Went on the market last week.

We have had zero viewings.

There are a couple of issues with our rightmove listing in that when the must have filter is clicked on for garden. Our property does not show.
Also, the estate agents terms are they market our property on two other websites and it is not.

I emailed them on Tuesday and those issues are still not sorted and I have had no communication from them at all apart from the initial oh yes we will look into it, is admin staff cant do it, it needs to be done by the estate agents.

What should I expect?
Time to drop the price yet? Change agents?

Have you had a look at the 'tips to make an occupied flat look saleable' thread that is currently running on this board? If nobody has viewed it, is it a problem with the way it is presented relative to similar homes in your area maybe?

That does sound crap from the agent and that must be a contributing factor but I think that's a separate problem from having zero interest

Sounds as though you need to switch agent while looking at how you present the flat

It is a quiet time as many are on holidays. Get your listings fixed and give it another two weeks.

You need a better agent. Houses are flying here (nw). Like, 8 viewings a day and going to sealed bids by weekend flying.

A couple of houses being sold by online agents are still languishing on Rightmove from the last few weeks but there are obvious issues with the way they’re being marketed.

I am also annoyed that the listing has been like this for a week and I didn't check the other websites. Just assumed because it was on rightmove, that is was on the others Sad

Honestly. Move agents. If they don't get back to you within the day and haven't updated the listing for over a week they are crap.

Don't drop price yet, move agent. If people can't see it, they can't buy it! So you have no evidence that the price is too high yet.

Most folks just filter on price so I’d not think the garden thing is making a huge difference.

Sadly op no viewings usually means it is over priced.

A house down the road sold 2 months ago for 5 grand less but that needed a new kitchen and bathroom. Ours is less than a year old.

I think it is a combination of things to be honest that is leading to my frustration to the agents.

Lack of communication and sorting the problem in a timely manner has annoyed me.

I disgree - i think some people are moving specifically for outside space. I wouldn't look at something without a garden

I disagree with people filtering by price.

We filtered off-road parking, garden, and detached. Not sure if garage was a filter option but if it was we'd do it by that too.

Op, does this not mean they re totally different properties? One a new build and one much older?

Palavah sure, I’m just saying when folks apply filters it’s generally just on price, bedrooms etc.

So I chased up my original email AGAIN because I still hadn't heard from the Agent and the problem still hasn't been sorted and someone from Admin replied again that it is not something they can do but the agent is looking into it...

If the agent doesn't reply by tomorrow midday, I am going to be even more annoyed!

That's what I am thinking too.

We actually had a letter through the post from one of the agents that we had the house valued by still offering their services...
