What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I like the couch better that way! But I would move it out a bit and stick a floor lamp in the corner and either big picture or thin cabinet against the back wall

Honestly. People go off floor plans and get a general idea from photos. I really wouldn't break your back or waste money staging your house. The original decor and set up is fine

It's a tough process, trying to sell a house. The biggest problem here, as I see it, is the online agent you are using. I've seen this close at hand. A beautifully extended and enviable house in the next road worth over a million spent over a couple of weeks with that agent and got no action, no interest, nothing. Took it off, went to a local high street agent and it flew.

A good established local agent will do quality photos, will be skilled at handling tricky properties or layouts, at problem-solving, highlighting good points, making suggestions for the potential development and uses of the house and creating a relationship of confidence and a positive attitude with buyers.

Without much expense or hassle, because you already have plumbing upstairs and in the extension, your house has potential for one or a couple of ensuite bedrooms upstairs and another one downstairs, plus some tweaking to the living room to make it more comfortable and lighter - mirrors for example, if not an extra window.

Second thing is price and that is critical. Estate agents do play tricks, valuing high initially to flatter the owner and to get the business for example but you can do a bit of your own research for comparison so to guard against being misled and falling in too easily. And they do need to sell it in order to earn some money. Hope you find a good agent locally.

I think the extension needs to be the selling point. Market as 'versatile'. I think you should stage it as two areas. The far end as playroom/bedroom 4, maybe use your storage unit as a room divider, then the nearer end as a garden room/sitting room looking out of the French doors onto the garden. Have you any garden furniture you could borrow and set up outside there? I think people don't have any imagination so they need to be shown how they could utilise areas. The more I look at it the more I like it, there are definitely areas that a buyer could change to suit themselves. I think the front area could do with some baskets. And yes, to whoever pointed out that the age of the building should be in the details. Once more professional photos are taken it will look grand! Oh and definitely market as a 3+ bedroom property with potential to turn into a 4 bed. Hope you get lucky soon!

I really think you need a proper estate agent and not an on line one. Better photos which a reputable EA will do. Also be realistic it’s a 3 bed house and the 3rd bedroom is really a cot room. You have to price accordingly as every one of your potential buyers will be comparing you to others locally on the market. Sadly it makes no difference that you need xyz price to move. They are not going to pay over the odds just because you need the money to move. Your house will sell but you need to get the basics right first and you must accept the downsides of bathroom downstairs and small 3rd bedroom. You bought it and somebody else will but at the right price and properly marketed but a local EA and not on line agent.

not sure if anyone already linked to it, but this three bed on the same street sold last December for £295k

yes, it needed some attention and work, but 50k would have made it lovely, and it has good sized rooms (even the third bedroom is okay)

A quick look at the market information shows for that money or less in the area can get a house with a far more functional layout and more curb appeal... also agree with others about it being a 3 bedroom with a study/ second reception room downstairs. I'm not sure how much decoration/ staging will be impacting it when this is available for potential buyers to see, the price should be reflecting these factors.

Don't worry op it will sell. Its only been 13 days which is not long.
You have had some harsh comments on here, even if some of them are true, it can't have been easy to hear especially about a home you will have become fond of and have great memories in. You have handled it better than I would have.
If it's priced right it will sell regardless of any staging etc.. Don't break your back and spend too much money doing this just do what you can, a few tweeks will do.
I also don't think the layout is too bad and it will work for someone.

It's a 2 be dhouse with acupboard/box room 3rd bed and an extension downstairs. Basically you feel that it is worht more than double what you paid for it. In this climate with thousand already and millions about to become unemployed you are going to have to re-adjust your expectations. House prices dont always go up. I think if you allow about 10 - 15% off now you might save having to take 25-30% off later. I appreciate you have spent a lot of time and moeny on the interior but unfortunately, unless you have someone with exactly the same taste, they are just as likely to be pricing in thier own interior tatse. Do you have building control permits for all fo the work?

I like many others agree with this. I don't think any amount of moving furniture, or sprucing the place up is going to help. It's overpriced, and it's not a 4 bed property. Whilst you can't really do anything about the layout, you can lower the price and alter the listing to better represent the property.

My advice is similar to several other posters

  1. Lower the price
  2. List it as a 3 bed

It's such a weird looking house and I have no idea how you got planning permission for that extension ..!! It takes up most of the garden!!

You can't sell it for the price of a 4 bed with a bedroom downstairs and no garden . !!

Just looking at your rearrangement pics - would you consider (as PPs have said) moving your dining table next to the door into the kitchen, and the sofa to the area where the fireplace is?

Yes I'm still here trying to be a grown up & not bite back when people are a little bit rude.

To answer people I've asked the agent to put it back to a 3 bed in the listing and come take more pictures.

Whilst we are pragmatic & know that if it's at the right price it will sell, it would be rather foolish of us to drop the price by 75k like some have suggested whilst I know estate agents can inflate prices we didn't tell any of them what the other had valued it at & also told them we wanted to sell quickly at a realistic price so for 3 agents to come up with that price all of which know the market it would be a bit silly to drop the price by so much. If we do drop again it would probably be wiser to go to £350.

And of course we got planning permission and all the relevant paperwork 🙄 there was a massive old asbestos garage there so anything is an improvement on that.

Right back off to restyle my "weird" house 🤣

EAs are often shite at their jobs sadly.... The first house we sold, we got three similar values, went with the middle one. It was still massively overpriced and we got stung in that the EAs fee was a % of the list price, not the sale price.
