Thanks everyone, we have loads to discuss between my husband and I, and also with the estate agent on a Monday.

We had 3 valuations and all of them suggested doing either a price range, or offers over, so I wonder if it's a local trend, or itvs hated everywhere!

I don't know the market but you paid 213k for it 7 yrs ago, has the market increased that much? I presume you have not done loads of work?

Also on Zoopla the fact it's been reduced by 20k in a month would make me think it's overpriced.

No. Bit dated. Would have to rip out the kitchen and the bathroom. Also, the living room is narrow and garden too small. The front of the house could do with some railings to give it some type of separation from your neighbour.

Just saw your update about a flat above your garage. Never seen that before. That would definitely put me off even viewing any property with that configuration.

It's very close to the neighbours....though I assume the door into the garden is your garage...not the neighbours side door?

It's too "top heavy". If you need 4 bedrooms then you need mroe downstairs space in my opinion. I also prefer squarer sitting rooms. Lack of storage as well - the two top bedrooms are in the loft space, so no loft I guess? The garden is tiny.

Oh and OP, I just wanted to come back and say, I don't necessarily your house is the problem, I think your estate agent might be a bit crap.

You'd be better off taking out the picture of the garage. The lounge pic looks photoshopped. The proportion of the door is just wrong. They must be able to improve on that, it looks narrow. Put some furniture in the conservatory. Table/chairs or a sofa or something. It's got a proper roof so show that it is used. The garden looks barren and overlooked. Bung some summer colour in it at least to break it up.

I don't like the very wide compass on the 'guide price' - 420 k is v toppy for Sittingbourne, IMO - but it's a nice enough house.

I'd view it - looks perfect for our needs, only DD13 lives at home permanently (although DD23 is currently here having graduated from uni & DS25 visits but only stays over a few nights at Christmas). It's a shame you're not in our area or we'd be round for a look!

No I would not. It’s souless. It looks like the developer has just handed it over. There’s no front garden- no one wants pure gravel in front it’s a nightmare to weed. It’s a nice house, but not to my taste.

Picture 6 is confusing. It looks like someone else's door is opening on to the garden. Also picture 20 is confusing, is that a road down the side of the house? I'd have a straight on pic of the front of the house (with pots and pretty plants) as the first picture. Also, how is the price? I'd be wanting a new kitchen and bathroom. The first picture of the lounge makes it look really long and thin (not so much so from the other angle with the conservatory in it). I know you've kept it clutter-free but it looks a little character-less and uninspiring. Sorry.

And I'm sure you'll find a buyer. Not ideal for a family with young kids but bedrooms/bathrooms ideal for kids 12 plus I would say!

There's also 4 bed detached for cheaper than yours very close by.

I'd pay a lot more for a detached than a semi.

Maybe. The thing that put me off was the photo of the lounge - maybe take that one out? The other lounge photo looked inviting - I had to toggle back and forth to make sure it was the same room!

No- it’s the kitchen for me.

It’s a very particular style and I’d be put off a modern enough kitchen which I hated, but couldn’t justify the cost of refitting because it was still functional.

Sorry, I wouldn't. It's obviously a family home, with 4 bedrooms, but it's too disproportionately top heavy for my liking. There's not enough space on the ground floor, particularly the living room. My house is smaller than yours (just a three bed modern terraced) but my living room is larger. So personally, the size of the living room would be the deal breaker for me, as I don't think it would fit my family of teens + boyfriends all in at once.

Sorry, that's not very helpful, because you can't do much about that... but it might just be that it's the kind of house that won't attract everyone and you just need to wait for the right type of family to buy it, iyswim.

On for 418k. Much bigger , detached, big garden, nicer kitchen.

One viewing in 6 weeks does suggest it's the price which is the issue.

It definitely needs plants and furniture in the conservatory. On the patio I would open up the sun umbrella and add some potted plants and chairs around the table.

That guide price range thing made me think it was up for auction so I would have rejected it straightaway.

The photo of the patio looks really odd and makes the patio look like it is on a steep slope.

The conservatory looks a bit soulless and the view isn't terribly great - just walls and fences.

And it looks like that black door is someone else's house door opening onto your garden. What's going on there?

Just saw you have a multifuel burner. Love that! But
...I didn't notice it, it looks like a 90s fireplace. Outside I like the proportions of the property but inside, I think you could make it feel more lived-in, cosy and loved.

Your first image is wrong, it should be the main frontage.
Hate the kitchen cupboards, but appreciate they can be changed.
Not bad though, I’d view it.
