What's wrong with our house 13 days no viewings

Help us out Please 🙏
We put our house on the market 13 days ago we have friends in the area who have put theirs on and been busy with viewings straight away but we've had nothing.

Three Estate agents said £375 so we started with that after no viewings at 9 days we dropped to £367
We know house is a bit bottom heavy a bit like me and doesn't look pretty but is well presented and has over 80 Sq m of downstairs living space. A huge Kitchen and lounge, 10 mins walk to most amenities as well.

We have seen a house that we love that won't come up again we've put in an offer for asking price but not sure we'll get it as they say they've had 6 offers already.

Anyway here it is do we drop the price some more or just wait a bit?

I thought that this was a new build house (where I live they don't have a lot of character and are usually boxy like this) but now I've seen the before pics I can't understand why it looks so cold......

Also another thing to bear in mind is selling too high like @ReceptacleForTheRespectable has touched on.
Admittedly I didn't look at houses in the area and I am not familiar with Bicester prices, but the tactic I mentioned seemed to work for us. There is another house for sale around the corner listed at 115k and that still hasn't sold - estate agent mentioned rightmove algorithms with the odd number on the end.

If you sell your house too high, when the surveyor comes around they will tell you - that means the other buyer has to fork out the remaining cash as a deposit for the mortgage or walk away, and if other houses in the area are a lot lower they are more likely to walk away.

It's really nice inside but it definitely needs much more colour and character. It looks unlived in, quite bland. Agree with posters who say it needs kerb appeal too so it stands out and looks more inviting.

I’d move the green rug into the kitchen too.
Move the car off the drive
Move the outside planters to either side of the door
Get green thumb in to do the lawn feeds, our lawns never looked better and it looked better within a week of starting. It’s witchcraft and I don’t care.
Straighten the curtains in the child’s bedroom.
Tart the kitchen up like show homes do with all the appliances displayed and bowls of fruit centre stage with a stunt pineapple. Arrange the green chairs so they all face the same way.

If you can artfully arrange some lime green le creuset mugs/cookware they would look nice. Tk maxx do le creuset stuff.

That's unfair - the house has been hugely cosmetically updated, and the main flat roof extension was already there before the OP moved in. The previous sale shows that extension, not the original layout (which will have been much simpler - probably just a living room at the front and kitchen / bathroom at the back, maybe with no hallway.

Peculiar to do all that building work and not put an upstairs bathroom in. It made more sense before as a modest house for 180k, but makes little sense now with all the changes and costing twice as much.
Yup. Downstairs bathrooms really impact saleability.

Also, your landing page is an unflattering photo of the kitchen. The first picture impression is so important. Your property has 290 page views on Zoopla. Another property for a similar price close by has 1681 page views and it has a lovely pic of the outside.

I always worry when the first picture isn't the front of the house, that's the estate agent admitting their is a problem. Also your first image, the kitchen isn't a wow shot either.

I'd get some advice on how to better dress the front of your house, see how others have done the same when they've sold on your street.

Planters etc. will mke literally no difference to a house that is likely overpriced by £40k.

I sold my house last year, so I know how crap the proces is, but you do need to be realistic. EAs will say what they think you want to hear... Best to do a local search of what's out there (compare yourself to 3 bed semis within a few minutes of your house) and be brutally honest with yourself about where yours stacks up.

The absolute maximum for a nicely proportioned 3 bed semi with kerb appeal in OX26 looks like it's around £350k, so your house's value will be lower than that I'm afraid.

Is that your drive or the neighbours drive? Or just an undefined path?

Id get flower planters down the middle to outline the boundary and flower planters In front of the house. Move the car. Make the front of the house the first picture. It fucks me off when you have to search fir what the house looks like. It always means the front of the house is a bit shit so lots of people wont bother looking further. And looking at the floor plan and discovering it is actually three bed and i probably wouldnt even look at the photos.

What do your photos and order of photos look like compared to your friend’s who sold?

I really don’t think the decor matters much. The problem is the bedroom and bathroom issue If I’m looking for a 4 bed house I want 4 proper bedrooms. The house would better if the teeny tiny bedroom was converted into a family bathroom and it was marketed as a two bed house with home office or teen/granny annexe and priced accordingly.

I actually like the property, I feel something like that would be ideal for when my autistic teen is a bit older and wants some independence. You just need to target the house to the right market.

@Namechangetoshowhouse I’m not sure you’re coming back to this now, but on the off-chance you do, how much of the work that’s been done to the house (looking at the pictures and floorplan, there’s been a lot, and not just the obvious extensions) has been done while you’ve owned it?

You can figure this out from the last advert, can't you?

They've slightly remodelled the upstairs landing and added a toilet. And they added a utility and shower room to join the kitchen to what was the garage. And there has been extensive updating of more cosmetic stuff (including new kitchen and bathrooms).

There hasn't been. Sold prices are a matter of public record (they are reported for stamp duty reasons).
