Where to buy house in London

Hi,
Looking for recommended areas that are within London to buy a house preferably on a tube line. Budget around 475k

Although I have to say, with that budget and requirement of being near a tube station, it'll be slim pickings.

Where are you commuting to?
Why a tube specifically.... Generally speaking you have to be a long slow tube journey out of North London for similar prices to a shorter over ground rail service in SE

You could get a flat for that price. I live 0.7 miles from East Finchley tube station and my 2 bed flat was £400k.

For a house, you are probably confined to a very small slice of outer london and the commuter territory.

Tube would be good just for convenience but happy to look at overground too, a 2/3 bed would be good.

A 2 bed should be doable at that price especially zone 4 outwards. If you want something bigger consider just outside london e.g. Bushey, watford, Amersham that have excellent london transport links

Upper walthamstow or leyton might fit the bill, you'll probably be a bit of a walk from the tube for 475 though.

Thank you all, I currently live in west London and don’t know East London at all, what are the nice areas? Is Hornchurch, Upminster ok?

You can probably find one in Stratford (if you want the tube) or Croydon (for a fast train) but I'm not sure I'd want to live in either area.

Tube line/overground to where? The City? The West End?

Daughter lives in Staines and it seems nice. You could buy half a mile from the station within your budget there. There's some plane noise from LHR but it's not below a flight path. Trains take about 40 minutes from the station to Waterloo.

Depends what you mean by nice, but in the traditional sense, houses in nice areas on the tube line start from around £1m.

What about Loughton, Debden or Wanstead in Essex? On the central line and 30-40mn into Oxford Circus (25mn into Liverpool Street).

You could get a 3 bed house in Worcester Park for 475k, zone 4, Oxford Circus in under 40 minutes. Good primary schools (if that's relevant) but less choice for secondary schools unless DC get into the superselective grammars.

Hornchurch and Upminster are both nice, you'll struggle in Upminster at that price, you may get Hornchurch though, great for commuting, DH is in Liverpool Street in 40 minutes door to door on the district line. C2C at Upminster is overhead as well as tube.

Watford to Euston 20mins on fast train.. you'll get a 3 bed terrace easily for that

Yep on the District Line, wouldn't say it's slow just a lot of stops.

I think out towards end of district line (east) or end of central line (east)

Hainault/Newbury Park

Sure £475k for 3 bed would work.
