Would you view this house based on this advert and if not, what would you change?

Thank you

No I wouldn't - the sitting room is too narrow for me, and looking at the floor plan there doesn't seem to be much you can do about it, so I wouldn't waste time viewing it

The rest is nice though. I have had a narrow sitting room and didn't like it, so it's a personal reason for me

Just seen that this is your house - in terms of advice (not that I'm really qualified Grin) I would say:

Yes to furniture in the conservatory - your idea of setting it up as a dining area is a good one I think

I would put a big mirror in the sitting room - might make it look a bit wider?

I would try to make it look a little cosier - some flowers on the coffee table, and some art on the walls. I know that people generally try to declutter for the pictures, but in this case, it doesn't look very lived in and looks a little cold as a result, so I think it needs some cosy touches.

I would add a few homier touches in, I think you’ve over done the decluttering so it no feels unloved.
Can you take a garden photo from the perspective of the garage door, so the garage door confusion isn’t in the photo?
I would dress the conservatory as a dining room or a home office (lots of people now looking for somewhere to work from home).
And if there is anyway to photograph the living room so it looks less narrow, that would be better.

All in all, if I was looking to move to your area there isn’t anything that would put me off the house (with the possible exception of the kitchen cupboards), but the photos just don’t seem that exciting

Looking at the streetview, I personally would not view it.The house is great but this is not my kind of area as it has almost no trees or grass and it is pretty built uo area..But hey thats just my preference.

Remove photos 3,9,17 and 18. I think you are offering too many photos and some are repetitive. Make photo 20 your first photo. Can you get some neutral shower curtains? Paint over some of the blue tiles or cupboards? Your house is clean and tidy, but the blue is slightly overpowering and IMO could be letting your house sale down.

Sorry but the house needs modernising, and it appears to be priced at the top end for similar sold prices In the local area

Your house is lovely and decorated well for the most part (I'm not mad on the kitchen or the bathrooms) and it has decent outside space for what seems to be a fairly new build. However I wouldn't view it as it's too heavy with lots of bedrooms and not enough living space - so the reason I wouldn't personally go for it is nothing to do with your ad or photos, it's just not what we would look for (but to be fair we purchased a house with pretty much 2 and a half bedrooms upstairs and three reception rooms as well as a kitchen diner downstairs so we are all about the living space ....) I think if someone likes a townhouse then they will view it. I do think you should have the first pic as the front of the house though. The front is lovely
