Help! Does anyone know someone who is looking to buy a lovely house in Suffolk? Or give helpful advice?

We are trying to sell our lovely home in Suffolk. We went on the market in Feb and had an offer quite quickly which we accepted. The sale fell through due to covid ( someone in the chain was furloughed and needed to complete quickly which our buyer was worried about doing as they thought there would be another lockdown and they would've been stuck between houses). Since then, we are just not getting many viewings. We are a 3 bed semi detached stables conversion on historic parkland with amazing views. It feels like being in the midst of the countryside but is walking distance to Saxmundham which has a train station and a Waitrose as well as drs/dentists/schools/libraries etc. We are also mains everything so no oil tank or sewerage system to contend with! We are going to switch estate agents as we don't feel ours is proactive enough. Is anyone looking to move to Suffolk? Otherwise, how about constructive advice please? Thankyou.

Here's the link: www.rightmove.co.uk/property-for-sale/property-84414937.html

I find the new floorplan a little confusing as it seems like it's oriented the other way to how I think the house is (ie with the front at the top). But the house looks lovely!

natnev · 04/09/2020 11:41

No advice unfortunately- just wanted to say beautiful house and decor... can you leave it all there and I'll move in? 😂

Suffolkmouse · 04/09/2020 12:20

natnev, thankyou very much! 😂

Persipan do you mean it's not clear what's the front or back? The top of the floorplan with the front door coming into the hall is the actual front of the house which opens onto a formal courtyard. The back garden is accessible by the door in the kitchen. When you drive up, it's the back of the house you see first and park at. I agree, it's a bit confusing!

I mean I would normally expect to see the front of the house at the bottom of the floorplan, when here it seems to be at the top. I mean, the space is all there so I don't know whether it matters or not, I just haven't seen one that way round before and I'm used to mentally orienting myself in them the other way round.

are the photos on onthemarket.com from a previous seller, they are so much better then the right move ones.

I assume this is your house? If they are not yours, they do show how the house can be marketed.

just realised the new rightmove link has some of the same photos, much better than the earlier listing. The house looks lovely, the extra aerial photos onthemarket.com do add to listing though Grin

Suffolkmouse · 04/09/2020 13:10

Thanks Dryadia. We are considering aerial shots but they were going to be quite expensive with the new agent and we'd already spent on plants etc so trying to rein it in a bit. I couldn't find the old old listing when I tried to so well done!

When I was looking to move to North Essex or Suffolk and saw the original listing, I just thought “no”. I can’t believe the difference changing your EA has made!

Like the emphasis on the gardens especially - a good garden with hens is such an easy sell to city dwellers currently dreaming of a wfh rural idyll...

Suffolkmouse · 04/09/2020 18:16

MmeD, I'm glad you can see a difference. I hope we get some more interest now. It is lovely so spread the word if you know anyone else thinking of moving this way. 🙂

Is the service charge 400 or 500, it says both.

Suffolkmouse · 04/09/2020 20:38

Catawaul thanks for pointing out the discrepancy. Missed that. It's £450

Did you sell op? It's saying your house isn't on the market

Suffolkmouse · 05/09/2020 07:34

cantstopsinginglittlebabybum no we haven't sold. Someone had added the new link but the link has gone. How do I link it please? We are on Rightmove under Huntingfield estate agents.

Fab house and in great location.I used to live round there. Yiu could contact Clarke and Simpson they have fab properties and market them well I think

TattyMcBab · 05/09/2020 08:34

Late to this thread but it just came up in active threads and the new listing is so so much better. It sells a house and a lifestyle - good luck!

Jazzmin · 05/09/2020 08:35

Why are you moving, out of interest?

Suffolkmouse · 05/09/2020 08:44

Doobydoo and TattyMcBab thankyou. 🙂

Wow this thread has been a salutary lesson on the difference between a good and bad agent! Looks like a different house, best of luck with the sale, buyers can now see how much they’re getting for the money, it’s great. (wanders off muttering, I live in the wrong place I need to move somewhere where it doesn’t cost the earth Grin)

Suffolkmouse · 05/09/2020 08:48

Jazzmin we need to be closer to my new job and kids' school. We moved here pre kids but now running out of space inside. We've loved living here and will really miss it but have to be practical 😢
