Woodseats in Sheffield - transport links not great?

CatAndHisKit · 14/08/2020 19:12

Considering buying in that area (so far just looking on rightmove) as it's cheaper than the more trendy areas yet same sort of direction (I like Abbeydale.Ecclesall).
Houses near Fraser Rd on rightmove have 'great public transport' in decsription - but having looked on google, how ar they great? One bus route on Fraser Rd and according to schedule it's just one in 30min. For Sheffiled i'd say it's hardy great. Or am I missing something? Is it easy to walk to Abbeydale rd for may more buses (involves a bridge)?
I do need public transport.

TIA

Handsworth and Gleadless are still to be avoided! I think Meersbrook is a bit of a trap, as it has a few hippyish shops and old terraced houses that make it seem like a nicer area than it is, when actually it's just an area with dreadful schools and high crime/antisocial behaviour with a few incense shops and a vegan cafe.
I know people who have moved from London and thought they were getting a bargain buying a house in Meersbrook until they lived there for a couple of years...

I meant this is unlikely to be a forever home.

Alexander this is why it's so helpful to hear from the locals! You wouln't have guessed that about Meersbrook just by looking at the streets/houses on google.
What do you think of the Norfolk Park area, I wonder? between NP and the station - looks like a few nice streets and a slightly better value for money. Not many shops around but you aer so close to parks and the centre...Any other areas that are a 'no'?

I'm not sure on your budget but this area is the better part of Hillsborough I would say?

Catandhiskit - Norfolk park is traditionally not a great area either, but there are lots of new developments that have improved things a bit.

I know from friends that lots of houses in walkley and crookes are going to best and final offers of 20k over the asking price, then coming back on the market a few weeks later after they were valued at 25k less. Maddening!

The sheffield market is two completley seperate markets, really. Theres the older industrial areas that were hit badly by the recession in the 90s and Margaret Thatcher (think full monty), and they tend to be in the north and east. Then theres the areas around the university and the hospitals, where people who work in higher skilled jobs tend to live, and the houses are priced accordingly. I think the Hallam district (around ecclesall/broomhill) had the highest number of degrees per head at one point, it may still.
One thing that is odd about Sheffield is houses tend to get offers around the asking price. I know mumsnet wisdom is offer 10% below, but that wouldn't work in Sheffield, as it's an area where house prices are catching up to their potential, BUT it means people often get carried away and then it all falls through. It might be worth offering on a couple of houses that you like and think the asking price is ok, as even if you don't get it they might come back to you if the sale falls through.
Hope you find somewhere amazing soon!

That's Wadsley, not Hillsborough! But very nice it is too. Lovely walks up on the Common Smile

I rented in Totley (naice) then bought in Heeley (bit shabby but great for young couple). So sad to leave Sheffield but I had no idea how to raise children in a city so I fled back down to the sea.

AltheaVestr1t · 26/08/2020 06:45

@AlexanderHalexander houses are definitely getting through mortgage valuations at the moment at 10%+ of the asking price...I know because I'm in the middle of selling mine! Best and final offers after 9 days, with 40+ viewings, the estate agents can't keep up!

This is nice........

Norris Road, Hillsborough, Sheffield

That IS a nice house, @AreSchoolsBackYet - and 50k cheaper than something similar in Walkley.

V close to the Rivelin valley for lovely walks, and right by the tram stop too.

It'll get snapped up quickly though as it's so close to Malin Bridge primary. People fight to get their kids in there.

OP, the fact is that it doesn't matter what you think that particular flat is worth: it's worth what someone's prepared to pay for it. Sheffield (at least in parts) is very, very expensive, and people pay well 'over the odds' for a decent house/flat in a decent area.

Is there any way you could postpone until after Christmas? The house that @AltheaVestr1t mentioned would be a good buy - decent area, good shops, Endcliffe Park etc.

To be blunt, I wouldn't want to live in Handsworth, Meersbrook, Frechville, Norfolk Park or Gleadless. I can't speak for Walkley or Hillsborough as I have no experience of them.

@AlexanderHalexander 's analysis of Sheffield is good.

I gave up trying to buy there because every single house I wanted to buy went to best and final offers, and all sold for miles over their asking prices. One problem with Sheffield is that the nice areas are invariably also the best school catchment areas, so you can be competing with people who would rather pay more for their houses and not pay school fees. You're also competing against people who would rather pay more for their houses and also pay school fees, so you are talking about people with a very, very large amount of money.

Basically, if you want to live in a part of Sheffield that anyone would really like to live in, with good transport links, you can expect to pay a lot for the privilege.

AreSchoolsBackYet · 26/08/2020 10:04

Sharrow Vale and Ecclesall are very expensive. Sharrow is a no-go I would say.
Small parts of Handsworth are ok as is Gleadless Townend but the Manor/Hemsworth side of Gleadless should be avoided. My brother for a time lived in Heeley (more near Norfolk Park) and it was a lovely quiet street with a 3 bed terrace around 150k.

Walkley, Crookes are nice but expensive.

AreSchoolsBackYet · 26/08/2020 10:07

Actually a quick look on rightmove shows 3 bed terrace in Heeley on the 'nice roads' are more near 180-190 now!
