Beautiful Victorian house... with compromises.

We’ve offered on a beautiful victorian mid terrace. It’s around 2500 sq feet, over 4 floors. Beautifully finished with a fireplace in every room. A balcony off the kitchen, a loft conversion with exposed brick, large bathroom has working fireplace too. Converted basement which has had no expense spared as it was for the vendors relative to live it, it’s all done beautifully.

It has a courtyard all planted up, then further parking for 4 cars and a double garage at the back.

It’s perfect for our family and within budget.

However, it’s over the road from a secondary school and there’s a quiet pub a very short distance away too. But then there’s a large field nearby and a some green space to walk the dog.

I love the house but I don’t know if I’m overthinking the school and the pub. These factors are reflected in the price. But would we struggle to sell it if we ever wanted to? They seem to have had plenty of interest and I’m not surprised as it’s stunning inside.

Depends on your lifestyle. School kids make a racket at break times so I wouldn’t live near a school if you’re likely to be in the garden. Having said that, the garden sounds small so do you sit outside much?

Also, after having lived over 3 floors, I decided my personal max is 2. Would you need to use all the floors regularly? Have you had to run up and down much in your current house?

The balcony is at the back... we would be most likely to sit out in the evenings when we get home from work. The vendor has lived there 20 years and said it hasn’t been an issue for them.

No currently in four bed detached. But we have a v large family so extra floors and bedrooms are needed

Neither of these would be a problem for me, particularly with the parking spaces.

Re:school. Are you home/trying to concentrate at 8.30am-9am and 3pm-4pm?
If not, not an issue.

Re: pub. Visit it. What’s the clientele. Do a drive by at kicking our time and see what the noise is like. Is there any way of seeing crime stats for the street/pub area?

I suppose you’d live over 3 floors and keep the basement for guests?

If you aren’t around in the daytime, then school noise won’t be an issue for you.

It’ll probably take some getting used to going from a detached to a mid terrace.

Otherwise, sounds like you’re very happy with the house.

It’s very much a working men’s pub, in an old mining town. Old man with a pint kind of place, not my kind of pub basically! But the vendor said it’s fairly quiet. There has been 1 complaint made about noise back in 2014 and that’s it.

No we are both out of the house for work so the school pick up time isn’t too much of a concern for me. It’s more about trouble reselling as we will want to downsize when the kids are grown up.

I think I'd visit before school opens and when they're kicking the kids out to see what the reality is. Do kids hang around smoking outside your house etc? Same with the pub. Do you need to decide before the kids go back or can you wait until early Sep?

I couldn't live with that bathroom;are you planning on remodelling it?

I want to move to Yorkshire. That'd be a £m+ in the nicer bits of Oxford.

You’re right it’s a very different kind of house to what we’re in now. It’s lovely where we are with a lovely garden but the upstairs space is compromised and feels smaller as the years go by and the kids get bigger.

I used to live up the road from an Old Men's style pub. Never had any bother from it at all.

It needs a new bath and some paint. But what the photos don’t show is the exposed brick and fireplace! It’s much prettier in person, we couldn’t believe the difference from the pics.

Definitely more value for money in sunny Yorkshire

I asked about teenagers smoking, they said there’s none of that, it’s got outstanding ofsted so it sounds like they’ve kept it up to a good standard.

Quiet pub is OK, school is bad news

Our old house had an old man social club at the end of the road and never had any bother, or even really noticed it was there, except once when their alarm went off at 3am and wouldn’t shut up. They changed it after that and it never happened again!

School would be deal breaker for me but I work from home. If you’re out of the house then it won’t bother you. As for selling it on down the line, it sounds like the house has had lots of interest so clearly they are many people who aren’t bothered.

If it’s opposite an outstanding school you’d have people biting your arm off to buy it. As long as you’re out at school time, and the pub is really as quiet as they say I’d think you’re onto a winner.

Missed your point about outstanding ofsted - I really wouldn’t worry about resale in that case as you’ll no doubt have more people desperate to get their kids into the school than are bothered about the noise.

I used to live down the road from there! It is really busy on a morning and when the kids finish school, and they always hang around loitering on the front walls of those houses. But, generally causing no trouble and it's only 15 minutes twice a day so wouldn't put me off - I don't think the school lets all years out at lunchtime anymore so it's not as busy then. It's also one of the best schools in the area (outstanding ofsted) so might not put people off in future - I'd go for it!
