@Lemonylemony I'm swinging between Pinteresting my heart out and trying to stay calm. Going to wait until we are closer to exchange then get in to measure up (House is empty so EA said can do this whenever) and really crack on with the pinteresting.

Just saw a new house go up that could suit us really well. It's a five year old new build - so wouldn't be new to us. Are there any mortgage restrictions on second-hand new builds?

Follow-up question, it's offers over from 500k, which is what we were hoping to spend. It looks v nice. Even if we offer on the day of a viewing, they're likely to let people view/offer for a while if it's offers over aren't they?

Does anyone ever accept the first serious offer they get if it's likely to be popular? Let's say we offered 510 - any chance they would accept and take it off the market or will there always be fannying about? We just want to buy and keep our buyers happy!

@InescapableDeath it depends on your situation. They’re more likely to accept if you’re chain free and ready to go.

We had two viewings on ours yesterday, one of which went really well and the agent reckons they’re very interested.
Sod’s law we may get an offer, now I’m having massive second thoughts on whether to move at all! (Have started a whole new thread on this - basically on whether we should move from a 3 bed house to a 2 bed flat 😬)

@InescapableDeath to add, we offered on somewhere a few months ago (the Dream House that fell through :-() - offered on the spot when we viewed it, and they took it off the market the same day, even though it had been on only 3 days. They accepted 10k lower than asking price as they wanted a quick sale.

@tigerbear thanks that's really helpful - this would similarly be a great house for us on paper, but competition in this area is steep and seems to be pushing prices unusually high (ie I don't think they will stay that high!).

We have a buyer and they don't need to sell in order to buy (but not a first time buyer???) so quite a small chain hopefully.

We're in the conveyancing process- us and our buyers likely to be ready to exchange contracts in next few weeks. We're buying in a different country and that sale is taking a bit longer. I've heard of COVID clauses. Can anyone explain what they are?

No I don't think so, we bought a 7 year old house last time and it was very simple, we didn't go for a full structural survey and benefited from the remaining warranty (not that it was required).

Some lenders want larger deposits on brand new builds, but by 5 years you should have surpassed the "new build premium" and it'll just be the usual mortgage valuation process.

Small chain - our buyer isn't selling themselves (and not a FTB) - I think it is family buying for a family member but unsure.

Hey. Possibly our last weekend in this house - fingers crossed we actually exchange tomorrow. I'm kind of dreading what state the house is going to be in when we finally move in, but this limbo is even worse.

@InescapableDeath you are in a good procedural position. No reason why they wouldn’t accept your offer, they may well want a quick sale.

@InescapableDeath We had our house listed on a Friday, 13 viewings on the Saturday and we accepted an asking price offer on the Monday morning made by the couple who were the first or second to view our house. They are in rented and had over 50% deposit.

Good luck for the coming week everyone! What are people's hopes for this week?

We are hoping to receive any queries from our buyers, as their searches were supposed to come back Friday and hopefully not hear anything further regarding the family visit on Friday (ie. That it went well). I think our conveyancer is still on holiday so presumably won't actually hear anything this week). I think radio silence is sometimes tougher than all the to-ing and fro-ing!
