@bigbadvoodoohat at least once a night, usually more as my daughter wheedles extra games out of me (but we don't know all of the rules so it's usually more about clip clipping round on horses much to dh's disgust as he is teaching her the proper rules)

Truthfully the bathroom needs the tiles changing, the kitchen would look better if the doors were a lighter colour, the conservatory needs some furniture to show how it could be used.

It's a 4 bedroom house and you've outgrown it with 2 kids 😂.

The livingroom is a bit of an awkward shape, and the kitchen is awful which would put me off. I used to have blue cupboards just like that in an old kitchen and I absolutely hated them so that could be affecting my judgment.

No , I don't think so. Three stories puts me off, so to be at all interested it would have to mean a lot of extra space for the money. It looks in decent condition, so I image you're paying for that (don't know the area) but it's not at all to my taste so there's a lot that needs doing. If I'm going to have to rip stuff out, I'd rather it needs replacing iyswim

It's a nice looking house and garden is lovely (though I wouldn't buy a north facing garden) but the interior pictures reminded me of a sparse rental home. It doesn't look like a family home at all. It needs to look cosy and lived. Id brighten it up a bit with more modern soft furnishings. I might even paint the kitchen doors as they're pretty outdated.

I think you're falling into an inbetweeny space as a new build that needs work. I think that people who like new builds like everything modern and completely finished. People who don't mind doing some work tend to prefer more period properties. So either way you're going to end up as someone's compromise.

Could you do something about the kitchen doors? Even painting them would help. And stage the conservatory as a room so it looks like more downstairs space.

In picture 15, it looks like a neighbour's door opens directly onto your garden, which would be a bit off-putting. If it does, can you screen off the area?

Agree with PPs who suggest painting the kitchen cupboard doors a more contemporary colour and stage the conservatory as a dining room or playroom. It looks like a toy storage area at the moment.

I think you're probably over priced if you're comparing it to your parents' three bed house. In terms of living space, this is a two bed house with some extra rooms in the attic. Whilst extra bedrooms are useful, there not worth paying a lot more for if they don't come with the living space to match. I also think the three storeys puts off a lot of families who don't want to sleep on a separate floor to young DC, so that would be reflected in the price too.

I also thought another house had a door onto your garden, and would have ruled you out based on that without investigating further. Also it’s suspicious if the first pic isn’t the front - usually means you have something to hide. I’d also try to make more visual separation between your house and next door at the front. Even just a line of pots that you could take with you. Ditto it would look better with a visual separation between your house and the road.

Probably not, it would depend on what else was for sale.

I really don't like the kitchen, I would find it hard to live with while I saved for a new one. I also wouldn't like how open the front is. I like the clarity of fences.

I always find it better to have the pictures in the order you would view the house. It makes the house flow in my mind.

I wouldn’t view because it’s top heavy and north facing garden.

Well it's not the style, size or age of house I would go for, but that's just personal preference. The big red flag for me would be the split level garden - I would have nightmares about a small child (or adult in the dark) falling off onto the concrete and breaking something. I would have to change it to a slope or fill it in, which would sound like a big enough job to put me off buying.

I can see why people thought the door belonged to the neighbours - it’s the windows above it. It does look like a separate house.

There are lots of houses around here very similar to yours OP (lots of newish estates). For me, the top level feels claustrophobic. I’m tall & couldn’t live with the bedrooms in the roof scenario. I want to be able to stand up anywhere in a room not just in the middle. Attics are different as I would very rarely be going in.

Is there a shared drive at the front? I only ask because the corner houses (as yours seems to be) are almost always having some sort of shared access/driveway on the estates here. I’ve seen enough posts on the village FB about vans/visitors blocking access for that to put me right off 😂.

I'm surprised so many people are put off by the garage being under a coach house. It's very common in new build estates (I live in one!).

I think your house is lovely OP apart from the blue kitchen which isn't easily changeable. I agree with previous posters about the order of the pictures too.

My friend lives in thE same house in a different location.

Despite being over 3 floors and having 4 bathrooms plus a WC, it’s SMALL. The actual living space is tight and the proportions are wrong. So it looks grand from the outside but the inside is cramped.

I would have the conservatory set up as a second snug/lounge area. Give it some warmth.

You need to take some different pics of the garden and put lots of colourful pots of plants around. Set up an outside eating area.

I would put some pots by the front door too.

I'd repaint your kitchen cupboards - as someone else said, use Frenchic (don't need primer), or Wilko cupboard paint - I'd use white. You don't have to take the doors off to paint them.

I quite like the blue bathroom but it seems others don't, you can use Frenchic paint to paint the tiles there too, or tile paint.

I'd think about painting the pink bedroom too, it's cheap and quick and something more neutral would be better. You want to keep the "move straight in, blank canvas" appeal of a new build.

I'll come and paint your house if you'll come and declutter mine!

Nothing about it says homely or warm...sorry. It needs a lot of work/updating in my opinion OP...it's very bland and dull. With the exception of the kitchen units being the complete opposite and needing toned down/updating!!and yes change the first picture.

I would but I was almost put off by the first picture of the lounge which made it look very narrow. Picture number 20 of the front of your house should be first followed by picture number 19 of your lounge. It makes it look much better than picture number 2.

Descriptions of the rooms on the pictures so I can tie them up with the plan would help me more and the only other thing that would put me off would be those kitchen unit doors. I'd have to think about whether I could budget for replacing the lot.

And why the duplicate pictures.

I think it's main problem is it's modern (I.e. not characterful) and liveable but quite dated so people will be thinking they want to change the things that are expensive to do, even though they are perfectly functional.

Plus whilst it might have 4 bedrooms it really isn't a 4 bed house in terms of living space so the price needs to reflect both those things.

TBH it's always the price on these threads.

The interior is in that awkward gap of being too new to justify ripping out but horrendously dated at the same time. It also looks like you have damp mould in the corner of the bathroom with the bath. I presume no decent ventilation, especially since the window is open.
