Beautiful Victorian house... with compromises.

We’ve offered on a beautiful victorian mid terrace. It’s around 2500 sq feet, over 4 floors. Beautifully finished with a fireplace in every room. A balcony off the kitchen, a loft conversion with exposed brick, large bathroom has working fireplace too. Converted basement which has had no expense spared as it was for the vendors relative to live it, it’s all done beautifully.

It has a courtyard all planted up, then further parking for 4 cars and a double garage at the back.

It’s perfect for our family and within budget.

However, it’s over the road from a secondary school and there’s a quiet pub a very short distance away too. But then there’s a large field nearby and a some green space to walk the dog.

I love the house but I don’t know if I’m overthinking the school and the pub. These factors are reflected in the price. But would we struggle to sell it if we ever wanted to? They seem to have had plenty of interest and I’m not surprised as it’s stunning inside.

It's beautiful, I have lived near two schools over the years, with a pub at the end of the road with one of them and never had any problems, hope you get it!

Missed your point about outstanding ofsted - I really wouldn’t worry about resale in that case as you’ll no doubt have more people desperate to get their kids into the school than are bothered about the noise.
I agree. Living in the catchment area of a school rated as outstanding would be a selling point for lots of people. I love that balcony!

I'd say that makes the house very saleable to buyers with kids.
If you don't have any, you can expect high standards of behaviour from kids coming and going.
There may be extra traffic for short periods am and pm, and noise at breaktimes, but if you;re at work at that timeyou won't notice. None at weekends or school hols, and the garden is on the other side of the house so will be quieter anyway.

I'd go for it.

Be aware that schools can go from Outstanding to Requires Improvement in one inspection!

Very envious of the space that the house offers (for less £££ than my very ordinary 3 bed detached in East Midlands is apparently worth!)

If you're over the road from the school, you'll possibly have a problem with parking. Even if you have a drive, people will still park over it because they're 'only going to be 5 minutes!'

Also, how big is the school? Our local secondary has staggered arrival and departure times for different years so it means where once it would have been an hour at drop off and and an hour at pick up time, it's more likely 2-3 hours for every morning and afternoon.

And don't go on what the current owner tells you. They're trying to sell it. Wait until school starts up again and see for yourself. Personally, the school would put me off more than the pub would.

I live 5 minutes from a primary school and 10 minutes from a high school, btw, but I'm far away enough for it not to cause me a problem but close enough that I can see what the problems are.

The only thing that would put me off is the one thing you’ve not pointed out. - wooden ceilings.!! But they can be replaced.
Otherwise it’s lovely and should still
Sell well whenever you decided to downsize.

It's a lovely house! Tbh none of that would bother me and I would enjoy having a pub in stumbling distance

If your not going to be in the house during school hours (and the times students arrive and leave) then I really don't think it would be a problem. Worst case scenario realistically would be bad traffic and loitering/smoking around your house but if your not in anyway does it really matter?

Given that your parking is at the rear, the school shouldn't be too much of an inconvenience. Mind you, I'd put spikes on the front wall ...

It would be getting a lovely white wash too as I’m not into the brown Wink

But the bare bones of it all is lovely and it feels so homely with all the character.

I live right by a school. It's a bit annoying at pick up time if you are trying to get in/out, but other than that it doesnt bother me, if anything it's a big plus as it's a good school. I do get that some people wouldn't like it though.

If it's a quiet pub it might be quite nice! I'd check what time it closes and maybe go there and see if there are many people walking past loudly.

The school would not bother me, they are not noisy when you are trying to sleep. If you don't work from home then you are not going to be around when it is at it's noisiest. The pub could be a bigger worry at weekends and at night when you are trying to sleep but if you are confident it is a quiet sort of place, that wouldn't put me off either. It is a stunning house, they have obviously spent a lot of money on it.

I live right next to a Secondary School and I work from home and honestly there are no problems during the day at all. You see the kids walking by before and after school and if I go outside at break its noisy for 15 mins or so but so what! The school playground is behind our garden and I'd rather have that than other houses who could have very noisy parties late at night in their gardens.
At weekends and school holidays it's very quiet.
We have a drive and it's never been blocked!

The pub’s Facebook page says it has live music nights and disco karaoke. However, it looks very rundown and might not survive the recession.

The house looks really nice.

I used to live next door to a primary school. It was fine.

It was busy for 20 minutes at start and end time but most of the time I was out at work then anyway so rarely saw or heard it.

When I worked from home there was a bit of drop off and pick up noise but it is generally all over and done with very quickly.

You might get some people blocking your drive at those times though. I just avoided needing to get to my car at the busy times so it didn't bother me.

The quiet times at weekends and school holidays more than made up for the short drop off and pick up noise during term time.

I have a large inner city state comps playing fields immediately behind mine. It’s great. Not overlooked, completely quiet all summer, I work full time so by the time I’m gone the kids are and it’s quiet.
Traffic/dickhead parking at drop off time is a slight annoyance but nothing too traumatic.

We bought and moved just before lockdown, Victorian detached house. Next door to a Large working mans club which hosts lots of events and over the road from a very busy Primary school. It’s lovely!

The club isn’t intrusive, we have a lot of conifers between us that stand as tall as the house. It’s a hubbub of chattering. The school was loud as we face a playground - but our kids are young and attend.

Getting used to the quirks of an older house (damp, leaky roof, chimneys) has been a different matter!

We live within 500m of both a primary and a secondary school, and, until it closed a few years ago, opposite a pub.

The roads are quite busy during drop off and pick up times but quiet otherwise. The secondary is a boys school and outstanding and the kids are generally very well behaved.

The pub was a quiet pub. Only times it was slightly annoying was when the kids were very little and they had fireworks on NYE. Apart from that all was good!
