I'll regret smaller house

Doesn't HAVE to be A with 4 kids! B's got 4 bedrooms plus office and potential 5th bedroom, spread of ages is a factor, oldest one might leave before two youngest need their own rooms etc. Still plenty of scope for it to be B.

You're not really giving us enough info OP. What are the factors as you see them? How old are your kids, how do you feel about small garden, how do your kids feel about sharing, etc etc?

If A - do you like lots of cleaning or could you afford a cleaner to do enough hours per week?

giletrouge But A has more space overall and a larger garden for the kids than B.

Yes I know - and costs £87 grand more etc. It doesn't HAVE to be B - if it did, Op wouldn't be asking! Obviously A sounds ideal, but B has some advanatages and OP has to provide more info in order for us to really help.

Until you said 4 kids I was leaning toward B for the location closer to town and beach but it seems you do need the larger number of rooms and A has no flexibility in that respect.

Also, those en suites will be well used when the kids are teens!

As PP said smaller garden wouldn't put me off enormously often 5 mins from beach!

Neither of them. House A sounds like a money pit as a PP has said. House B is not quite right for you.

With 4 kids its more difficult and A maybe the more obvious choice but B is also still possible and closer to things and a lot cheaper, £87k plus renovations of A cheaper.

It depends a bit do you have that extra money, how much does money that mean to your family, if it requires a mortgage how secure are jobs etc. Basically what will you have to give up and is it worth it?

Kids, are 4 up to 12, older ones never gk in garden
We are relocating from country town to city. No money for cleaner when we move, dh has secure job. Kids are fine sharing in a they can all have a room. In b boys van and girls can share large attic, they all share now, we are in much smaller 1300sq ft house now. A is 2800sqft, b is 2100sqft
The 4 sheds are concrete so could be workshop's, hobby rooms etc
I am veering to B based on saving some money and bring close to beach and city
Husband likes bigger house A and I feel torn as I spend more time there and he is moving because I want to, I am put off by renovations on A, I want a good finish and I'm. Not sure I can pull it together whereas B was recently renovated

Out of these options, I’d prefer A as it has enough garden, bedrooms and bathrooms for your family.

Location B sounds fab but a tiny garden and one bathroom would be dealbreakers if I had 4 kids.

In reality, I’d probably keep looking so I get a house that’s in between A&B for size, bathrooms, garden etc but also no more than 15mins from town and the beach so it’s convenient.

I agree with @monkeyonthetable and I’d go with neither.

A sounds like a money (and cleaning) pit. And do you really want to be doing big renovations when you’ve got 4 children at home?

B sounds fine in terms of the house size and it’s much bigger than where you are already so I don’t think it is too small and don’t think you’d regret it from that point of view, but the garden seems to small for your family. I’m not sure whether ”No ensuite upstairs“ means B only has one bathroom but if it does that would also be a dealbreaker for me.

Is keeping looking an option or do you have to buy one of them?

Ah, I knew this would be in Ireland! I'd still say House A, for the space. But you'll get some strong sea breezes near the strand in Salthill. I like the garden and all those sheds, so much extra storage. I'd leave the range where it is, it's nice. Salthill does get really busy though, so it would probably be quieter a bit further inland, like House B. House B is nice inside, as you say. I hadn't realised how expensive Galway is though, but it's a wonderful city.

No we need all the bedrooms as I need a study and I promised dh a room for all his hobbies, that would be the downstairs ensuite bedroom.
B is cheaper better location but A is just roomier but we will have zero savings after renovating and buying it and it's higher mortgage monthly too. I am so confused as its the trading up house so my biggest buy
