Help! Does anyone know someone who is looking to buy a lovely house in Suffolk? Or give helpful advice?

We are trying to sell our lovely home in Suffolk. We went on the market in Feb and had an offer quite quickly which we accepted. The sale fell through due to covid ( someone in the chain was furloughed and needed to complete quickly which our buyer was worried about doing as they thought there would be another lockdown and they would've been stuck between houses). Since then, we are just not getting many viewings. We are a 3 bed semi detached stables conversion on historic parkland with amazing views. It feels like being in the midst of the countryside but is walking distance to Saxmundham which has a train station and a Waitrose as well as drs/dentists/schools/libraries etc. We are also mains everything so no oil tank or sewerage system to contend with! We are going to switch estate agents as we don't feel ours is proactive enough. Is anyone looking to move to Suffolk? Otherwise, how about constructive advice please? Thankyou.

Definite change of Estate Agent needed. I can't believe how bad the photos are on RightMove compared to yours!

Who did the photos?? You need a good agent to take the pics, ours was amazing! Your pictures added here really show off some beautiful aspects of your house.

Just some tips...

-Put the cushions on the garden furniture and a plant or candles in the middle of the table. It helps people see the garden in use.
-Exterior shot is lacking warmth, even though it's a lovely building front! where does the sun go down? Front or back or house? The shadows cast make the front look a bit drab when it isn't. Might be worth redoing that picture and adding in some colourful flower planters.
-living room picture to be from opposite angle with both windows in view and not with the fence.
-garden - again taken with shadows from the bushes, take the pics on a sunny day when the sun is at its highest and get rid of the washing line that's covered up!.

The best of luck! I would definitely view it :-)

Op does your phone not Have a edit function? You can vastly improve the pics, here a lighter example of the hall v the one you posted.

In the third bedroom, could the bed be rotated 90 degrees? It would make the room look much bigger.

Your garden looks to have a variety of fences of different ages, they need painting or staining to bring unity and look less dilapidated.

I agree you need some colourful plants or something to make the front entrance and back garden look more memorable.

The fact the bathroom pics are missing might make a buyer think it's been deliberately missed off as it's in need of work - from your other pics, we know it doesn't.

And yep, some aerial shots would be great!

Also, what is that room extra downstairs?

Without photos of the (lovely) hallway and the little room, the downstairs looks tiny!

Definitely need all new photographs to show the garden and trees in summer.

Front door needs to made more obvious.

Maybe a big jute rug in the kitchen to lighten the floor area.

Master bedroom angle is terrible all I can see is your ceiling lights and the clutter under the bed. I would have full length curtains in a brighter colour if you want to go that far. I would pull the duvet down and over to one side to make the bed looked more dressed and hide the wood.

Power wash the patio and get a photo with cushions on the seats and a bottle of wine, glasses and candles on the table. If your grass still has bare patches but some seed and sort it out.

The view photograph is lovely but I have no way of knowing how that relates to the house.

Turn the bed in the small room, much more floor space. I agree that photos are terrible, you don't get any sense of the shape or connection of the rooms and garden/ parkland at all. The link to the video tour didn't work for me. The last photo of a field?? Nice house though!

Sorry I keep noticing things.

The floor plan has the front entrance going straight into the sitting room but surely there is a door that goes into the hall? What is the other downstairs room used for?

It’s s really interesting design at the back with the arched window. We’re looking for a detached house in Suffolk so sadly not right for us.

I never view oieo properties it annoys me when people put that as I just want them to put the asking price they want and I will decide if it is worth it.

Most people I know feel the same and discount them immediately

Looks like one of the neighbours is for sale as well. That might worry me slightly. Yours is nicer and larger but also more expensive.

Also I think the main entrance is into the living room, which is a bit odd. I can see a door to the hallway in the photo, but one isn’t marked on the plan.

I was so nervous about posting but I'm so glad I did! I'm writing a list of all your comments and will be acting on them. I can't believe I didn't notice the floorplan was wrong! Yes, we have a front door that leads to the hall. There is the hall, kitchen-diner, lounge, loo and a study downstairs. It's messy so that's why we hadn't had a photo but maybe we should. You're right, we definitely need to make more of the front door and garden. Will be off to the garden centre this week! Yes, bathrooms were new less than 2 years ago.

Here’s the neighbouring property also for sale. Yes it’s smaller and perhaps less well presented but that’s a massive price difference between the OP’s OIEO and the new reduced price. No onward chain might indicate a need to sell quickly and therefore explain the reduced price but I wonder if it is overpriced given that you can get a four bed link detached a few miles away. I don’t know the area though so happy to be told I’m comparing apples and pears!

mklanch I think they it's maybe 1/2acre? The garden is split into several different areas. There is an orchard bit where we have hens.

ooo i happen to be looking to a house with minimum 0.5 acre! is there a link to it ?
