Hi,
Looking for recommended areas that are within London to buy a house preferably on a tube line. Budget around 475k

Thank you

I wouldn't rule out flats with that budget, you'd have a lot more choice. Or look around train stations as well, not just tube stations housing tends to be cheaper and you quite often find the trains get you in quite quickly.

But this would fit the bill - www.rightmove.co.uk/property-for-sale/property-71856819.html

Near Barkingside station (central line) which has a nice high street;

I don’t know if that will work, but rightmove, Barkingside station within 1mile and quite a few come up Smile

Walthamstow Village is a nice area, has been undergoing a period of gentrification, and with the tube station only half a mile away this would be OK www.rightmove.co.uk/property-for-sale/property-71537829.html

Does it need to be in London? You could get a good 4 bed in Milton Keynes for that price. It’s only 35-40mins into Euston on the fast line.

You may get two bed in Leyton or walthamstow but will need work...the village has tiny houses and cost a lot more... Two bed wreck near me just sold for 500 k... and it's ugly..will need new bay window and roof etc. Hainault is rough. Newbury park is bland..try Epping.

You could get a nice Victorian maisonette in Walthamstow for that money. Not a house but will have a small garden (half of a bigger plot), your own entrance and they are roomy and well built. Here’s an example: www.zoopla.co.uk/for-sale/details/55599288?utm_source=v1:5bWFDybfWx7C7AGpeagt7mP3PgcqjuqJ&utm_medium=api

Lloyd Park area is very nice or can get one nearer to Blackhorse Road tube (Victoria Line zone 3) for convenience (and near green spaces like the wetlands and lots of stuff opening up around there like breweries, restaurants etc)
