What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I for one, like to see much loved family members pics on a wall, it shows a hopefully loving family in a happy home.

I I also like seeing photos and personal things when viewing houses. Sometimes I think ‘staging’ a house makes it look like a house has been flipped by a developer, which isn’t a good look. I’d much prefer a house that looked like it had been someone’s loved family home. I wouldn’t even notice things like cushions Confused

People who are looking for a 4 bed will dismiss it straight away. That reception room really can't be classed as a 4th bedroom, you have to walk through a bathroom to get to it for a start! Maybe re-list it as a 3 bed and see how it goes.

50s and 60s built houses often had side on front doors. Not sure why! Seems to have had a moment and then fallen out of favour again.

I expect it was to do with post war suburban sprawl - cul de sacs of semis built for drivers, rather than terraced houses that could only have a front door! A door on the side allows for the luxury of a full width front garden - today’s new builds tend to have much smaller garden due to the rise in property prices - squeeze as many on the plot as possible!

I would look at that and say 2 bed plus small study. I really don't think you can claim a 3 bed. Let alone a 4.

Did you buy it as a 4?

Also the bathroom situation is bizarre. Having no upstairs bathroom would make me not view.

The extension doesn't match the original house from the outside.

I would personally relist at a 3 bed. Get some colour in there, and make is look a little more homely.

If the width of bedroom 3 is 6ft 3inches (unclear from the floorplan) an unframed single bed should just fit under the window. Place a low, wide but shallow chest of drawers next to the bed on the left side wall. (Low furniture helps to make rooms look larger.)

In your sitting room could you locate your corner sofa in the corner at the of the house and your tv on a cabinet in the small square bit. Your dining table could then go at the other end of the room close to your kitchen.

Agree with PP about kitting out the extension as a study/bedroom/chillout space for an older teenager.

I don't think "better presented" really extends to the cushions... They're background. A few Ikea cushions dotted around will influence nothing.

Presumably you don't work in advertising.

Ok so this was the house pictures when we bought it. We have literally ripped out/ replaced everything the only things left are 4 front windows. I think the front shot is a better one than they've taken.

Interesting some thought it was new it's post war our neighbor that passed away a few years ago had lived here for 75 years.

Can't do much about the layout they are all like that on this part of the street and hardly ever come up for sale so must be popular once you get past the weirdness 🤣

I take on board the photos are bad I've asked the agent to re take them.

Price wise we have had 3 agents all quote us the same originally it was marketed as a 3 bed then discussed with the agent and he said maybe put 3/4 bed.

It's also interesting that people have posted houses in not as nice areas and way smaller comparing that is actually helpful because I now know what someone else is thinking if they don't know the area.

I've already bought some bits I'll have a fiddle and post some photos.
Funnily I put nice towels in the bathrooms which the agent removed and when I went remove the family pictures he said leave them up. Also funny as we have known for a while we are going to move so haven't actually really expressed our tastes in this house and kept it neutral so someone could come straight in 🙄

For those that asked it was the size especially the kitchen that encouraged us to buy and the location close to town but not to close.

I used to live in a Victorian semi with a door at the side.

Worked out well-meant that many years later the drive was wide enough for a car!

OP you have completely transformed the kitchen.

I honestly think the main problem is that you are listing it as a 4 bedroom house but presenting it as a 2.5 bedroom house.

I'm sure you've had this already but I'll bite because it's roughly the size of house we were looking for when we bought ours.

Sorry, but it's ugly.
It has more flat roof than pitched roof. I would wonder about the build quality and insulation of the extension on an extension.
The actual bedrooms are all tiny.
I'm fine with downstairs bathrooms so long as there's a loo upstairs, so that's not a negative.
It's dark. One tiny window to that massive living area?

If this had come up in my area, when I was searching, I probably wouldn't have viewed it.
House next door looks unkempt. What are the neighbours like?

OP did you get a few valuations?

I'd be speaking to your estate agent about the pictures and staging. Seems like they have done a lazy job and the expectation will be on you to just drop your price.

Make them work for their fee
