Photos are in a confusing order. Bedroom, (second? Pic of living room? Had to keep scrolling back to see if it was different angles of same room?), outside, bathroom, gym, another bedroom.
Kinda like to see the photos as more of a 'tour' of the house, especially if theres more than one pic of the same room then they need to be next to each other.
Rightmove is my porn and if I find the pics confusing I'll just go to the next property.

Looking at your house I can see that the layout is unfortunately set up to be bedroom heavy; fairly common in the uk. There is a very little you can do to change that. I can also see a similar house near you which states that it’s just over 1400 square feet. As your house is over three floors the living space is roughly just under 500 square feet. That’s makes it a small house for me. I think the presentation is fine. You just need someone who doesn’t need to use all the bedrooms as bedrooms to come along and buy it.

@laurieschafferisallbitternow we use the conservatory as a playroom but have done a big decluttered as normally it's toy central. I was wondering whether to set it up as a dining area

No. Garden is too small for the size of the house and an odd shape. The front looks bare - is there a long front garden which has been all pebbles or is it shared space with other houses? Impossible to tell and I wouldn’t want the latter. And someone else’s house seems to open into the back garden which is also offputting.

Oh and I’d have to get the kitchen and bathroom redone which I wouldn’t want.

It’s a perfectly nice house. Needs a few little bits doing to it but it’s cheap. Don’t know why you haven’t had more viewings.

This photo is confusing as it looks like the side of the neighbours house but the map shows it's a garage.

Looks lovely to me. Even the blue tiles in the bathroom. Love that there is a toilet on each floor and a separate utility room, office and garage. The layout is good too. The front and back of the house are also my style. There seems to be a lot of space for your money! Only thing I don't like are the kitchen units - would prefer a more neutral colour like cream (not grey though).

@longtompot it's our garage but there is a flat above it in a coach house arrangement, there's loads of them on our estate so that the developers can squeeze money in!

Put something on coffee table and bedside lockers. Maybe a plant in the utility and some in conservatory. Can you paint the kitchen doors? They would put me off a small bit.

I wouldn't view it if it was at the top of my budget as (sorry) to me it looks like it needs complete redecorating, but if I had more in my budget I'd definitely consider it as a 'fixer-upper'. Good luck with your sale :)

Do you get people taking a short cut across the front drive? I would want something along that side to define the space.

By the way though OP it is the height of the summer slowdown at the moment. You may find waiting til September works better, unless you need a sale urgently. I expect there are more buyers around than usual at this time of year because lockdown delayed the spring selling season for a lot of people, but many people will also have waited til the autumn I’m guessing.

The kitchen and bathrooms need updating, which would put me off, and definitely remove the confusing garage door pic, but the biggest issue for me is the price structure - guide price £380k to £420k. That’s not common practice and buyers will be confused - quite a large range and the Rightmove listing says £380k, so usually I’d be thinking an offer below that would probably be acceptable. In my experience house sellers who look like they are trying to set a minimum price (see also “offers over”) are usually a bit deluded as to the true market value.

Kitchen and bathroom aren't to my taste but overall I like it and would view it but you need to make it clear that picture 15 is of the garage rather than a shared garden. But I am confused why you think a 4 bed house with a lounge, kitchen diner and conservatory is too small for 4 people Confused

If you've only had one viewing the obvious answer is it is priced too high

A flat belonging to someone else above your garage you say? Now that would put me off. Also agree that you need to put in a border on the driveway to mark out your land so to speak and that of your neighbour.

The sitting room is so very neutral (I know this is probably intentional). Could you put up a picture or two?

Kitchen and bathroom both look dated to me. Is it priced to reflect that a buyer will likely want to do them fairly immediately?

No. Even if I liked new builds the proximity of your neighbors house would put me off. Why does their door open into your garden.

The blue kitchen doors are very dated as is the blue bathroom but that could easily be changed. I'd definitely put some plants/flowers out too.

If you've had so little interest, double check the price. I would instantly assume that I need to budget for a new kitchen and bathroom from the photos. Those are the most expensive rooms in a house, so make sure you're priced accordingly.

And I have no idea what the guide price statement is at the start of your blurb. No one is going to offer £420,000 when you've listed it at £380,000! In fact, £380 would be the max anyone is likely to offer (as you're unlikely to spark a bidding war). It seems a poor pricing strategy from the agent.

Pricing problems aside, I'm afraid I just don't understand the plot from your photos. Where is the garage in relation to the house? Is the garden just that narrow strip? The "gym" photo looks awful, I know it's the garage, but it isn't selling anything. Include an external garage shot perhaps?
