We went live on Thursday - got 4 viewings today, so fingers crossed. The tidying and disruption is really immense, isn't it?!
Hoping for a quick sale so we (hopefully) can get this part over with. But then again we haven't found anywhere yet so don't want to feel rushed. Viewing some houses of our own today too so fingers crossed...

Sorry to double post - may I ask those of you who have gone to "best and final offers" - did you have your houses advertised at a guide price, or OIEO/Offers over? Not that I should get my hopes up for a bidding war haha!

@slinkysaluki so sorry for your loss, always hard selling your family home, but doubled in your situation. You will take all your happy memories with you. Good luck for the future.

We are about to put our lovely house on the market, the stamp duty isn’t relevant with our house as the price will be above the exempt level.

Mixed feelings about moving, part of me really wants too. Been here for nearly 20 years. Also we are changing areas so a big move for us, so many memories here our DS’ growing from babies to the men they are today.

I was diagnosed with MS 8 years ago I really need a smaller home, so looking to downsize massively to a 3 bed detached bungalow.

When we brought our home, it had only been on the market for a week, so I am hoping we will have the same luck.

Thanks so much for looking Pepper. That’s still £800 less which is a fair whack. I’m not optimistic the other quotes are going to come in any less.

Roselilly this house is all my DS has known and I think he is struggling with idea. Really sorry to hear about your MS. I think we may well be downsizing to a 3 bed bungalow but likely to extend it a bit. I quite fancy having bedroom downstairs with doors to garden with a little place to sit out and have a cuppa in the morning.

Been watching with interest- mine went live last Saturday and had two viewings booked in straight away. Had a positive viewing on weds, but she's concerned about how close we are to the main road - other than that she loved it. Is seeing another one today then making a decision. In the meantime I've had three viewings today and one subsequent offer £240 against a guide price of £250 (West Midlands). Agent will negotiate with them to raise it hopefully but they are chain free as have relocated and have MiP and 15% deposit (is that good?)

Meanwhile I have viewed 8 houses and seen one today which I love. Only went on the market on weds and the agent said they've had lots of offers and it will be sold by Monday. As soon as my offer came in I rang them to offer on it - they've said will call me on Monday to go through the financials. Think I'm in a good position as have current mortgage to port over of £113k so a fair bit of equity. I'm thinking of offering slightly above asking price (which is £210) to try and secure it. I think it's a good price anyway at £210, I would have paid £215 for it but thinking of going with £212.50....This is so nerve wracking! Anyone got any tips??!

Good luck Chimi, exciting times! No tips really other to say that if it has been well priced then I would be tempted to offer what you would have if you think the other people actually exist.

Ooooh please can I play? Ours went on the market a week last Tuesday, 3 viewings last weekend and the lady who viewed it first put an offer in (£10k under asking price!) which we declined. She upped her offer and whilst we were considering it she upped it again to £3k under asking price which we accepted on the proviso she waits until our new build is ready (October-December time although this should be narrowed down now we've reserved it).

I was so relieved all the tidying was over and now she's asked for a second viewing to start measuring up for things. We told the EA to tell her it won't be as tidy as at the viewing Grin

DS is 9 and some days he's happy and others he's not, we're taking him away from the only home he's ever known etc. We've been here 14 years and I am sad to be leaving myself but we have found our dream home and we won't get the mortgage we need if we wait much longer!

Thanks! I'm not convinced I'll be able to offer as the agent showing me round said it would be gone by Monday - but then why have more viewings? I guess if it's meant to be....

@WhatICallMyUsername my DS (19) isn't happy about moving either. It's close to where his friends are - he's also said he'd like to be involved in the decision. Thing is, he and his friends will no doubt be moving on soon and driving anyway; I've told him it's got to be my decision and I'm normal times he would come to any second viewings but the market is moving so fast! And if he wasn't moving with me (I'm divorced) I would be looking for a smaller house anyway....

I'm sure your son will adapt; kids always do.

My DS not keen, especially as will be dumping him in middle of nowhere but he will be learning to drive.
Busy morning, first viewing done. 5 more booked in and declined one who isn’t on the market.

We accepted an offer early in March then everything stopped. The buyers pulled out when the market thawed so it went back on. It took about three weeks and around eleven viewings until we accepted an offer. The buyers see very keen and the stamp duty holiday will save them thousands. Fingers crossed it completes by the autumn.

Ours has been up for about 10 weeks now, we've had 12 viewings and not one decent bit of feedback. Mainly they need to check their budget. Which is annoying because we've asked for only people in a position to buy.

I'm quite tempted to change EA

We had a few viewings last week with positive feedback but nothing definite. Our house is really a starter home so mostly FTBs and estate agent said that quite a few are sitting back and waiting to see if there's a crash so a smaller pool of viewers but keeping my fingers crossed as we've seen a house that we really like. Trying to be philosophical about it!

We have fallen in love with a property and know it will be gone ASAP.

We have had FTB come for second viewing and love our place and say they will put in offer .. but need to check finances with MB on Wednesday.

I don't know if our dream house will still be there on Wednesday Shock

Oh @Talia78 fingers crossed for you. It's so hard isn't it? We've seen a house that we want to offer on but as we don't have any second viewings booked at the moment I fully expect to miss out on it. Your potential buyers sound really positive though..... sending you good vibes.

Put mine on the market a couple of weeks ago, only one viewing so far and they've gone quiet having been keen at first. I've found somewhere so really want to get moving. Tons of new listings every day but not much comparable to mine. Think we may have to drop the price - how long do people wait before doing this?

I'm in the process of moving. My conveyancing quote is £1800 for both selling and purchasing. Our solicitors have been great so far, very quick and communicative.

Can I ask a cheeky question if you don’t mind?
We’re in Sheffield and looking to put our house on the market within the next couple of weeks. Which EA did you use please and would you recommend? - I’m guessing obviously you would! 😂
Any experience of who to avoid would also be interesting. Thanks x

@Lurchermom we went in with a guide price, which the estate agents advised. I thought the price was a bit low, but the EA said it would encourage interest, which it certainly did, and we sold for about 10% over the upper limit of the guide price.

Moveamdmove, my quotes are going up - nearly 4K yesterday, 2.8k still the cheapest. That is including searches, transfer etc but more than I was expecting.

The offer I made was rejected; vendor going with a chain-free buyer (can't say I blame her...), and my agent can't get to speak to my potential buyer about increasing his offer...why do people go AWOL?! Had another viewing here this evening and got two more on Saturday, so fingers crossed. Booking in viewings at two more houses that went live today (well, one has been on the market a while and the price has now dropped to within my range...)

Spoke to my mortgage lender on Monday - what I thought would be a reasonably straightforward process of porting my mortgage over is going to be the same as applying for a new mortgage! Affordability interview a week on Monday, then if I pass that I have to book in for a mortgage advice call which will be two weeks later, then have to wait 6 - 8 weeks for everything to be processed! By the time it's agreed I will be two weeks off the end date of the fixed rate - so I'm going to keep going with it for now, and get my financial advisor to look at new mortgage deals in the meantime. Crazy. The only change has been that I moved jobs a year ago (they don't even know that yet) and I'm earning exactly the same salary...and I'm currently overpaying.
