Which is the best option?

They are all in a similar part of the city it terms of proximity to motorways and railway stations-Which would you go for and why? One is mine and I want to know how it compares to other properties of the same sizes

Number 1 or 3.

1 is beautiful I love the kitchen diner and the bathrooms. I've just moved into a house with proper showers (not over bath ones) in both main bathroom and ensuite and its great.

However I also like number 3 though I'd be looking to change the dining room into a study but that would mean the kitchen would be too small so I'd need to extend or covert the garage. I'd end up with more house for my money than number 1, but would have to factor in whether I could afford the refurb.

Not a fan of any of them to be honest as there are negatives with all of them. However it would be 1 if I had to choose

Two has the best parking.

If I was selling 1, I'd make sure my car was parked elsewhere when viewers came.

One of my bugbears is busy road/traffic noise/difficult exit into traffic; any of which would rule out a house for me.

The Koi pond would put me off if I had toddlers.

I like number 1 best, but not from the outside. if i did a drive past, I might not bother to look inside, which would be a mistake, as the interior is fine, if a little bland.
If this is your house, can you do something to add kerb appeal?

I haven’t read the thread, so sorry if I offend, I’ll say what stands out to me with each one.

Property 1
I really hate the windows
The first picture makes it look like the house to the right is attached to yours
Does the garage fit a car?
The kitchen pictures are taken at waist height
The downstairs looks very dark
Show the fitted wardrobes, lots of people don’t read descriptions

Property two
Does the garage fit a car?
Is the breakfast bar cutting that cupboard/dresser in half? What room even is it?!
Photos again taken at waist height
I hate the conservatory
Downstairs seems very corridor like
Wow, that bathroom floor...

Property three
Hate the fake tudor front
Does the garage fit a car?
Kitchen nice size, but not to my taste and the breakfast bar stools look awful
Pond
Upstairs is very grey!

I personally would go for three, while decoration/kitchen isn’t to my taste it is perfectly liveable. It has a better layout and larger living space. I’d just need to remove that ‘wood’ and have it skimmed over.

Thanks all for the comments. Generally it seems price is not the issue, neither is decor.

I’ll perhaps ask for photos to be redone when it’s sunny as they were taken on a very overcast day. It’s usually a very bright house.

Layout I can’t really change, nor location.

We moved here 3 years ago when I couldn’t hack living in the country- I’d had a baby and it was just too isolating. This house has been perfect for us but a new job as a deputy head means a forced move. We love the house and location and I was hoping that came through in the photos?

Are the other similar houses that come up as houses like this on rightmove on the same development? If so, the fact that you're up against brand spanking new with choice of finish might put some buyers off.

Pickachew- yes they are hence why we’ve dropped the price- we can never compete against a help to buy offer but hoping that the safety of a better priced property will help? The exact same model is currently £375,000

I'd go for No 3 as I don't like new houses but yours is beautifully presented so if it isn't selling then aside a random issue, it can only be price or that the market is dead.

The thing is 2 and 3 haven’t sold either. What does something that’s actually gone under off recently near you look like? And most importantly how was it priced?

Yours is well presented and the layout looks practical (it's quite similar to the house I grew up in that was very functional).

I don't know why it isn't getting viewings. You possibly need someone with more local knowledge.

House 1. Layout much better, garden looks nicer. The others are a bit weirdly laid out on the ground floors. And I'm not a fan of a conservatory.

This one is only several k more but seems to have found a buyer quickly. I’d imagine the few sq metres and layout made it feel a lot more spacious.

So I think it could as well be the price.

The one you’ve link to first is smaller than ours- ours is 1209sq/ft - I know as I have the floor plans from the builders- those ones with the integral garages are smaller

The one that sold is lovely- We walk past it daily - it was actually for sale for a while as they changed agents but it is bigger and has a lovely feel to the kitchen- it was on my right move ‘list’ as a tracker.

Not much I can do about the size of ours, but feedback we have had was never about space- it’s not a huge house by any means but is a true 3 double bedroom and the lounge easily fits a 3 and 2 seater sofa in with room for an armchair too.

I love it but can’t take it with me- I just can’t afford to buy without selling it sadly

The interior and garden of #1 is by far my favourite, but I’m not keen on estates and it looks like another one is about to be built opposite judging by the street view!

#2 is my least fave, another estate and the interior looks tired and not to my taste. Plus the local primary is poorly rated.

#3 I prefer the exterior as it has more character (even if it is mock character 😁), and the estate looks a bit less uniform and soulless judging by street view. The interior again is not really to my taste, and needs one bathroom replacing soon, and other general decorating.

I would say 1, 3, then 2. I haven’t seen which one is yours, I hope I haven’t offended ☺️

Yours is the nicest but does look a bit stark externally, if you are going to get some new external photos spend a couple of hundred on some potted planting for the rear walls of house. You can take those with you when you sell.

I like your house and garden the most (and I love your indoor plants). I would repaint throughout to tone down the yellow glow but I can visualise the effect that would have.

Your photos are letting you down.

The built in wardrobes in the bedrooms that have them should be shown.

The existence of any impediment to knocking an opening between the dining area and the sitting room should be shown. I wouldn't knock the entire wall but I would definitely want a wide opening to connect those spaces both in order to see through to the back garden/ let light flow through and also for easy mingling if I had guests over. My question would concern possible kitchen cabinets extending along the wall I would like to take a sledgehammer to.

Maybe your floor plan could show this information, but photos are a really easy way to convey information to almost everyone, and yours are not conveying enough.

Also, the blurb is not clear whether the utility is plumbed for a washing machine or just 'has space' for the washer and dryer?
Again, no photos of the utility room, which imo is a really attractive feature.

If you could put a hanging basket to the left of the front door (from pov of approach to the door) you could incorporate some nice trailing viney plants with a little colour and draw the eye up. You would have to stick a bracket in your wall to do this. In the back you could put a tall potted clematis with a trellis somewhere between the lower windows.

Or vice versa, with two hanging baskets in the back.

Where is the gated access to the back garden?
How would someone get a pram into either the house or the back garden from the path in the front?
Bikes?
